An estate, not one product
Yamu Hills contains both land and homes of different ages. The first buying decision is therefore what asset is actually being acquired: a plot, an early villa or a later individual house.
The floor price is land
The lowest asking level around THB 6.9M is for a plot rather than a completed villa. Finished-home budgets sit materially higher, so mixing the two categories produces a misleading price picture.
House age varies
The estate is usually dated to 2010, yet individual homes inside it can have later completion dates, including 2020. Technical due diligence has to follow the specific house, not the project year shown in a database.
Views are plot-specific
The hillside creates genuine sea and mountain positions, but not for every property. A buyer paying for an outlook needs to verify the exact sight line and what can still be built in front of it.
Documents matter more than branding
No original developer has been reliably verified in the public record. For an established resale estate, that puts more weight on the title, seller, house documents and estate-management rules.
About the project
Yamu Hills is not a single contemporary launch with one villa range, one price list and a clearly documented developer. It is an established hillside estate in Pa Khlok where completed private homes and residential land plots trade side by side. Most major project databases date the estate itself to August 2010. That distinction matters in due diligence: a THB 6–13 million land plot, a house completed around 2010 and a large villa built in 2020 can all sit inside the same named estate while representing completely different legal, technical and financial purchases.
The consistent picture across the stronger property databases is a low-rise gated residential estate on Phuket's east side, in Pa Khlok toward Cape Yamu. FazWaz and Dot Property describe two-storey detached homes with private pools on plots broadly ranging from about 900 to 3,200 sqm, with the original house profile centred on four to six bedrooms. The current market is wider than that early template. Buyers can find vacant residential land, older villas and much larger later-built houses. A seven-bedroom home completed in 2020 is now marketed inside Yamu Hills, so the original four-to-six-bedroom range should be treated as historical project context, not a hard definition of every property that exists there today.

The commonly repeated estate facilities are 24-hour security, CCTV and a shared fitness facility. Individual villas may have private pools, gardens and substantial parking, but those are house-specific features rather than promises attached to every plot. One current land listing also describes an eight-metre internal road with pavements, underground electricity and internet, drainage, street lighting, a juristic-person management structure and routine common-area maintenance. Those details are useful evidence of how at least part of the estate is operated, but they should be checked against estate documents and a site inspection before purchase because an owner's listing is not a substitute for technical or corporate records.
Yamu Hills also makes the difference between an estate's lowest asking price and the cost of a finished home unusually clear. Current inventory starts around THB 6.9 million for land, with other plots around THB 7.5–12.9 million depending on size and outlook. A five-bedroom villa of about 650 sqm continues to be marketed around THB 22 million, while large 2020-built six- and seven-bedroom villas of roughly 650–720 sqm, on substantial plots, are asking about THB 59–65 million. There is no sensible single 'average Yamu Hills price' across that spread. Asset type, build age, land size, view, fit-out, furniture and owner improvements matter more than the estate name alone.
This is a car-oriented east-coast location. Project pages route drivers from the Two Heroines Monument along Route 4027 for roughly 4.3 km; Cape Yamu Beach is generally shown at around 3 km and Yamu Pier at about 6 km. Published airport driving estimates range from roughly 25 to 36 minutes, which is plausible for a route that changes materially with traffic. The lifestyle trade-off is therefore quite different from Phuket's busier west coast: Yamu Hills can offer space, privacy and elevated outlooks, but buyers should not expect the same walkable beach-and-restaurant environment found in parts of Bang Tao, Surin or Kamala.
Views need to be verified property by property. Current listings include sea, mountain and open-horizon outlooks, and some of the larger hillside villas genuinely have broad panoramic positions. Yet being inside Yamu Hills does not guarantee a sea view. Some land is marketed primarily with mountain views, and future construction on neighbouring plots can affect sight lines. If the view is a material part of the purchase case, the buyer should inspect the exact plot at the relevant floor levels, understand what can still be built in front of it and review the applicable planning controls rather than relying on the estate's general hillside identity.
The weakest part of the public record is the original developer. FazWaz explicitly lists the developer as unavailable, and other major databases do not provide a verifiable legal entity tied to the estate's initial delivery. Searches for similarly named companies and organisations do not establish a reliable development chain. That is not a reason to invent a brand, nor does it make an existing property unusable. It simply shifts due diligence away from developer reputation and toward the land title, the seller, the actual house, the estate's management documents and the rights and obligations that attach to the specific parcel.
A similarly named project must also be kept separate. YAMUYA–Seacapes on Yamu Hills is a new villa development with its own developer, its own inventory and a 2027 completion target; it is not an alias for the older Yamu Hills estate described here. Basic project numbers for Yamu Hills itself are not perfectly clean either. Most large databases state 12 units and an August 2010 completion, while Hipflat states eight units and PropertyHub gives 2016. Individual houses can also carry later completion dates such as 2020. The most defensible interpretation is that the estate and its first residential stock were established earlier while some homes were developed later on separate plots, but without an official master plan that remains an inference. For that reason, this record does not hard-code a total unit count and treats August 2010 as the best-supported estate completion date, not the build year of every house.
Ownership format
Yamu Hills combines villas and residential land, so condominium foreign-quota rules do not apply. As a general rule, a foreign buyer cannot register Thai land in their personal name; the narrow Section 96 bis exception requires, among other conditions, at least THB 40 million of qualifying investment maintained for at least five years and permission from the Minister of Interior. For any particular villa, the land title, rights to the structure and the legally available transaction structure need to be checked separately. Nominee Thai ownership or nominee-company arrangements are not treated here as a safe solution.
Home types & sizes
The lowest current entry point is land rather than a finished home. Listings include Chanote-titled plots with mountain or sea outlooks; buildability, restrictions and utility connections need to be checked for the specific parcel and estate documents.
This is the core format described by the major project databases: detached two-storey homes with private pools, parking and gardens. Resale houses may have been extended or remodelled, so the project profile does not replace an inspection and measured area of the selected home.
One referenced 2010 home shows how large the original estate housing can be even before the later generation of individually developed villas. The listing also states a private pool, garden, three parking spaces and a THB 6,000 monthly common charge, but those details belong to that specific property.
Yamu Hills includes homes with 2020 completion dates, making them materially younger than the estate itself. These are three-storey properties with large private pools and sea views and should not be treated as the standard specification of every house in the project.
Yamu Hills now trades as an established resale estate rather than a single new-developer product line. Floor area, storeys, build year, bedroom count, pools and common charges need to be read property by property; the ranges above are verified examples, not a standard project price list. - Yamu Hills is in Pa Khlok, Thalang District, on Phuket's east side. Major project databases describe the approach from the Two Heroines Monument along Route 4027 for roughly 4.3 km.
- Cape Yamu Beach is generally shown at about 3 km from the estate and Yamu Pier at around 6 km. That does not make this a conventional walk-to-the-beach location; the east-coast appeal is more about outlook, space and car-based access.
- Published driving estimates to Phuket International Airport range from roughly 25 to 36 minutes. Traffic can extend that materially, so buyers should test the route at the times that matter to their routine.
