Why this project is worth a look
Four identifiable choices
Independent channels describe the same four building-and-plot combinations, which makes the development easier to compare than a project advertised only through generic renders. The exact orientation, sunlight and relationship between neighbouring pools still require a unit-specific plan.
A home, not a resort suite
Private pools and courtyards give each two-bedroom villa an independent feel. That independence is attractive for personal use, but owners may also be individually responsible for pool care, gardening, mechanical repairs and arranging services rather than relying on a hotel operator.
Bedrooms designed for sharing
The upstairs ensuite layout may work well for two couples or guests staying longer than a weekend, particularly if the advertised desks and storage are delivered. Bathroom totals are not consistent across listing descriptions, so the final floor plan matters more than the number displayed in a portal filter.
A disclosed lease expiry
The repeatedly advertised date of 29 August 2058 gives a concrete starting point for analysing the rights being sold. It does not establish that a buyer’s sublease is valid, transferable or renewable: those features depend on the original instruments and the contract actually signed.
Room for an informed decision
Construction progress, delivery month, permits and legal counterparties have not all been verified to the same standard as the physical layout. Treating those as open questions rather than accepting a turnkey label is what separates a considered property purchase from a decision based on an income illustration.
About the project
Four Palms Villas is a four-home development in Bengkel, inland from Bali's Kedungu coast. Each home is detached, arranged over two storeys and planned around its own pool and small courtyard. There is no evidence of a hotel-style resort operation or extensive communal amenities. The proposition is more straightforward: a compact private home with two proper bedrooms, suited to someone who values separation from neighbours and a manageable property rather than the facilities of a larger managed estate. Whether it represents a sensible purchase depends as much on the underlying lease and unfinished construction as on the architecture.

It is easy to mistake the listings for several projects. One portal names the development FOUR PALMS; agencies use Four Palms Villas; a local specialist advertises Palms Villas 1, 2, 3 and 4 as individual properties. Their matching configurations and shared Bengkel location identify one four-villa scheme, not four unrelated launches. This matters because a headline price attached to Villa 4 cannot be assumed to buy Villa 2, and an agent's description of one floor plan may not precisely capture every house in the group.
The most specific published street reference is Jalan Yudistira in Desa Bengkel. Administratively, Bengkel belongs to Kediri district within Tabanan regency. Estate agents often call the area Northern Kedungu, drawing on the better-known coastal destination nearby. That is a useful way to orient a buyer, but it should not be confused with a surveyed lot boundary. No independently established site coordinates, cadastral parcel identifier or verified gate location were available in the documents examined. A map pin for the centre of Kedungu would create a false impression of accuracy, so none is assigned.
The internal arrangement is conventional in a helpful way. A shared living and kitchen space occupies the ground floor, with doors intended to connect it to the courtyard and pool. Both bedrooms are upstairs and are advertised with ensuite bathrooms. Listings also refer to storage, a dressing area and workspaces. That can make a two-bedroom villa more versatile for a couple who works from home or for guests sharing the property, provided the actual room proportions and ventilation match the sales plans. The final architectural drawings are more useful than generic descriptions of tropical design.
The development has four distinct area combinations. Villa 1 is advertised at 135 square metres of building on 112 square metres of land; Villa 2 at 138 on 122; Villa 3 at 127 on 105; and Villa 4 at 128 on 110. Those numbers recur across agents and the larger property portal. They are building and site measurements, not proof of net usable floor area. A two-storey home can have more total building space than the land immediately beneath it. Before comparing the four, a buyer should distinguish indoor circulation and bedrooms from the pool terrace, landscaping and usable outdoor space.
Every villa is marketed with a private swimming pool. Advertisements promise fitted kitchens, furnishings, air-conditioning and other equipment, while one specialist also mentions a water filtration system. These descriptions make the units sound move-in ready at handover, but an inventory has not been independently checked. A finished kitchen can mean very different things depending on the quality and number of appliances supplied; similar uncertainty surrounds furniture, lighting, built-in storage and pool equipment. If the house is to be rented immediately, missing items can become a real upfront cost rather than a minor cosmetic issue.
Published bathroom counts require care. Local agents describe two ensuite bathrooms, whereas another sales description also mentions a guest powder room downstairs; some portal fields simplify the total differently. A downstairs toilet is particularly valuable in a pool villa because day visitors need not go through a private bedroom. The difference may be a counting convention, or it may reflect incomplete descriptions. The only reliable resolution for a selected unit is a signed specification or an approved floor plan that shows sanitary fixtures and plumbing positions.
The properties are being marketed during construction, not as a finished portfolio of trading rental homes. Several agents describe progress as approximately 60 per cent, yet that figure is a sales-side update, not an independent site assessment dated 16 October 2026. A photograph of a structure cannot establish completion of waterproofing, drainage, power supply, mechanical systems or safety checks. Likewise, a listing field marked 'ready' may be generated automatically and should not override more detailed statements that work is ongoing. No verified completion certificate or handover record was identified.
