Why this project is worth a look

A manageable scale

Seven homes are easier to understand as individual purchases than an anonymous tower of units. The buyer can focus on the particular garden, pool and orientation, while still checking how shared paths and services will be maintained.

Private outdoor space

Every advertised layout has its own pool and garden, including the compact one-bedroom version. That privacy is useful to guests and owners alike, although pool servicing and tropical landscaping remain recurring costs.

Different ways to stay

The smaller villa suits occasional use by one person or a couple; the two-bedroom format gives friends or two couples separate sleeping spaces. The right choice depends on how the home will really be occupied, not a headline yield for the district.

Near an active destination

Nuanu already offers cultural programming and visitor infrastructure in the surrounding area. This makes the neighbourhood more tangible than a purely proposed master plan, but it does not create guaranteed access privileges or rental demand for Rise Villas.

About the project

Rise Villas is a seven-home development in Nyanyi, close to Nuanu Creative City on Bali's Tabanan coast. The homes are laid out as two-storey villas with individual pools and gardens, rather than apartments in a managed tower. That gives prospective owners a straightforward choice: a compact one-bedroom retreat or a larger house that can accommodate two couples. The more difficult part is establishing what can actually be bought and when it can be used. A September 2026 handover date appears on the project website, yet no verified handover record was found by 18 October 2026. For now, the safest description is a development publicly marketed as still under construction, with completion to be established for each villa.

The distinction between being near Nuanu and belonging to Nuanu is worth making before considering the floor plans. The development's main website describes a site beside the creative city; some sales pages instead call it part of the city itself. Nuanu has real venues, public programming and visitor facilities, but those attractions are not automatically amenities owned or controlled by Rise Villas. Access to particular spaces may come with separate rules or charges. A purchaser expecting to walk into a private club, use a school or obtain membership through the property should ask for an actual written entitlement, not rely on the broader neighbourhood name.

The identified area is Nyanyi, in Desa Beraban, Kecamatan Kediri, Tabanan Regency. Nuanu's own published address supports that administrative setting, as do several property profiles. A prominent international portal files Rise Villas under Mengwi, Badung, which shows why copying location labels from listing sites can be misleading. The approximate point used in the registry comes from third-party project mapping, not a surveyed parcel boundary. It helps place the project in context; it does not establish the legal plot, access road, zoning designation or whether the plot falls inside Nuanu's estate boundary.

There are two sizes in the current project presentation. The one-bedroom layout is advertised at 75.75 square metres, with two bathrooms, a 12.5-square-metre pool and a 33-square-metre garden. The two-bedroom villas are shown at 153.5 square metres, generally with two bathrooms. One model includes a 12.5-square-metre pool and a 67-square-metre garden; the larger outdoor specification provides a 20-square-metre pool and a garden ranging from 75 to 97.5 square metres. Those are offer-level specifications. Building plans, individual plot boundaries and the final measurement standard should settle the dimensions attached to a purchase agreement.

A home with two bedrooms is not automatically a more flexible investment than a smaller villa. The larger Rise Villas layout is promoted for two couples, with the bedrooms separated from the shared living area and pool. That can work well for guests who want privacy without paying for an entirely separate house, but it also means more cleaning, more fittings to maintain and a higher initial ticket. The one-bedroom option is easier to picture as a personal base for a couple spending part of the year in Bali. Neither conclusion should be turned into a rental forecast without comparable completed homes and actual operating costs.

Both layouts are presented over two levels. Living and kitchen space opens towards the private outdoor area, while bedrooms occupy the upper level. The concept includes panoramic glazing and turnkey furnishing. Before treating the word 'furnished' as a commitment, a buyer needs to know which appliances, soft furnishings, pool equipment and garden items will be delivered, and which costs remain outside the contract. Large glass areas and small private pools also have ongoing implications for cooling, cleaning and preventative maintenance. These are manageable practical issues, but they are part of ownership just as much as the room count.

