For a resale decision, the current common fee and the actual maintenance condition should be checked rather than inferred from launch-era materials. Because the estate is already operating, buyers can judge maintenance standards directly rather than relying on a facility list alone.

Land ownership is decisive

For a foreign buyer, this is fundamentally different from purchasing a condominium unit. The transaction includes land, so the legal structure for both land and building must be settled before negotiating deposits or payment timing.

Supalai Park Ville Rama 2-Thakham is a gated low-rise residential community in Tha Kham, Bang Khun Thian, on Bangkok’s south-western side. Supalai’s current project page presents seven detached-house designs, all two storeys, with usable areas ranging from about 138 to 233 sqm and land plots of roughly 50 to 110 sq.wah. Independent project databases consistently identify 225 homes. The product is therefore closer to a conventional Bangkok family housing estate than to a resort-style villa development: private land, internal roads, a clubhouse and a set of house plans designed for owner occupation.

The entrance is on Soi Anamai Ngam Charoen 31. Supalai routes access from outbound Rama II Road via Tha Kham Road and Tha Kham 7, and its own map provides coordinates at 13.640394686789858, 100.452989. That location works best for households that expect to drive. Major retail and services in the Rama II corridor are reasonably accessible by road, but the project is not a rail-led inner-city address. For a buyer, the exact plot position can matter almost as much as the nominal house type: distance to the gate, exposure to internal traffic, orientation and proximity to communal facilities can change day-to-day convenience.

The project should now be approached as a resale market. Developer sales were marked closed as of 31 August 2026, while current portals show individual owner and agent listings. The lowest asking level found in the review was THB 6.5M on 9 September 2026, with other active offers starting around THB 6.9M and above. Those are asking prices, not a uniform project tariff. Renovation, plot size, extensions, furniture and the underlying house design can move the figure materially.

Completion dates are not perfectly aligned across public databases: some use 2021, while others use November 2022. A detailed 2020 review already showed houses built and ready for occupation. The registry therefore uses November 2022 as the project-level marker supported by multiple databases, but a resale buyer should rely on the selected house’s title, registration and handover records for the actual property history.

Ownership needs special attention for an overseas buyer because each house sits on its own land plot. Resale portals describe the properties as freehold, which is meaningful for buyers who are legally entitled to hold Thai land. A typical foreign individual, however, cannot assume the land can simply be registered in their own name. The public project materials reviewed did not set out a specific to the project foreign-buyer lease structure, so the legal arrangement for the building and the land must be established before a deposit is paid.

The seven original house designs also give buyers a useful framework for comparing resale stock. Supanan and Supalakkana sit at the smaller end of the range at 138–150 sqm with three bedrooms. Supadamrong moves to 167 sqm, while Suparit, Suparuthai and Supakrit provide four-bedroom layouts from 175 to 213 sqm. Supachitra is the largest plan shown by Supalai at 233 sqm and adds a maid’s room with its own bathroom. On the resale market, however, the plan name should be treated as a baseline rather than a full description of the house today. Owners may have enclosed outdoor areas, altered kitchens, extended carports or changed internal finishes, so the original design, actual plot and present condition all need to be compared together.

Buying here is closer to conducting due diligence on an existing family house than selecting stock from a developer sales gallery. A viewing should establish what is included in the asking price, whether extensions are documented, and what condition the roof, exterior surfaces, services and land are actually in. The buyer should also request the land and building documents, current estate rules and the latest mandatory community charges. A detailed 2020 review quoted a common fee of THB 43 per sq.wah paid three years in advance, but that launch-era figure should not be carried into a 2026 transaction without confirmation. The advantage of a completed estate is that most of these points can be inspected and checked before purchase rather than inferred from renderings.

Resale choice is not especially deep at the moment. In early September 2026, major portals showed only a handful of active sale listings. That does not by itself prove anything about liquidity, but it does mean there may be no meaningful “average” house available at a given moment: live stock differs in plot size, condition, fit-out and price. A buyer is better served by fixing the required bedroom count and minimum land size first, then comparing the actual houses that exist rather than waiting for an exact match to Supalai’s original catalogue. Sellers face the same reality in reverse, because buyers can benchmark against other gated estates along the wider Rama II corridor.

Ownership format

The project consists of detached houses sold together with land plots. Buyers legally eligible to own Thai land can acquire resale properties on a freehold basis. For a typical foreign individual, direct land ownership is not generally available; no specific to the project foreign-buyer land-lease structure was found in the public sources reviewed.
