Echovista (Canggu Hills)
The first question about Echovista is surprisingly simple: what exactly is being offered? Canggu Hills is a wider property development with residential plots and commercial products as well as villas.

Why this project is worth a look
Four distinct home sizes
Published plot and building areas give purchasers a genuine basis for comparing four designs rather than relying on labels such as premium or spacious. The next useful evidence is a specification tied to a specific lot, especially where garden space and internal room proportions matter.
A clearly separated phase
Echovista's 35 villas are not the Pandan Wangi land plots or the Pandan Grove commercial units. Keeping those product lines apart helps buyers understand what their own purchase includes and which surrounding works belong to the wider Canggu Hills project.
An identifiable developer group
Asia Mas Realty's role is supported beyond a sales listing, including by its parent group's portfolio and the local authority's description of the site works. Buyers can identify who is behind the development while still asking who owns and sells their particular parcel.
Room for disciplined comparison
The residential design has understandable appeal, but the public record does not yet support assumed rental returns, a live mall next door or verified occupancy permits for each home. Those limits make it possible to separate potential lifestyle value from benefits that have not yet materialised.
About the project
The first question about Echovista is surprisingly simple: what exactly is being offered? Canggu Hills is a wider property development with residential plots and commercial products as well as villas. Echovista is its named third residential phase, advertised on the project's own website as a collection of 35 villas. Those plots and shop units elsewhere in the development are not alternative descriptions of the same 35 homes. A buyer considering Echovista needs a villa-specific site plan, specifications and agreement, rather than an attractive master-development brochure that may describe facilities or land outside the residential phase.

