Baan Lumpini Town Park Thakham-Rama 2 is an established low-rise housing estate in Tha Kham, Bang Khun Thian, on Bangkok's south-western side. It is not a condominium project. The original mix included two- and three-storey townhouses plus semi-detached homes, with a total of 248 residences consistently reported across the stronger project sources. The corporate relationship is also clear: L.P.N.'s investor-relations material identifies Pornsanti Co., Ltd. as a 99.99%-owned subsidiary focused on non-condominium real-estate development, while project reviews identify Pornsanti as the project owner within the L.P.N. group. Market portals generally place completion in December 2019. For a 2026 buyer, that changes the nature of the decision. There is no meaningful off-plan schedule to evaluate and no single developer inventory matrix to rely on. Each resale house now has its own condition, plot, fit-out, position inside the estate and title package, so the diligence needs to start at unit level rather than with the old sales brochure.
The estate was designed around practical family housing rather than compact urban units. Contemporary project reviews describe roughly 5.5-metre-wide townhouses and wider semi-detached homes, usually with three or four bedrooms, two or three bathrooms and space for two cars. Historical project data puts the two-storey townhouse range at about 115–125 sqm and the three-storey versions at about 160–170 sqm; semi-detached houses were also marketed around 160–170 sqm. Current resale portals sometimes display materially different usable areas, including listings around 89, 132 and 185 sqm. Those numbers should not be blended into an artificial average. They may reflect different measurement conventions, extensions or different house variants. The useful conclusion is simply that the estate offers several genuinely different house formats, and the floor area of a selected resale property should be verified against that property's documents and actual plan.

The project sits inside the Tha Kham local-road network rather than next to a rail station. The most consistent entrance address from the detailed older review and a fresh 2026 PropertyHub listing is Soi Anamai Ngam Charoen 8, Tha Kham, Bang Khun Thian, Bangkok 10150. Other portals use Anamai Ngam Charoen 16 or 18, Rama II Soi 51, or describe access via Soi Tha Kham 7. The detailed route descriptions explain why: Tha Kham 7 is one of the approaches toward Wat Tha Kham, with the road sequence connecting into the Anamai Ngam Charoen sois before the project entrance. Two independent project reviews give virtually identical coordinates around 13.65486, 100.44794, so this appears to be an addressing convention problem rather than a project-identity problem. In practical terms, it is a car-oriented location. Buyers who need a walk-to-BTS or walk-to-MRT routine should treat that as a structural mismatch, not something that a nicer house can solve.
The shared facilities give the estate more structure than a standalone townhouse street. Project reviews and current portal records refer to a clubhouse, swimming pool, gym, landscaped common areas, security and CCTV. One detailed launch-period review described a 7-by-12-metre saltwater pool with a separate children's section and a two-storey clubhouse. Those details are helpful for understanding what was delivered, but they are not a substitute for a 2026 inspection. In a six-plus-year-old housing estate, the practical questions are whether the pool and gym are still well maintained, how the internal roads and drainage perform, how security is staffed, whether landscaping is kept in good condition, and what owners currently pay for estate management. We could not find a reliable current common-fee figure in the public sources, so it should not be assumed in an ownership-cost model.
Resale activity is visible in 2026, but the available homes are not interchangeable. PropertyHub showed a three-storey townhouse at about THB 3.57M in September, a two-storey corner townhouse around THB 3.9M, a larger three-storey corner home around THB 5.5M and larger houses around THB 5.99M in late September and early October. FazWaz was also showing a lower sale anchor around THB 3.57M when checked in October. On the rental side, recent PropertyHub listings included roughly THB 18,000 per month for a two-storey home and THB 26,000 for a three-storey house. This is enough to show that the estate has an active secondary market, but not enough to justify a headline yield. Plot size, usable area, furnishing, corner position and condition vary, while asking rents are not the same as achieved rents. Any investment case has to be built around the specific house being acquired.
Foreign-buyer suitability needs a separate legal filter. DDproperty labels the estate's tenure as freehold, which is a useful description of the underlying house-and-land title for an eligible owner, but it should not be read as 'foreign freehold' in the condominium sense. Thai government and Department of Lands materials make clear that direct foreign ownership of land is generally restricted, with narrow statutory exceptions. A foreign buyer therefore cannot assume that buying a resale townhouse here is legally equivalent to buying a foreign-quota condominium. The specific land title, ownership of the structure, any registered lease or other lawful right, and the exit mechanics all need to be checked before price negotiations become the main issue. We found no public evidence of a standard foreign-buyer package offered by this estate, and nominee-company structures should not be treated as a normal workaround.
A resale purchase here also requires a more property-specific check than a purchase from a single new-build inventory. The selected house should be matched against its land title, registered owner, plot size, building plan and any extensions or alterations made after completion. A covered terrace, enlarged kitchen, added room, carport or boundary change belongs to that particular resale, not automatically to the project specification. The same applies to mortgages, other registered encumbrances and any unpaid estate-management obligations. Physical inspection matters just as much. A 2019 house should be checked for roof condition, moisture, drainage around the plot, cracking, bathrooms, electrical and plumbing condition, and the quality of any later renovation. Corner houses may also use additional outdoor space differently from standard plots. This is why the cheapest listing is not necessarily the best-value house, and why a higher asking price may partly reflect more land, a better position or significant completed work. Project averages cannot resolve those differences.
That leaves a fairly clear buyer profile. Baan Lumpini Town Park Thakham-Rama 2 can make sense for someone who wants a completed family home in Bang Khun Thian, values a managed estate with a pool and gym, drives regularly and is willing to compare individual resale houses rather than buy a standardized developer product. It is less straightforward for a buyer whose priority is rail-based central-Bangkok access, a clean foreign-freehold structure or a turnkey investment with a pre-agreed rental program. The right due-diligence sequence is therefore simple: first confirm that the legal ownership structure works for the buyer; then verify the selected house's title, plot and usable area; inspect the physical condition and estate management; and only after that compare the asking price with other live resales. The project itself is easy to identify. The quality of the decision now depends on how carefully the individual resale unit is checked.

That does not make the land straightforward foreign freehold: direct foreign land ownership in Thailand is generally restricted, with only narrow statutory exceptions. The entry family format, typically three bedrooms with parking for two cars. Launch-era material starts the plot at roughly 18 sq wah. Some resale listings quote lower usable areas, so the selected house's documented area should take precedence over the historical type range.
A more vertical layout that adds interior space without requiring a much larger plot. It can work well for families wanting better separation between floors, but stairs and any resale modifications deserve a direct inspection.
