Mana Kathu Lake is a completed residential estate in Kathu, in Phuket’s central inland corridor rather than a beach-resort location. It sits on Phra Phuket Kaew Road beside the older Phuket Villa Kathu 3 development. That matters because the project works primarily as a place to live: the road network connects toward Patong in one direction and central Phuket, shopping, schools and everyday services in the other. A buyer should therefore judge it less like a holiday villa compound and more like a finished family neighbourhood where access, the individual plot, traffic, house condition and the quality of the shared areas drive day-to-day value.

The original product range was straightforward. Phuket Villa marketed two two-storey, four-bedroom house types: Lyra, a semi-detached design with 156.4 sqm of usable area, and Aquila, a detached house with 197.03 sqm. Both were planned with three bathrooms and two parking spaces, and both included a ground-floor bedroom. That last point is useful in real life: it can serve as a guest room, home office or bedroom for someone who would rather avoid stairs, while the larger family bedrooms remain upstairs.

This is no longer a project that needs to be judged from launch material alone. Completed homes are circulating on the resale and rental markets, which shifts due diligence from the development brochure to the specific house. Listings vary in furnishing, plot size, outlook and apparent internal layout. Some current resale or rental ads are described as three-bedroom homes even though the original developer layouts were four-bedroom. That may reflect alterations or portal classification rather than a different phase, so the actual floor plan, building record and what is physically present should be checked for the selected property.

The pricing picture is also split between developer presentation and resale reality. As of 16 September 2026, the lowest live resale reference found was THB 6.8M for a four-bedroom house of roughly 157 sqm. The Phuket Villa project page, meanwhile, still carries a starting marker in the THB 8M-plus range. These are different price bases rather than numbers that should be averaged: one is a current secondary-market asking price for a particular home, while the other is a developer-facing project price marker. A purchase decision should follow the specific resale unit, its title and land rights, physical condition, fit-out and any recurring estate charges.

For an international buyer, land tenure is the central legal issue. Thailand does not generally allow a foreign individual to own residential land directly in an ordinary transaction. A house purchase therefore has to separate the building from the land rights and document how the land is controlled, commonly through a registered lease of up to 30 years. Renewal wording may be included in a contract, but it is not the same as an already-created future lease term. Before paying a deposit, the buyer needs to know who owns the land, what is registered at the Land Office, what transfers with the house and what happens on resale or inheritance.

A completed estate also needs a different kind of inspection from an off-plan purchase. In Phuket, the practical checks include moisture, drainage during heavy rain, roof and external-wall condition, windows and doors, air-conditioning, pumps and electrical systems. Two houses built to the same original plan can have very different near-term maintenance costs. The plot should be assessed separately as well: how much usable outdoor space remains once two cars are parked, whether neighbouring homes overlook the garden, how much internal-road noise reaches the property and where storm water moves after a downpour. If an owner has enclosed a terrace, extended the kitchen, changed the layout or added external structures, the physical house should be compared with the available records. Project completion removes delivery risk, but it does not remove technical due diligence; it shifts the focus from a developer promise to the actual condition of the selected home.

The common areas should be judged in the same way—as operating infrastructure rather than brochure content. The published amenity package includes a salt-water pool, fitness room, co-working area, green space and a lakeside park. That is a useful mix for a family neighbourhood, particularly for residents living in the estate year-round. On a resale purchase, however, the relevant questions are the current condition of the pool, paths and landscaping, how access control works, and whether the shared environment is being maintained consistently. Buyers should request the current common charges and confirm whether the selected property has any arrears. We did not find a reliable up-to-date public fee rate, so none is inserted into the register. An explicit gap is safer than turning an old or unverified figure into a supposed ownership cost.

Resale comparisons should go beyond the headline asking price. A practical comparison sheet would include the original house type, usable area, land area, furnishing, outlook, physical condition, owner improvements, recurring estate charges, land title and the proposed legal structure of the transaction. Once those variables are viewed together, it becomes easier to understand why two four-bedroom homes inside the same development can differ materially in price. Portal-generated rental yields should be treated with equal caution. They are often calculated automatically from an asking price and an estimated rent and may exclude vacancy, repairs, management, taxes and furniture replacement. If rental income is the objective, the financial model should be built around the chosen house and a realistic operating scenario rather than a percentage displayed automatically by a listing site.

Before paying a deposit, an international buyer should assemble a property-specific document pack: the land title, registered-owner details, building documentation, existing encumbrances, any land-lease agreement and evidence that the seller has authority to transfer the relevant rights. If furniture is included, the contract should identify what remains with the property. If the house has been altered or extended, the buyer should establish whether the changes are properly reflected where required and whether they could complicate a later transfer. That level of checking matters at Mana Kathu Lake precisely because it is now an occupied, non-uniform resale estate. The project name and original plans provide context; the legal quality, physical condition and final economics are determined house by house.

Ownership format

For a foreign buyer, the house and the land need to be checked separately. Direct foreign ownership of Thai land is generally unavailable in a standard purchase; a registered land lease of up to 30 years is a common lawful route, while ownership of the building may be structured separately. Any renewal language is contractual and should not be treated as an already-secured future right.