The unusually useful piece of public information is the variety within the collection. Four designs have been named, each with a published land area and building area. Acacia sits at the larger end, followed by Bougainvillea and Daisy, while Edelweiss has the smallest footprint. The plots range from 140 to 312 square metres. These are not minor variations of a single home: the space available around a building, the potential for privacy and the ongoing upkeep may differ materially. What remains unavailable is an authoritative room-by-room schedule showing what a buyer actually receives with each layout.
Echovista was pre-launched on 15 January 2026. Launch coverage presents it as a residential product aimed at people who want calmer everyday living near Canggu, not merely a room to sleep in between outings. The developer talked about generous daylight, ventilation, private relaxation spaces and flexible backyards. Those are design intentions, not verified construction outcomes. A marketing phrase about a personal retreat tells us little about the position of windows, acoustic separation, material specification or usable outdoor space once a house is built. No reviewed source establishes a private swimming pool as standard in every design, so it would be misleading to classify the whole phase as a pool-villa estate.
The developer connection is substantially clearer than the construction schedule. PT Asia Mas Realty has been named in the launch reports, and local government officials identified it as the party responsible for the wider Canggu Hills works. Asia Mas Group describes Asia Mas Realty as its property development subsidiary and lists Canggu Hills in its portfolio. That is enough to identify the development brand responsibly. It does not establish who holds title to each plot, which legal entity will sign a particular sale or lease, or where a reservation payment will be held. All three are transaction-level questions that a corporate profile cannot answer.
Geographically, the scheme belongs to the Canggu–Pererenan corridor within Badung Regency, with the wider site described in relation to Pererenan and Tumbak Bayuh villages in Mengwi District. The Canggu Hills website gives an address on Jl. Raya Canggu, but that is a development-level contact address. It is not evidence of the precise position of an Acacia, Daisy or any other Echovista home. An exact parcel location would explain which access road serves it, how close it sits to future commercial activity and whether the immediate surroundings resemble the tranquil setting promoted in the launch material.
Access to the established Canggu area is a legitimate reason to investigate the location. Pererenan and nearby neighbourhoods form part of a wider residential and visitor landscape, so the catchment for groceries, cafés and daily services matters to people who intend to live here. But no responsible travel-time promise can be made without a verified entrance and a journey at the relevant hour. In practical terms, the route a parent takes on a weekday evening or a tenant follows in the rain may be more informative than an agent's map showing a straight line to the coast. The precise site also determines whether road noise is an issue or a benefit of easy access.
The proposed shopping mall requires a more substantial correction. January launch articles spoke of an Outdoor Mall opposite Echovista in language that could make it sound like a functioning amenity. After visiting the Canggu Hills site, however, Badung officials said on 29 January 2026 that a mall remained a proposal. They described land preparation and road-access works, and said housing was then the immediate development priority. Later promotional opening targets should not be read as proof that shops already operate. For a residential buyer this affects expectations of convenience; for an investor it prevents a hypothetical retail draw from being treated as current rental demand.
Even the acreage of the parent development should not be used casually. Launch publicity referred to an approximately 15-hectare scheme, while the local government's site account concerned an area of around 10 hectares. The sources do not provide a reconciled boundary plan showing whether these are separate stages or different ways of defining the project. Neither figure is a published measurement of the Echovista villa phase itself. Until there is a master plan tied to parcel references, an impressive estate-wide area tells a buyer less than the distance between their prospective home, its neighbours and the land reserved for future works.
The price information has the same distinction between a real lead and an actionable offer. A property advertisement updated on 25 January 2026 quoted a starting price of IDR 3.89 billion for Echovista villas. The project's own products page says to contact the seller for pricing. The lower figure is therefore an old brokerage asking-price reference, not an official current price list. It has not been matched to a named available lot with a detailed specification. Furniture, finishing, transfer expenses, taxes, contract preparation, deposits and milestone payments can change the amount and timing of cash required. A useful comparison needs a written all-in breakdown for the selected property.
Tenure is the decisive complication. Brokerage copy describes 14 homes, associated with Acacia and Bougainvillea, as freehold offers, and 21 homes, associated with Daisy and Edelweiss, as leasehold offers. Yet a listing for a 140-square-metre plot and 124-square-metre building—the published dimensions of Edelweiss—simultaneously carries a freehold headline and a SHM certificate label. These statements cannot all be treated as documentary evidence of what a purchaser obtains. They could reflect careless listing templates, differences between land title and transaction contracts, or some other explanation. Without the actual title and draft agreement, choosing one interpretation would be speculation.
Indonesia's legal system makes that distinction essential for overseas buyers. Hak Milik, often abbreviated SHM, is a land-ownership right not available for direct registration in an individual foreign national's name. Hak Pakai provides a regulated use-right framework that may be relevant to eligible foreign residential ownership, while Hak Guna Bangunan, or HGB, is a distinct construction-and-use title generally held by qualifying parties. A contractual lease is different again. The English marketing words 'freehold' and 'leasehold' may help sort broker offers, but they cannot substitute for the registered land right, the legal owner, the buyer's eligibility and the rights actually transferred by an enforceable document.
For any home promoted on a lease basis, the economic bargain also depends on time. The start and end of the lease must be clear. A renewal suggestion is not the same as a binding, exercisable extension, and rights to transfer, sublease or pass an interest to heirs should not be assumed. If a villa is intended for rental use, the permitted activity and any approvals required for that activity must be examined separately. A long contractual term does not cure a restriction on how the property can lawfully be operated. Public materials reviewed for Echovista did not contain the per-unit agreements or land certificates necessary to settle these matters.
There is also no defensible handover date in the reviewed source set. The January 2026 pre-launch is established, but a public event does not prove that every villa foundation was begun, that a finished home was inspected, or that keys are ready. The government's reference to road works concerned Canggu Hills as a whole, not certification of the 35 homes. Indonesian building approvals and occupancy documentation serve different purposes: PBG concerns building authorisation, whereas SLF concerns fitness for use. Neither has been verified for individual Echovista villas. The absence of a viewed document should not be exaggerated into a claim that the development lacks one.
A residential buyer's inspection should be more than a glance at finishes. The everyday comfort promised by the design is shaped by water supply, drainage, ventilation in humid weather, power capacity, access during heavy rain and the cost of maintaining outdoor surfaces. Those features may vary by plot and by what the developer includes in the handover package. A completed sample house, a technical specification and a site visit to the actual parcel would answer different questions; none can fully replace the others. The same applies to the shared environment. Who maintains the roads, lighting and landscaped common areas, and who collects the fee, should be defined rather than inferred from the parent development's ambitions.
The investment argument needs its own evidence. Launch publicity associates the concept with expatriates and longer-stay residents, but an intended audience is not a record of actual rentals. The reviewed sources provide no audited letting results for Echovista, no verified occupancy series and no signed management arrangement setting out fees and responsibilities. Cash flow would depend on lawful rental use, a suitable tenant profile, vacancy periods, repairs, cleaning, insurance and local charges. Nor can the advertised proximity to a future mall be used to forecast yields. Anyone buying primarily for income should underwrite the selected home on conservative, independently supported assumptions rather than a developer's enthusiasm.
The resulting picture is neither a completed-investment opportunity nor an empty project name. Echovista is identifiable, its phase size and four designs are supported, and there is a named development company with a traceable corporate connection. What is still missing is the evidence that turns a design into a safely describable transaction: a mapped lot, matching title, building permissions, construction timetable, current total price and agreement. Once those pieces are available, the buyer can judge the merits of a specific villa. Until then, the most meaningful distinction is between what can be compared from published plans and what must be established before money changes hands.
Home types & sizes
The largest of the four published designs. The figures do not tell you the bedroom count, storeys or usable garden space; those need the actual floor plan and site schedule.
Get floor plans and current pricesA middle ground between Acacia and the smaller designs. How much of the building is living space, circulation, terrace or service area remains a question for the detailed plans.
Get floor plans and current pricesIts smaller plot changes the privacy and outdoor-use equation. Brokerage marketing associates Daisy with contractual lease offers, but no unit-specific lease has been examined.
Get floor plans and current pricesThe most compact design; its published building size is approximate. A listing with matching dimensions contains conflicting tenure labels, so it cannot establish what title a buyer would receive.

Location
- The confirmed location context is Pererenan and Tumbak Bayuh, Mengwi District, Badung Regency, on the broader Canggu–Pererenan corridor; the precise Echovista lot boundaries remain unverified.
- Jl. Raya Canggu No.99 appears as the general Canggu Hills address. It should not be used as a cadastral address or an exact location pin for a particular Echovista home.
- The planned Canggu Hills mall should be treated as a future possibility, not a working nearby service. Badung officials described it as a proposal following their January 2026 site review.
- Local authorities referred to access-road work and a bridge connecting Pererenan with Tumbak Bayuh at the wider site. An individual villa's actual approach, traffic exposure and road condition are not established by that general update.

- Broker advertising allocates 14 Acacia/Bougainvillea homes to 'freehold' and 21 Daisy/Edelweiss homes to 'leasehold', yet a listing with Edelweiss dimensions also uses a freehold headline and SHM certificate label. No unit-specific land titles or agreements were available for review, so the buyer's legal interest cannot be established.
- There is no verified parcel-level Echovista location or reviewed PBG and SLF documentation for the individual villas. The applicable plot-specific land-use permissions and legality of any proposed short-stay rental activity remain unverified.
- The 15 January 2026 pre-launch and a broker's IDR 3.89 billion asking-price floor dated 25 January are supported. A current official price list, payment milestones, firm handover schedule and phase-specific completed-building status are not; the proposed shopping mall is not verified as operational.
