Why this project is worth a look
Family-sized layouts
Both verified plans provide three bedrooms and two bathrooms across two floors. That gives a family more usable separation than many compact entry-level townhomes. The 118 sqm Thai Silk plan also starts with a stronger parking proposition than the 95 sqm Thai Wooden plan. On a resale house, however, check whether later extensions have reduced parking space or altered the original layout.
A finished community
This is an established estate rather than a construction-stage purchase. Buyers can inspect the actual street, neighbouring houses, common areas and the exact unit before committing. The trade-off is that condition, maintenance history and owner-built alterations become material parts of the decision, so a physical inspection and document review matter more than a developer specification sheet.
Simple shared facilities
Public sources consistently support a park, security, CCTV and controlled access, but not a pool or fitness club. That is a sensible fit for buyers who value the house and land more than resort-style amenities. It does not automatically mean low running costs, though: the current estate fee and any arrears attached to the selected house should be confirmed rather than inferred from launch-era figures.
Land drives value
Current asking prices vary widely within the project because resale townhomes are not identical. Plot size, corner position, renovations and included fixtures all matter. A project-wide price per square metre can therefore be misleading; the registered land area and the condition of the actual building deserve at least as much weight as the headline asking price.
Different rules for foreigners
This is landed housing, not a condominium covered by the foreign condominium quota. An ordinary foreign buyer generally cannot register direct freehold ownership of the underlying land. Before negotiating the price, a foreign purchaser needs a clear, lawful structure for the specific house and its land; no standard project-wide foreign ownership package was found in the public record.
About the project
Pruksa Ville 80 Thakham – Rama 2 is a completed low-rise Pruksa development in Bang Khun Thian, in the south-western part of Bangkok. It is no longer a developer-led new-build sale: Home.co.th marked the project as sold out in September 2026, so buyers are effectively dealing with individual resale homes. That changes the due-diligence priorities. Construction risk and future delivery matter far less than the condition of the specific house, the registered land plot, alterations made by previous owners, any outstanding common-area charges, and the title documents that will actually be transferred or leased.
The estate covers roughly 24 rai. A detailed site review from the launch period recorded 232 properties in total, comprising 220 townhomes and 12 commercial units. The residential homes are two storeys. Two clearly documented townhome plans matter most: Thai Wooden at 95 sqm and Thai Silk at 118 sqm. Both are three-bedroom, two-bathroom layouts, but they are not interchangeable. The smaller plan was designed with one car space while Thai Silk provided two. Resale listings also show plots larger than the original standard examples, particularly corner houses, which means a plan name alone is not enough to value a unit. The land size on the title, extensions and current layout all need to be checked house by house.

The project sits inside the residential network off Rama 2 rather than directly on the main road. Its address is on Soi Thian Thale 7 Yaek 6 in Samae Dam, Bang Khun Thian. Drivers can approach from Rama 2 via Tha Kham Road and Tha Kham Soi 23, or from Bang Khun Thian–Chai Thale Road through Soi Thian Thale 7. This is a road-oriented suburban location rather than a rail-station product. The original site review described a narrow two-lane local road and everyday neighbourhood services around the estate. For a household that drives to work, school or shopping, that can be perfectly workable; for someone planning to rely on rapid transit and walking, the actual daily journey deserves more attention than a generic Bangkok location label.
Shared facilities are deliberately modest. Current project profiles consistently point to a garden or park, security, CCTV and controlled access, while they do not substantiate a swimming pool, gym or large clubhouse. That can suit buyers who prefer a practical estate without amenity-heavy running costs. The more important 2026 question is how the common areas are managed now. A launch-era review mentioned a service charge calculated per square wah, but that historic figure should not be treated as the current fee. The active management body, current charge, arrears position and any rules affecting extensions or parking should be confirmed for the chosen house.
Pricing also needs to be read as a resale market rather than a developer price list. An active listing checked in early October 2026 was asking THB 2.69M, while other current listings were around THB 2.81M to THB 4.12M depending on plot size, corner position, renovation and included items. That spread is more meaningful than the original launch price because these homes are now individual second-hand assets. The cheapest listing is a useful entry point for comparison, not a promise that every home in Pruksa Ville 80 can be bought at the same level. For a serious comparison, match asking price against land size, physical condition, registered improvements and transfer structure rather than relying on a single project-wide price per square metre.
