Why this project is worth a look

Space is the product

The estate offers family-scale layouts with three to five bedrooms, private land plots and two to four parking spaces. The appeal is therefore very different from a Bangkok condominium: buyers are paying for private indoor and outdoor space, extra rooms and the ability to accommodate a larger household.

Road access comes first

The strongest location feature is access to the southern Outer Ring Road and nearby expressway connections. That can work well for households that drive across southern and western Bangkok, but it is a weaker fit for anyone who wants rail-based commuting or a highly walkable urban neighbourhood.

You can inspect reality

Because the community is complete and occupied, a buyer can assess the actual street, neighbouring houses, common areas and the condition of a specific property. That reduces off-plan uncertainty, although it also means houses of the same original model may now vary substantially after years of use and renovation.

Land law matters

The project has identified Chanote title deeds, but that does not make the land a simple freehold purchase for a foreign individual. The land right, building ownership and any lease structure need to be understood before the asking price can be evaluated properly.

Resale stock is varied

Current listings range from smaller three-bedroom homes to much larger multi-storey houses. That gives buyers a meaningful choice of size, plot, renovation and furnishings, but it also means there is no single condition standard or reliable project-wide price for every house.

About the project

Casa Premium Rama 2 is an established detached-house community in Tha Kham, Bang Khun Thian, on the southern side of Bangkok. Despite the project name, it does not sit directly on Rama II Road. The estate fronts the service road running along the southern Kanchanaphisek Outer Ring Road, which makes the location much more car-oriented than transit-oriented. For a buyer, that distinction matters. Daily life is likely to revolve around driving to schools, hospitals, shopping and work, while the ring road and nearby expressway connections provide the main transport advantage. This is not a compact urban home near a rail station; it is a suburban house-and-land product with controlled access, shared facilities and a residential environment shaped around private space.

The current project catalogue states 112 homes and describes a mix of two- and three-storey detached houses. The disclosed project area is 30 rai 0 ngan 73.4 sq wah. Shared facilities include a clubhouse with a lounge, fitness room, swimming pool and two landscaped common gardens. Security features include guards, CCTV at the entrance and exit, vehicle access control and magnetic alarm systems for the houses. In practical terms, the estate is large enough to support proper shared amenities but still relatively contained compared with very large suburban developments. Most of the value, however, remains in the individual house: its land plot, internal layout, parking, renovation quality and position within the estate.

This is a completed community rather than an early-stage development. The developer disclosure records construction starting in June 2014 with expected completion in June 2017, while current 2026 project directories classify the development as completed. Active resale listings in 2026 show both two- and three-storey houses with different bedroom counts, land sizes and interior conditions. That changes the due-diligence process. Instead of judging a future promise, a buyer can inspect the actual house, the street, neighbouring plots, drainage, extensions, renovation work and the condition of common areas. Two houses that began as the same model may now be materially different after years of occupation and owner upgrades.

The model history also needs to be handled carefully. The current project catalogue shows Bring, Blush, Bloom and Bliss, while other project catalogues retain earlier types such as Bless and Bloom 2. Some published floor areas differ between sources: Bliss appears as 195 or 196 sqm, and Bloom appears as 260 or 275 sqm depending on the catalogue. These figures should not be blended into an invented average. For a resale purchase, the model name is only a starting point. The approved plan, actual built area and the house-specific documents matter more than whichever marketing label an agent uses in a listing.

Ownership is especially important for a foreign buyer because this is a landed housing project. The developer disclosure identifies Chanote title deeds 15082 and 170274 and land-allocation permit 49/2557, with Casa Ville Co., Ltd. named as the project and land owner. Thailand does not provide ordinary foreign individuals with a general right to own residential land freehold. A foreign buyer therefore needs a legally workable structure for the land, commonly a registered lease of up to 30 years, and may separately hold rights to the building if the documentation supports that structure. Any renewal language should be read as a contractual term rather than assumed permanent ownership. A Thai buyer, or another buyer legally entitled to hold land, follows a more straightforward land-and-building transfer route.

Pricing is now best understood property by property. Public project material still displays individual house cards and prices, yet other current directories mark primary sales as closed, while multiple portals show an active resale market. A listing dated 21 September 2026 asked THB 6.28M for a three-bedroom house, and larger homes were being marketed in the high-THB-6M to roughly THB 10M range. Those numbers do not form a single official price ladder. They reflect different house types, plot sizes, furnishings, renovations and seller expectations. A meaningful comparison therefore starts with usable area, land area, legal title, actual condition and location within the estate before looking at the headline asking price.

A completed house also carries ownership costs that cannot be reduced to one neat project figure. The owner is directly responsible for items such as air-conditioning systems, water pumps and tanks, garden care, exterior finishes, roof and drainage checks, gates, extensions and repairs inherited from the previous owner. There are also estate-level common costs, but a reliable current 2026 rate was not confirmed; older publications contain historical fees that should not be assumed to apply today. Two homes with similar asking prices can therefore create very different first-year budgets. One may have recently renewed systems and a useful furniture package, while another may need immediate work despite a cheaper entry price. A sensible resale review should look at the condition of building services, any outstanding common charges, documents for extensions or alterations, the fixtures and furniture included in the transfer, and whether the physical house matches the approved plan. Those details are part of the economics of the purchase, not a minor afterthought.

Ownership format

The project land is held under Chanote title deeds. Direct land freehold is not the standard route for an ordinary foreign individual in Thailand; a foreign purchase needs a deal-specific legal structure, commonly involving a registered land lease of up to 30 years and, where properly documented, separate ownership of the building.

Home types & sizes

Bring — 3 bedrooms
155 sqm
3 bathrooms

The most compact confirmed type, with a plot of about 52.3 sq wah and two parking spaces. It suits a household that wants a detached home without moving straight into the largest five-bedroom formats.

Bless — 4 bedrooms
167 sqm
3 bathrooms

An earlier model that still appears in project catalogues and resale stock, with four bedrooms, three bathrooms and two parking spaces. Plot size and the actual plan should be checked against the documents for the selected house.

Bliss — 4 bedrooms
196 sqm
3 bathrooms

A four-bedroom layout with two parking spaces and a plot of about 58.8 sq wah. Older catalogues sometimes show 195 sqm, so the house-specific plan and documents should take precedence in a transaction.

Bloom 2 — 5 bedrooms
274 sqm
5 bathrooms

A large three-storey model retained in earlier catalogues, with five bedrooms, five bathrooms and four parking spaces. On resale, the model name should be matched to the actual built area and approved house plan.

Bloom — 4 bedrooms
260 sqm
5 bathrooms

The current project catalogue shows four bedrooms, five bathrooms, four parking spaces and a plot of about 59.8 sq wah. Older catalogues use the Bloom name for a larger version, so the same label does not guarantee the same floor plan.

Blush — 5 bedrooms
221 sqm
5 bathrooms

A five-bedroom, five-bathroom format with four parking spaces on a plot of about 52.3 sq wah. It suits a household that prioritises room count and parking over having the largest land plot in the estate.

The model catalogue changed over time. Resale stock may include both types still shown in the current catalogue and earlier models such as Bless and Bloom 2. Treat the model name as a guide only; usable area, storey count and plan should be checked against the selected house and its documents.

  • The live Q House page still displays individual plots and prices, while Home.co marks primary sales as closed. Direct developer inventory is therefore not confirmed; the resale market is active.
  • Published catalogues differ on parts of the model range and floor areas: Bliss appears as 195 or 196 sqm, while Bloom appears as 260 or 275 sqm. The selected house's approved plan, documents and actual area should take priority.