The houses are described as following the site's natural slope, with a shared pedestrian stair between them. This is a distinctive feature of a small villa cluster, not a full-service resort. Some buyers will enjoy the separation and greenery; others may find steps inconvenient when moving luggage, arriving with young children or hosting someone with limited mobility. The project also refers to parking, but published materials do not establish a dedicated bay or step-free route to every front door. Site plans and handover specifications matter more than an attractive general description of the setting.

Published prices vary by villa and by sales channel. The project-facing website advertises USD 205,000 for the one-bedroom design, USD 370,000 for a standard two-bedroom and USD 415,000 for an upgraded two-bedroom. A separate commercial site lists Indonesian-rupiah figures, starting at IDR 3.36 billion, and explains that its site converts a source price list using its own fixed rate. Older intermediaries show still different entry figures. These should be treated as dated asking indications, not a consistent live inventory. The right comparison is a signed quotation identifying the villa number, lease expiry, included items, currency and tax obligations.

The project website also says its prices include all taxes. That wording may be useful in negotiations, but without the actual contract and invoice schedule it cannot tell an overseas buyer whether legal documentation, lease registration, utility connections, management setup or later running costs are covered. A low headline price is especially difficult to interpret when the underlying land lease may expire earlier than another villa's. Price and remaining legal term belong in the same conversation. Otherwise, a cheaper purchase can conceal a much shorter economic period over which the owner may occupy, rent or resell the home.

The proposed ownership is a contractual land lease, referred to in the sales material as Hak Sewa. It is not the same as holding a freehold land title. One unit page states 27 years, the principal project website mentions 28 years with an option for another 25, and a separate project-wide listing describes 30 years. The documents were not available to reconcile those statements. Any genuine extension must be read in detail: who is obliged to extend, how the price is fixed, when notice must be given and what happens if the landowner does not cooperate. It is not enough to add the advertised years together.

Construction reporting is similarly inconsistent. The primary project presentation claims around 85% progress and describes the finishing stage; another project profile reports roughly 75%, while an aggregator calls the villas ready to move into. The September 2026 target has already passed. None of these statements substitutes for a dated inspection and acceptance record for the unit under consideration. A purchaser needs to understand which works are complete, whether utilities operate reliably, what defects are outstanding and when possession is contractually due. A delay clause is meaningful only when it clearly states what happens to outstanding payments and the buyer's remedies.

Building approval and occupancy are separate legal questions in Indonesia. PBG concerns approval to build; SLF deals with a completed building's fitness for use. Rise Villas promotional copy claims to have a full package, whereas other listings describe a PBG application. No permit number, matching approved plans or project-specific SLF was accessible in the material reviewed. That is a limit on verification, not evidence that the documents are missing. The proposed use also matters: a villa advertised for tourist stays requires its operator and premises to satisfy the rules applicable to that activity. A rental model cannot establish those permissions.

The names behind the project require careful separation. Rise Villas identifies Dream House Group as its development brand and Bali Legends Group as an intended rental operator. Dream House's own portfolio also mentions Rise Villas. Rise Real Bali, however, describes itself as both the project's developer and its sales agent. These statements may reflect different commercial roles, but they do not identify the legal counterparties. A purchaser should know who grants the lease, who owns or controls the relevant land right, which company receives payments and which entity owes the completion obligation. A brand's claimed track record is informative context; it is not security for an obligation made by an unidentified company.

For an owner living abroad, professional rental management is potentially the most useful part of the proposition. It is also where the project has its largest gap between presentation and enforceable detail. The marketing refers to occupancy rates, net returns and resale appreciation, but these are forecasts rather than independent evidence of the completed villas' performance. Management fees, maintenance reserves, guest damage, taxes, vacant periods, permitted rental use and termination rights all change the money actually received. Rise Villas may be a reasonable candidate for someone seeking a small pool villa near Nuanu, provided the land contract, current construction position and operating arrangement are brought into focus first.

