The trade-off is age: the condition of the selected building matters far more than the generic project description.
Accessible house pricing
Active asking prices started at about THB 3.99M in early October 2026. That can buy a two-storey family house rather than a small urban apartment, but the headline price is only the first number. Roof, electrical systems, plumbing, renovation quality, extensions and landscape work can materially change the all-in cost.
Road-based connectivity
The Tha Kham location is tied into the southern Kanchanaphisek Ring Road and the Rama II corridor. It works best for households that mainly drive and already know where their daily school, work and family trips sit within Bangkok. It is not a natural choice for a buyer whose priority is a short walk to MRT or BTS.
House-by-house diligence
Resale stock varies in size, bedroom count and renovation history, so buyers should not assume every property matches the original developer plan. Physical inspection, alteration records and title documents matter. For a foreign purchaser, the land-ownership structure is an additional gate that has to be solved lawfully for the specific house.

Pruklada 2 Thakham - Rama 2 is an established detached-house estate in Tha Kham, on the south-western side of Bangkok. It is no longer a developer-led new-build proposition: the homes have been trading on the resale market for years, so the decision is about a specific house rather than a brochure specification. That changes the due-diligence focus. Construction-completion risk is largely behind the project, while the real questions are the condition of the building, later alterations, maintenance history, estate management and the title package attached to the individual property.
Land & Houses is consistently identified as the developer across the major project databases we checked. The broad physical picture is also stable: two-storey detached houses in a gated community with shared leisure and security facilities. The total home count is not stable across sources. FazWaz, PropertyScout and an earlier project review show 245 units, while DDproperty, PropertyHub and Baania show 390. Under the source-priority rules for this dossier, 245 is used in the registry entry, but the discrepancy remains material and should not be treated as resolved without an original masterplan or archived developer record.

The estate is fundamentally a family-housing product rather than a compact investment unit. An older project review describes plots starting at roughly 50 square wah, internal areas around 140–200 sqm, three bedrooms, two or three bathrooms and parking for two cars. The 2026 resale market is more varied. Listings we reviewed include three- and four-bedroom houses with roughly 109–212 sqm of internal space and land plots in the 50–67 square-wah range. That wider spread is exactly what buyers should expect in a mature landed estate, where extensions, renovation and internal reconfiguration can make today's house very different from the original developer layout.
Entry pricing is relatively accessible for a detached house in Bangkok. DDproperty was showing active stock from about THB 3.99 million when checked in early October 2026, while the upper end of the visible asking range reached around THB 6.39 million. These are asking prices, not registered transaction values. The gap between two apparently similar houses can reflect more than floor area or bedroom count: renovation quality, land shape, position within the estate, roof and systems condition, added rooms, carports and the legal status of any alterations can all change the real cost of ownership.
In a mature estate, the acquisition price and the cost of bringing a house up to the buyer's preferred standard can be equally important. A fully renovated home and an untouched older house should not be compared on asking price per square metre alone. It is more useful to split the decision into purchase price, transfer and legal costs, essential work immediately after handover, and optional upgrades. That makes the real difference between two listings visible before a buyer commits to a superficially cheaper property.
This is a car-oriented location. The estate sits near the southern Kanchanaphisek Ring Road in Tha Kham, with road connections towards Rama II, Phutthabucha and Suksawat. It should not be evaluated as a walk-to-rail location. Older location guides list Central Rama 2, supermarkets, home-improvement retailers, schools and hospitals in the wider catchment. For a household that already understands its commuting pattern and mainly drives, the road network is the relevant advantage; for someone who wants daily life organised around an MRT or BTS station, it is a less natural fit.
Shared facilities reported across the project sources include a clubhouse, swimming pool, fitness area, landscaped or community garden, playground, security and CCTV. Some sources also mention a lake and key-card access. The useful due-diligence question is not whether those items once appeared in a brochure, but how they are operating now. This is an older estate, so buyers should look at the actual condition of common areas and obtain the current estate fee, reserve position and management rules for the selected house rather than relying on a historic marketing description.
Foreign-buyer structuring is a central constraint. Listings often label the houses as freehold, but that describes the property as it is held and marketed locally; it does not mean a foreign buyer can automatically register freehold ownership of the underlying Thai land. Thai land law generally restricts direct foreign land ownership, subject to narrow statutory exceptions. A foreign purchaser therefore needs a property-specific review of the land title, registered owner, house documentation and the lawful structure under which rights to the building and land are obtained. A nominee arrangement should not be treated as a legitimate shortcut.
The project is therefore best viewed as a mature resale community with a tangible housing product and an active secondary market, not as a new launch with a uniform specification. Its strongest practical argument is the ability to buy a full detached house within Bangkok at a price point that can sit well below newer landed projects. Its main weakness is dispersion: age, renovation history and modifications mean two homes in the same estate can be very different purchases. Shortlisting real houses and comparing documents, condition and total post-purchase cost is more meaningful here than comparing headline project statistics alone.
Inspection should separate cosmetic presentation from capital condition. Fresh paint, a new kitchen and furniture can make a resale listing look immediately attractive, but they say little about roof leaks, settlement, wiring, pumps, drainage or air-conditioning systems. In a house that has been standing for well over a decade, those items matter more than decorative finishes. Extensions deserve the same treatment: an enclosed terrace, enlarged kitchen or bigger carport may add useful space, but the buyer needs to know whether the alteration is documented and whether the physical house still matches the registered building records.
Resale liquidity also needs to be judged house by house. Multiple homes were simultaneously listed on the major portals in 2026, so there is an active secondary market rather than a single isolated sale. However, an older family estate does not trade like a uniform new condominium. Buyers compare renovation quality, land plot, parking, position within the estate and clarity of documentation as much as headline floor area. A smaller house with clean records and sensible maintenance can be easier to resell than a larger neighbour with undocumented additions.

An original developer floor-plan catalogue was not found in accessible sources. The cards above describe observed 2026 resale stock, not a claim that every home in the estate was delivered to those specifications.
