Why this project is worth a look
Small community
With 41 homes in the project databases, this is much smaller than many large Pruksa estates. That can make the setting easier to assess as an actual residential pocket rather than a multi-phase master development. It does not, by itself, prove low running costs or strong management, so current community fees and security arrangements still need to be checked locally.
Simple housing product
The core Opal plan is easy to understand: two storeys, three bedrooms, two bathrooms, about 110 sqm and two parking spaces. Buyers therefore spend less time comparing a long catalogue of floorplans and more time comparing the things that actually differ on resale — plot size, end-unit position, renovations, extensions and condition.
Inspect before buying
Because the project is complete, the buyer can judge the real street, drainage, neighbour parking, noise, facade condition and any alterations to the chosen house. For a resale townhouse, that on-site evidence is often more useful than the launch brochure, particularly where later owners may have changed kitchens, roofs, carports or internal layouts.
Resale sets value
There is no current developer price list to anchor every house. Two active listings in the same project were nearly twice as far apart in asking price, so value has to be built from the individual property: land size, usable area, fit-out, position, documentation and seller motivation. A project-level average would hide too much.
Land rights come first
For a foreign buyer, the legal structure of the land and building matters before the discount. Public project pages do not provide a foreign-buyer ownership package or the title details of current resale stock. The title deed, registered owner, encumbrances and lawful transaction structure need to be established for the chosen house before price becomes the main question.
About the project
Pruksa Ville Ramintra - Prayasuren 2 is a small completed townhouse community in Bang Chan, Khlong Sam Wa, on Bangkok's eastern side. It should be approached as a resale market rather than a developer launch. Public project databases describe 41 homes, while current listings are for individual properties with different plot sizes, stated internal areas, fit-out and asking prices. That distinction matters: there is no single current project price, and the quality of the purchase depends on the specific house rather than on a brochure specification.
The naming needs a little care. Pruksa's own project-launch records show Pruksa Ville 105/2, 105/3, 105/4 and 105/5 carrying the Ramintra-Prayasuren 2 descriptor and released in several very small batches from late 2021 through the first half of 2022. PropertyHub, Zmyhome and BaanFinder, however, present Ramintra-Prayasuren 2 as one 41-home project. That is also how the resale market treats it, so this dossier groups those numbered releases as internal phases of the same buyer-facing development. The earlier Pruksa Ville 105/1 Ramintra-Prayasuren is a separate development and is not included here.

The housing product is straightforward. Sources consistently identify an Opal townhouse plan with two storeys, three bedrooms, two bathrooms, around 110 sqm of usable area and parking for two cars. Checkraka also records a five-metre frontage. For a completed resale home, however, the original plan is only the starting point. A buyer should inspect what has happened since handover: extensions, kitchen work, enclosed parking, waterproofing, roof condition, drainage, electrical alterations and whether the physical house still matches the title and approved drawings.
The developer is Pruksa Real Estate Public Company Limited. Pruksa has operated since 1993 and has a long history in Bangkok-area mass-market housing, including townhouses, detached homes and condominiums. That gives the project a clear developer identity, but it should not be used as a shortcut for due diligence on an individual resale. A large developer's history does not tell you whether one particular house has liens, unapproved alterations, deferred maintenance or a clean transfer file.
Current resale pricing is wide. PropertyHub showed at least two active sale listings refreshed on 5 October 2026: THB 2.55M for a three-bedroom, two-bathroom house on a 19 sq wah plot with a stated 98 sqm of usable area, and THB 4.99M for a house on a 28 sq wah plot with a stated 110 sqm. The gap should not be read as a project-wide valuation trend. Townhouse asking prices can move sharply with corner position, land size, renovations, furniture, parking changes and seller urgency. For historical context, Checkraka recorded a launch price of THB 2.19M in November 2021, but that old developer-era figure is not directly comparable with today's individual resale homes.
Foreign buyers need to treat ownership differently from a condominium purchase. A townhouse is tied to land, and the normal foreign-condominium freehold route does not apply to the land underneath it. The public project material does not publish a project-specific foreign ownership structure, and we did not find the title details for the individual resale homes. Before negotiating the transaction structure, a foreign buyer needs to establish the land title, registered owner, encumbrances and the lawful ownership or lease arrangement available for that exact property. Nominee structures should not be treated as a workaround.