Ownership format

The villas are marketed under a contractual land lease, Hak Sewa, rather than direct freehold ownership of the plot. Published terms vary between 27, 28 and 30 years, with an extension option mentioned in some materials. The commencement date, expiry date and enforceable renewal conditions remain unit-specific document questions.

One-bedroom pool villa
75.75 sqm

The smallest two-level home in the project, with a living/kitchen level opening to a 12.5 sqm pool, an upstairs bedroom and a 33 sqm garden. It is designed as a self-contained retreat rather than a multi-guest rental house; the delivery specification still needs contractual confirmation.

Two-bedroom pool villa
153.5 sqm

Two upstairs bedrooms share a larger two-storey home, with a private 12.5 sqm pool and a 67 sqm garden in the standard specification. The layout may suit two couples, but the exact unit orientation and access need to be checked against the site plan.

Upgraded two-bedroom pool villa
153.5 sqm

The indoor size remains 153.5 sqm, while the project advertises a 20 sqm pool and gardens of 75–97.5 sqm depending on the house. The premium is primarily for the outdoor specification and position, not for extra indoor rooms.

Location

  • Nyanyi belongs to Beraban village in Kediri, Tabanan Regency. It should not be confused with a Canggu address or with the Mengwi/Badung label used by some international property databases. The administrative location is reasonably well established, while the actual land parcel and legal access remain to be documented.
  • Nuanu Creative City is an operating cultural and leisure destination nearby, not an amenity built and owned by Rise Villas. The project's various websites disagree about whether the homes sit inside its boundary or beside it. A buyer should distinguish walking proximity from contractual rights to use private facilities, parking or membership services.
  • The project is marketed as a short drive from the beach and Canggu, but those journey times are estimates, not a practical guarantee. What matters day to day is the approach road, lighting, drainage, construction activity around the site and the reliability of water, power and communications. These details need local confirmation for the specific entrance and home.
  • The map position carried in this registry is a third-party project marker with a 500-metre uncertainty radius. It is not a cadastral coordinate or survey point. Any purchase decision involving a particular rice-field outlook, beach access or the Nuanu boundary requires the legal site plan rather than this neighbourhood-level locator.

Best for: An owner-occupier who wants a small private-pool base in Bali rather than a unit in a large serviced building. The one-bedroom configuration is the most direct fit, provided the buyer does not need an immediate, independently verified move-in date.; A couple, family or group of friends attracted to two separate bedrooms and their own outdoor space. The two-bedroom homes offer a clear use case, although the stepped access, parking arrangements and exact garden boundaries need to work for the people who will actually stay there.; A buyer comfortable evaluating a managed rental property using real operating expenses and contract rights. An external operator may reduce day-to-day work, but the numbers only become meaningful once permitted use, fee deductions, building readiness and the remaining lease term are established.; may not suit: Someone who needs a completed, legally usable rental home immediately. The advertised handover date has passed, public status labels conflict and unit-specific acceptance and occupancy documents have not been inspected.; A buyer seeking freehold land title, automatic long-term extension rights or assured net income. Rise Villas is promoted on a contractual land-lease basis, and neither renewal security nor rental performance is established by the material available..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • Lease terms conflict across the public offers: 27 years for a one-bedroom unit, 28 years with a further 25-year option on the main site, and 30 years on a separate sales page. Neither the signed land lease nor its start date, renewal obligations or extension price has been reviewed.
  • September 2026 was the advertised handover target, but no unit handover evidence was located by 18 October. Public construction estimates of 75% and 85% coexist with 'ready' labels. The PBG status is variously described as an application or an approval, and project-specific PBG/SLF documents were not inspected.
  • The contracting developer, seller entity, land-right holder, exact parcel and legal relationship to Nuanu's boundary remain unresolved. Dream House Group is named on the project site, while Rise Real Bali also calls itself developer and broker. Published payment schedules differ as well.
