Many current units are much larger than the compact layouts common in newer Phuket developments. One-bedroom stock is often around 90 sq m, while two-bedroom listings sit around 90–92 sq m. The space can work well for long stays, but maintenance and furnishing costs should be assessed on the actual floor area.

Condos and private pool villas sit within the same wider estate, yet their legal treatment is not interchangeable. A foreign buyer may hold a condominium freehold within the available foreign quota; a villa requires separate due diligence on the building title and the land arrangement.

This gives buyers a useful set of competing asks inside the same project, although listing volume should never be mistaken for proven transaction liquidity or achieved selling prices.

Chalong Miracle Lakeview is a mature mixed residential estate in Chalong rather than a new-build launch. It sits at 11/1 Chao Fah Tawantok Road and combines condominium buildings with private pool villas and lakeside villas. The strongest current project profiles agree on three seven-storey condominium buildings and completion in November 2014. That changes the buying question completely: there is no construction-risk story to model, but there is a real, ten-plus-year-old asset to inspect, with existing management, common areas, resale stock and building records that can be checked before money changes hands.
The estate covers about 104,000 sq m, roughly 65 rai. Published facilities include a clubhouse, communal pool, gym, tennis court, sauna, landscaped areas, parking, restaurant, reception, 24-hour security and CCTV. A resort operation using the Chalong Miracle Lakeview Resort & Spa name also continues to market accommodation at the same address. That does not prove that every privately owned unit participates in a hotel programme or that any rental return is guaranteed. It does, however, explain the hybrid character of the property: long-stay homes, rental apartments and hospitality-style accommodation coexist within the same overall development.

Unit size is one of the more distinctive features. Current resale stock includes one-bedroom condos from roughly 71.74 to 92.90 sq m and two-bedroom units around 90–92 sq m, while the project profile describes a standard one-bedroom condominium of about 90 sq m. The original project description also lists a 500 sq m three-bedroom pool villa and a 700 sq m three-bedroom lakeside pool villa, each with four bathrooms and two parking spaces. Current resale listings show some four-bedroom villas in different sizes. Those are useful market evidence, but they should not be treated as the original developer unit matrix without the title, plan and alteration history of the specific house.
As checked on 14 September 2026, the lower resale asking-price anchor on FazWaz is about THB 6.7 million. The same project page carries a wide spread of condo and villa listings, which makes headline price comparisons particularly weak here. For a condo, floor, view, refurbishment quality, foreign quota, furniture and recurring charges can materially change the value proposition. For a villa, land plot, building title, pool and MEP condition, and the legal basis for land use matter as much as the interior. A low price per square metre can be attractive, but it is not a substitute for knowing exactly what title and physical condition are being bought.
The location works best for a buyer who expects to drive. Chao Fah West Road gives practical access toward Phuket Town, central Chalong, Rawai and the western side of the island. The wider Chalong area has a substantial everyday-services base, fitness businesses, schools, restaurants and Wat Chalong. What this is not is a walk-to-the-beach condominium. Buyers choosing between Chalong Miracle Lakeview and a west-coast beach project are therefore making a lifestyle trade-off: larger established homes and a central southern-island road position versus immediate beach access.
The project’s age and mixed-use structure are the two things to underwrite carefully. A completed 2014 development offers advantages that off-plan property cannot: the landscaping, access, noise, actual unit layout and management quality can all be observed. The trade-off is that unit-by-unit condition and building governance matter much more than glossy project specifications. Public sources disagree on total inventory and some fees, and an early 2009 launch article describes a substantially different planned unit count from the completed project. This dossier therefore treats the 373 figure as condominium inventory evidence rather than a safe all-estate total and leaves the broader count unresolved.
Ownership format
Condo units can be held freehold by a foreign buyer within the statutory 49% foreign-ownership quota by saleable floor area, subject to quota availability for the specific unit at transfer. Villas are different: a foreign buyer does not directly acquire the underlying land, so the building title and the land-use or lease structure must be verified for the individual property.
Home types & sizes
The most visible condo format in the project. These are unusually large one-bedroom homes, so the exact plan should be checked: resale units may have been altered or classified differently by listing platforms.
Two-bedroom homes are present in live resale stock even though the original project description is clearer on one-bedroom units. For any purchase, the registered area and unit plan should take priority over portal labels.
The published base type includes two parking spaces and a private pool. Current resale stock contains differently sized four-bedroom houses, so this should be read as an original project type rather than a description of every villa now for sale.
The largest clearly documented original format. On resale, plot boundaries, title, pool condition and building systems matter more than the old project specification, which cannot replace house-specific documents.
Public sources do not provide one definitive final matrix of every built unit type. A 2009 launch article described 35 houses and 182 condos, while post-completion project profiles refer to 373 condominium units and live resale stock includes two-bedroom condos and four-bedroom villas. The cards therefore separate documented original types from configurations seen in today's market instead of pretending they came from one final developer schedule.