The location is more naturally car-oriented than transit-oriented. The project is associated with Soi Surao Khlong Nueng 13 in Bang Chan, with road access through the wider Phraya Suren, Panya Intra and Khu Bon network. Project-era material also points to the Pink Line corridor, while Checkraka lists Safari World, Fashion Island, The Promenade, Makro and Synphaet Hospital among the wider-area reference points. Those are useful eastern-Bangkok amenities, but travel time should be tested at the hours that matter to the buyer; local road conditions can make a short map distance feel very different in practice.
The appeal is therefore quite specific. This is a completed, easy-to-understand townhouse product in a small community, with no construction wait and the ability to inspect the exact home before committing. The trade-off is that the current buyer is dealing with resale evidence rather than a fresh developer data room. Public sources disagree on the completion year, they do not fully agree on the minimum plot size, and project-level information does not replace the legal and technical file for the chosen house. That is not unusual for a secondary-market townhouse, but it means document review and physical inspection are central to the decision rather than steps to leave until after price negotiations.
Home types & sizes
A two-storey family layout with two parking spaces. Checkraka also records a five-metre frontage in the original project data. On resale, usable area, extensions and the parking configuration should be verified against the individual house.
Sources agree on a single core Opal layout with three bedrooms, two bathrooms and roughly 110 sqm of usable area. They disagree on the minimum original plot size: Zmyhome starts at 17 sq wah, while Checkraka states 20 sq wah. Current resale plots also vary, so land area should be taken from the title of the selected house rather than from a generic project profile. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The project is in Bang Chan, Khlong Sam Wa, associated with Soi Surao Khlong Nueng 13 and Surao Khlong Nueng Road.
- The wider road network connects toward Phraya Suren, Panya Intra and Khu Bon, making car access more relevant to day-to-day convenience than walkability to rail transit.
- Bangkok's Pink Line serves the broader Ramintra corridor, but the estate is not positioned directly beside a station, so the practical first- and last-mile journey should be tested separately.
- Checkraka places Safari World at about 1.84 km on its map and lists Fashion Island, The Promenade, Makro and Synphaet Hospital among the wider-area reference points.
- A buyer who will commute regularly should drive the actual route at morning and evening peak times; in outer Bangkok, access from local sois to the main road can matter as much as the map distance itself.

Price & purchase terms
- Current price: From THB 2.55M in an active PropertyHub resale listing refreshed on 5 October 2026. This is an asking price for one individual house, not a developer price list; availability, condition, plot size and transaction terms need to be checked for the selected property.
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A household that wants three bedrooms, two storeys and two parking spaces without waiting for construction.; A buyer who values inspecting the actual house, street and neighbouring environment before paying a deposit.; Someone whose daily life is car-based and who already considers Khlong Sam Wa and the wider Ramintra corridor a practical part of Bangkok for work, school or family needs.; A resale buyer comfortable comparing individual condition, plot size, renovations and documentation rather than choosing only by project brand.; A Thai buyer, or a foreign buyer who has already established a lawful and properly documented structure for the land and building.; may not suit: A foreign buyer expecting the same straightforward direct freehold route available for a qualifying condominium unit; a townhouse is tied to land and requires a different legal analysis.; A buyer who wants a fresh developer launch with one price list, an instalment plan and a standardised handover package; this is now a secondary-market purchase.; Someone planning a largely car-free lifestyle with daily walkable access to a rail station and dense inner-city services.; A buyer unwilling to review the title, encumbrances, alterations and technical condition of the individual resale property..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion timing conflicts across sources: Zmyhome gives 2022, while PropertyHub gives 2023. We did not find a public official notice confirming one exact completion or full-project handover date.
- The stated minimum plot size differs: Zmyhome starts at 17 sq wah, while Checkraka states 20 sq wah. For a purchase, the land area on the selected property's title is the relevant figure.
- Public sources do not confirm the land-title type for current resale homes, the current community fee, or a project-specific acquisition structure for foreign buyers; these need to be checked against the selected property's documents.
