Why this project is worth a look
A genuinely small scheme
The official inventory is just two private villas. The appeal, if an individual home comes up for sale, lies in the property itself rather than in amenities associated with a much larger residence.
A dated project record
PREDMET gives a 2023 start and Q2 2024 completion date, alongside 408 m² for the project as a whole. Those records are useful reference points, not substitutes for handover and unit-area documentation.
Some evidence of use
A matching-name holiday listing advertises a furnished two-bedroom villa with a private pool and has guest reviews. Its exact relationship to either original plot still needs documentary confirmation.
A resale-only conversation
The developer’s catalogue shows the original inventory as sold out. Any future purchase would depend on a verifiable offer from a current rights holder, not a speculative launch price.
About the project
PREDMET.PERERENAN is a development with a very specific scale: two private villas, not an apartment scheme or a large resort. It appears in PREDMET’s own Bali portfolio as sold out. That distinction matters immediately. Someone looking at it in 2026 is not browsing a newly released selection of units; the realistic question is whether an owner of one of those two homes might offer it on the secondary market, and what that owner can actually transfer. There is no verified current asking price or publicly available resale inventory for the scheme.

The developer’s project page supplies a useful short history. Work is recorded as starting in 2023, with project completion shown as Q2 2024. It also gives a total area of 408 m². All three figures should be read exactly as presented: they describe the project in the company’s material, not an independently inspected handover or an individual saleable floor area. In particular, the source does not say whether 408 m² means land, construction area or another combined measurement. It would be misleading to turn that figure into a 204 m² villa simply because there are two homes.
The scheme is described in terms of modern minimalism, varied textures and a carefully chosen material palette. Those words tell us something about the design intention but much less about what a purchaser would receive today. Original specifications, the actual condition of finishes, drainage and waterproofing, appliances left in place, and any repairs since occupation are separate matters. A good-looking development can have quite different physical and financial characteristics from one house to the next, even with only two properties. No published unit-by-unit plans or detailed finish schedules have been located for this project.
Its Pererenan name requires a little geographical care. Pererenan is a recognised village within Mengwi district in Badung Regency. Immediately to its north is Tumbak Bayuh, which is administratively a different village. A holiday rental using the name “Cozy villa Predmet. Pererenan” describes its property as being in Tumbak Bayuh, although the developer’s project record simply says Pererenan. That may reflect a broader use of the neighbourhood name rather than a contradiction about the building, but the exact plot has not been identified. A buyer should not treat a marketing district as a parcel address or use it to infer a walking time to the beach.
There is a more tangible sign of potential occupation than the marketing portfolio alone. A same-name Airbnb listing offers an entire two-bedroom home for four guests, with one bathroom, a private pool, kitchen and parking; guest reviews appear on the listing. The listing is not a property title, however, and it does not include the identifier needed to match the home conclusively to one of PREDMET’s two villas. It cannot establish that both houses have two bedrooms, that both have pools, or that both are authorised for the same rental activity. The distinction between what is visible online and what belongs to a particular property must stay intact.
The construction story needs equally careful wording. A Q2 2024 completion date is published by the developer, and an accommodation with the corresponding name is being marketed to guests. Neither source supplies signed completion and handover records for both original houses or the building-use certificate. To complicate matters, several third-party pages about another PREDMET development still describe PREDMET.PERERENAN as under construction, while an independent developer directory leaves its construction stage blank. Those references are not strong enough to overturn the primary project timeline, but they do mean the full documented status should be left open rather than stamped “completed” without qualification.
The sold-out label is also narrower than it first appears. It reflects the developer’s published sales position; it says nothing definite about privately negotiated resales. If one of the homes is offered, the asking price has to be understood alongside the rights that remain, the quality and age of the building, the contents of the transfer and local supply of comparable villas. Historical prices for PREDMET.CEMAGI, PREDMET.BABAKAN or PREDMET.CASCADE have no evidential value as an asking price for this two-villa project. They involve different properties, and there is no reliable basis here for inventing a price per square metre or an entry budget.
Ownership is a larger issue than the project branding. Indonesian law distinguishes registered land rights from contractual occupation or lease arrangements, and the routes open to foreign buyers depend on the underlying title and the buyer’s circumstances. Hak Milik, the land ownership title, is not a straightforward personal freehold option for a foreign national. Other mechanisms may exist, but this particular project’s land certificate, named titleholder, contractual counterparty and any lease duration were not available for review. No tenure label has therefore been assigned to PREDMET.PERERENAN. A resale of a house is not necessarily a transfer of the same rights that an overseas buyer expects to receive.
Building permission and lawful use should not be collapsed into one question. PBG concerns approval of the building, while SLF addresses its fitness for use; the specific documents need to relate to the site and structures being purchased. A holiday booking page is evidence of an offer to host guests, not proof of planning conformity, building approval, or permission for a particular rental business. We have not inspected the PBG or SLF for either villa, nor verified the relevant land-use designation. That is a limit of the publicly accessible record, not a claim that permission was never granted.
The rental proposition is best approached through actual numbers rather than the striking percentage on an old developer webpage. That older page advertises an 18% return for Pererenan, but no audited accounts, expense assumptions, applicable period or binding guarantee accompanies the figure in the sources reviewed. Cash left with an owner is shaped by booking demand, nightly rates, maintenance, pool care, utility bills, agency fees, taxes, downtime and major repairs. A live listing tells us that guests may be offered a stay; it does not show annual net income, the amount paid to purchase the property or even the income of the second house.
Because there are only two homes, practical boundaries matter more than they might in a larger development with formal common-area administration. A prospective owner would need to understand whether entrances, access roads, parking, utilities or drainage are shared, and whether any maintenance obligations sit with both homes. We have found no approved site plan or agreement allocating such rights and costs. Nor is there a confirmed on-site reception, gym, shared pool or other resort-style facility. The published design pitch should not be read as a promise of services that were never specified for this project.
The strongest reason to keep PREDMET.PERERENAN on a property shortlist is its identifiable, intimate format and a traceable project history. The reason not to make a purchase decision yet is just as clear: without a verified plot, unit plan, ownership chain, purchase contract and present condition, the two villas are not interchangeable products. A genuine offer for a named home would change the analysis. It would allow a buyer to move from an appealing portfolio description to the enforceable rights, costs and physical property they would actually obtain.
Home types & sizes
The developer confirms a two-villa project but does not provide individual floor plans, plot sizes or bedroom schedules. A matching-name holiday listing describes a two-bedroom home with one bathroom and a private pool; there is no unit identifier tying that listing conclusively to either villa.