A resale buyer should also separate cosmetic appeal from the parts of the asset that are difficult to fix after transfer. Start with the land title: registered plot size, boundaries and any encumbrances. Then compare the paperwork with the house that physically exists. Townhome owners commonly add rear kitchens, roofed utility areas, carports or other extensions over time. An alteration is not automatically a problem, but the buyer needs to know what is registered, what approvals may exist and whether the current footprint creates an issue for transfer, insurance or future works. Because the estate dates from the mid-2010s, a building inspection is more useful than relying on the original material schedule. Roof condition, moisture, plumbing, electrical systems, cracks, windows and doors now depend on the maintenance history of each house. A listing described as renovated may have fresh finishes while older building systems remain untouched, so renovation should be inspected rather than assumed to remove age-related risk.
Foreign purchasers face a separate threshold question before valuation. The 49% foreign quota used for qualifying condominium ownership is not the framework for Pruksa Ville 80 because each townhome is tied to land. Under Thailand's ordinary land rules, a foreign individual generally cannot register the underlying land in their own name as a standard freehold owner. A transaction may instead require a lawful lease-based structure and, where applicable, properly documented rights to the building, but that is not a ready-made feature of this estate. Public sources reviewed for Pruksa Ville 80 do not show a developer-backed foreign ownership programme. The practical sequence should therefore be reversed from a typical domestic resale purchase: establish what rights can legally be acquired in the specific land and house, review the title and contract structure, and only then treat the asking price as actionable. A low headline price is not useful if the ownership structure the buyer expects cannot be registered. Nominee arrangements intended to disguise foreign land ownership are not a substitute for a lawful structure.
The two original layouts are best compared by function rather than by their marketing names. Thai Wooden already fits three bedrooms into 95 sqm, but its single original car space and smaller internal area make later owner modifications more important to inspect. Thai Silk provides 118 sqm and two original car spaces, which is a stronger baseline for a two-car family. Even then, the larger plan is not automatically the better resale buy: a Thai Wooden house on an unusually large or better-positioned plot can be more attractive than a standard Thai Silk unit. The useful comparison is therefore house area, registered land, parking and condition together, not floor area in isolation.
Ownership format
These are landed townhouses rather than condominium units. A foreign buyer generally cannot hold ordinary freehold title to the underlying land in Thailand. A long land lease combined, where legally available and properly documented, with rights to the building must be assessed against the title and contracts of the specific resale house; no project-wide foreign-buyer ownership structure was found in public sources.
Home types & sizes
The smaller of the two well-documented plans: two floors, three bedrooms, two bathrooms and one original car space. Launch material used a standard example from 17.5 sq.wah of land, but resale homes can sit on larger plots or have later additions, so the title area and current footprint need a separate check.
The larger original plan keeps the same three-bedroom, two-bathroom programme but was designed with two car spaces. The launch example used a 21.4 sq.wah plot. It is the more practical baseline for a two-car household, although actual resale plots, carports and extensions may differ from the original configuration.
The detailed launch-period review clearly documents Thai Wooden and Thai Silk as the two residential townhome plans. PropertyHub also lists a plan name, Glory, without an area or usable specification; because it could not be independently matched to a documented layout, it is not included in the unit cards. Current resale homes may also differ from original plans through larger plots, renovations or extensions. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Families who want three bedrooms in an established estate and value a landed home more than a pool, gym or extensive clubhouse facilities.; Car-based households whose regular geography is Rama 2, Bang Khun Thian or the south-western side of Bangkok.; Buyers comfortable evaluating an individual resale house rather than treating every unit in the project as interchangeable: plot size, corner position, renovation, extensions, parking and documents all matter.; Budget-conscious buyers entering around the lower resale range near THB 2.7M, provided they understand that larger plots and stronger corner homes can be priced materially higher.; may not suit: It is not an obvious fit for someone who wants to live beside an operating metro station and avoid car use; the estate is embedded in the Bang Khun Thian road network rather than a current rail-station catchment.; Buyers who require a pool, gym and extensive clubhouse programme should look elsewhere because those facilities are not substantiated for this project in the public sources reviewed.; For a foreign individual seeking straightforward freehold ownership of the underlying land in their own name, this property type does not fit the ordinary Thai land-ownership rules..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The current 2026 common-area fee and the legal entity or body managing the shared estate areas were not confirmed in the public sources reviewed. A 2015 launch-era service charge should not be treated as current without a house-specific statement.
- PropertyHub lists an additional plan name, Glory, but provides no area or specification. Detailed launch material substantiates Thai Wooden and Thai Silk only, so Glory is not treated as a separate verified residential type.
- No project-wide foreign-purchaser structure was found. For a specific resale house, the land title, building rights, registered extensions and legally available transaction structure need a separate document review.
