The limited scale is one of Gravitia's clearest differentiators. It behaves more like a gated residential street than a high-volume housing estate, with fewer neighbours and less internal traffic. The flip side is a thinner pool of comparable resale transactions.
Three real storeys
Both current house types are arranged over three floors with three bedrooms, four bathrooms and two parking spaces. That supports family living, a home office and extended stays rather than compact single-person occupancy. Buyers should still consider whether daily stair use works for children, older relatives or long-term accessibility needs.
Up to 278.4 sqm
The live developer page now shows homes reaching 278.4 sqm, giving the project considerably more internal volume than a typical urban townhouse. Older and third-party sources publish smaller figures, so the selected house plan and transfer documents matter more than the marketing range.
Completed product
Project databases record completion in 2025, and both sale and rental listings are already active. A buyer can inspect real finishes, services, parking, street conditions and neighbouring occupancy instead of relying on renderings. That is particularly valuable where published specifications have changed over time.
Rama 2 road logic
The location works best for households already oriented around Bang Khun Thian and the Rama 2 corridor. Retail, schools and hospitals are present in the wider area, but daily mobility is road-based. Buyers seeking a rail-first or highly walkable central-Bangkok routine should treat that as a structural mismatch rather than a small inconvenience.
About the project
Gravitia Rama 2 - Thakam is a small residential townhouse development on Thanon Thakham in Bang Khun Thian, on the south-western side of Bangkok. The scheme has 31 three-storey homes on roughly three rai of land, giving it the feel of a compact gated street rather than a large suburban estate. The developer is YOUR Corporation Co., Ltd., which places Gravitia within its house and home-office range. Construction was clearly under way by September 2023, when the company reported the project's foundation-pillar ceremony, and current project databases generally record completion in 2025. For a buyer, that changes the due-diligence process: this is no longer mainly a promise on paper. The actual house, access road, common areas, neighbouring plots and finished workmanship can be inspected before committing.
The product is straightforward: three storeys, a modern-classic façade language, three bedrooms, four bathrooms and two parking spaces across the two published house types. Gravitia does not appear to be designed around a large shared-amenity package. The developer's own site confirms controlled access, external CCTV and 24-hour monitoring, but it does not present a clubhouse, swimming pool or extensive fitness facilities as part of the core offer. Buyers should therefore value the project primarily for the house itself, the plot, internal volume and limited number of neighbours. Someone looking for a self-contained lifestyle estate with a pool, gym and children's facilities may find the communal offer relatively lean.

The main factual complication is the house-size data. The current developer page shows Type A at 226–257.6 sqm on plots of 24.2–32.5 square wah, and Type B at 212–278.4 sqm on plots of 24.3–35.4 square wah. By contrast, Home.co.th and Homenayoo pages carrying 2025–2026 updates still show the earlier configuration: around 205 sqm for Type A and 196–242 sqm for Type B. YOUR Corporation's own 2023 article also referred to a 196–242 sqm range. Those figures should not be averaged. This dossier uses the live developer page for the registry cards because it is the current primary source, while retaining the conflict as an explicit data boundary. For an actual purchase, the sale agreement, plot plan and transfer documents for the selected house take precedence over any generic project range.
The location is car-oriented. The project sits on Thanon Thakham in Tha Kham subdistrict, Bang Khun Thian district, with practical road connections towards Rama 2 and the wider southern Bangkok network. The developer lists Central Rama 2, Big C Rama 2, HomePro Rama 2, The Bright, several schools, King Mongkut's University of Technology Thonburi, Nakhon Thon Hospital and Bangmod Hospital among the surrounding reference points. These are area amenities rather than a walkable high-street cluster. A household already working, studying or spending most of its time around Rama 2 and Bang Khun Thian may find the position convenient; a buyer who wants rail-based commuting and a highly walkable daily routine is looking at a very different Bangkok lifestyle.
There is already a visible resale market. As of 7 September 2026, current portal listings within Gravitia range from a low asking point of THB 8.9M for a home advertised at about 250 sqm to other offers around THB 11.9M–14.9M. The developer's live page simultaneously displays THB 8.8M–12.3M without a clear update date, while Home.co.th was showing a THB 11.9M starting figure in June 2026. There is therefore no single clean 'project price' that should be treated as universally available stock. The lowest active listing is used here as a market anchor only. Buyers need to compare plot position, actual registered area, finish, furniture, alterations and seller status before deciding whether two asking prices are genuinely comparable.
Foreign ownership requires a different analysis from buying a unit in a registered condominium. A townhouse transaction normally involves both a building and the underlying land, and a foreign individual cannot simply register Thai land in their name on the same basis as a Thai national. Thailand's government portal describes a narrow exception requiring at least THB 40M of qualifying investment, no more than one rai of residential land and permission from the Minister of Interior. That is not the normal route for a residential townhouse buyer. A foreign purchaser therefore needs a property-specific review of the lawful structure for the house and land. If a registered lease is used, the general Civil and Commercial Code limit is 30 years. Public Gravitia material does not set out a dedicated foreign-buyer structure, so portal references to 'freehold' should not be read as a promise of foreign land title.
As a living proposition, Gravitia makes most sense for a household deliberately choosing more private space over central-Bangkok density. Three bedrooms, four bathrooms and two parking spaces support family use, multi-generational visits or a home-office arrangement. The small 31-home scale keeps the internal environment relatively simple, but it also means resale evidence will always be thinner than in a large condominium tower with hundreds of near-identical units. For an investor, that does not automatically make the project illiquid; it simply means valuation depends more heavily on the exact house and local family-demand profile. A unit-by-unit comparison is more useful here than a generic price-per-square-metre headline.

Ownership format
The project is marketed as freehold townhouses for a buyer who is legally able to own the underlying land in Thailand. A foreign buyer does not automatically qualify for that registration: direct foreign land ownership is available only under a narrow statutory exception requiring at least THB 40M of qualifying investment, no more than one rai of residential land and permission from the Minister of Interior. In a normal foreign purchase, the lawful structure for the house and land must be checked separately; a standard registered lease of immovable property is capped at 30 years. The public sources reviewed do not publish a Gravitia-specific foreign-buyer ownership structure.
Home types & sizes
The live developer page shows plots of 24.2–32.5 square wah and two parking spaces. Independent 2025–2026 sources still show an earlier Type A specification of about 205 sqm, so the selected house plan needs to be checked rather than relying on a generic project figure.
The current primary source gives plot sizes of 24.3–35.4 square wah with two parking spaces. Homenayoo and Home.co.th still publish the older 196–242 sqm range, so the discrepancy is kept explicit rather than averaged away.