Location
- The developer places the two-villa project in the Pererenan area, Mengwi district, Badung Regency, Bali.
- A holiday rental using the same property name gives Tumbak Bayuh, the neighbouring village, but the listing has not been matched to a numbered villa or land parcel.
- No verified street address, plot reference or project coordinates were found, so location-specific distances are deliberately omitted.

Best for: Buyers considering a small, self-contained home rather than a serviced residence. With just two villas in the original project, the real proposition would come down to the individual layout, access, condition and neighbouring plots.; Resale purchasers willing to examine the chain of rights from the original transaction to the current seller. The critical question is not whether the development has a familiar brand but whether the rights being offered can be transferred on clear, enforceable terms.; Part-time residents interested in letting out their home while away, provided they accept that one holiday listing is only an example of use. The permissible rental activity, operating arrangements and net result depend on the selected villa and its paperwork.; Design-led buyers who like compact developments and a minimalist visual language, but who are prepared to judge workmanship, moisture protection and practical liveability through inspection rather than through portfolio claims.; may not suit: Someone seeking an openly priced, developer-available villa with a published payment plan. The developer’s catalogue marks both villas as sold and no specific resale offer has been verified.; A buyer expecting the advertised yield to function as a forecast or guarantee. There are no verified property accounts, operating expenses or management terms for the two homes.; Anyone requiring a mapped parcel, known tenure and a complete building-document package before starting a conversation about an individual property; those records have not been publicly established..
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The developer gives Q2 2024 as project completion, but handover records for both villas and the PBG/SLF documents were not reviewed. Some other-project listing pages still call Pererenan under construction.
- The official project page says Pererenan, while a same-name holiday listing says Tumbak Bayuh. The parcel, coordinates and link between that listing and either of the two units remain unverified.
- The titleholder and contracting entity, type and remaining term of land rights, individual-unit documents, current resale price and actual availability have not been established.