There are competing delivery projections. Rise Real Bali has advertised December 2026. Kedungu Real Estate and another agency describe the first quarter of 2027, while FazWaz explicitly shows March 2027. March 2027 is the more conservative published planning reference, but it is not a legally confirmed delivery deadline. A buyer hoping to occupy the villa for a specific holiday season or start earning rental income on a set date should model the possibility of further delay. Even after physical work is complete, lawful occupation and commercial operation raise separate documentation questions.
The asking prices are not a single coherent price list. In a Rumah123 advertisement updated on 18 June 2026, the four villas are quoted between IDR 4.11 billion and IDR 5.04 billion, with the lowest figure assigned to Villa 4. Rise Real Bali gives a different entry price of IDR 4.16 billion. FazWaz is displaying materially higher prices for the matching units. None of those figures establishes the price a buyer would sign for today, or proves that the houses have appreciated. They may represent different selling stages, packages, sales channels and assumptions. Current stock and the binding currency of payment remain unverified.
Four Palms is offered under a contractual land-lease structure. Multiple agents report an end date of 29 August 2058, and one gives an underlying 35-year master-lease date of 29 August 2023. The actual notarised instrument has not been examined. If the expiry date is correct, a buyer in 2026 or 2027 receives the unexpired part of that arrangement, not a fresh 35-year lease beginning on handover. The closer the property gets to its stated expiry, the more that remaining term is likely to matter to someone considering resale, refinancing or a long period of personal use.
A right to renew is also promoted, reportedly at the landowner's market price and with notice before expiry. That is not the same as a prepaid extension or an unrestricted option to remain on the site. The key questions are whether the right is enforceable by the eventual villa buyer, who determines the new rent, what happens if the parties disagree and whether the benefit can pass to the next owner. The original master lease and the proposed agreement granting the buyer their rights are both required to understand that chain. Marketing copy alone cannot settle it.
Land ownership terminology in Indonesia needs particular care. Hak Milik is a form of land title and should not be presented as something a foreign individual can simply acquire outright. A long-term rental contract, a registered right to use and a company's underlying land right are different legal positions. One property platform includes a certificate label that is inconsistent with its own leasehold description. That inconsistency is a reason to review the actual land register and contracts rather than infer an ownership right from the platform's dropdown menus. The legal outcome depends on the buyer, the land and the documents for this specific deal.
The name Seacrest appears in relation to the design and development of Four Palms. Rise Real Bali identifies PT Seacrest Real Estate as the project company, and an independent directory makes a similar attribution. Seacrest has a business website describing its work in property and development services. However, no first-party Four Palms project confirmation, corporate registry extract or signed contract establishing the precise role of that entity was located. A developer, land lessee, contracting seller and rental manager do not necessarily have to be the same company. The proposed payment recipient should be connected to the legal seller through documents, not assumption.
Permitting is still an important missing piece. Indonesian PBG approval concerns the building work; SLF concerns a building's fitness for use. An agent openly reports that a PBG copy was not in its document package, and another describes PBG and SLF as in process. Neither statement proves that a document does not exist, only that a completed and verified record was not available for this research. Sellers also refer to a specific residential zoning extract and to the wider Tabanan land-use plan, but the parcel-level extract itself has not been reviewed. The legal possibility of running short-stay accommodation needs its own assessment rather than being inferred from the residential label.
Nor is there a demonstrated rental business attached to these four houses. A villa can be furnished and appealing without having a licensed short-stay operator, a proven occupancy record or an executed management agreement. Revenue examples published by agents are projections, not verified results. Before treating the purchase as a cash-generating investment, allow for management charges, utilities, cleaning, insurance, repairs, pool maintenance, downtime and any applicable taxes. The level of service, reporting arrangements and bank-account control matter more than an attractive headline occupancy assumption.
Living in Bengkel presents a different daily routine from choosing a house in central Canggu or right on the beachfront. The appeal is a village setting and the possibility of a quieter base. The trade-off is reliance on transport for many errands and an access road whose practical condition has not been independently tested. Agent-stated driving times should be treated as rough marketing context, not reliable journey forecasts. Local noise, ongoing construction next door, drainage during heavy rain, water supply and service access may shape the experience more than a few minutes either way on a brochure map.
The advertised instalment structure brings a substantial first payment forward. One sales channel asks for 60 per cent at signing, followed by 20 per cent after façade works, 15 per cent at handover and the final five per cent after the keys. This schedule could create exposure long before the house is finished and its legal transfer is ready. The important provisions are the identity of the contracting party, objective stage definitions, permitted delays, remedies, refunds and what must be delivered before money becomes due. No executed construction or sales agreement was supplied to establish those protections here.
Four Palms Villas can be compared meaningfully because its homes, areas and broad layout are documented across several market channels. It is less straightforward to decide whether to buy one. The result will depend on the exact lease chain, verified authorisations, an enforceable delivery date, a real inventory and the agreed price for a named villa. Someone looking for a manageable private residence may regard those issues differently from a buyer expecting immediate, passive holiday-rental income. In either case, the published material is a starting point for a decision, not a substitute for project-specific legal and technical evidence.
Ownership format
Agents market the villas under a contractual land-lease arrangement said to expire on 29 August 2058. The original notarised lease, authority to grant the buyer the relevant rights, the proposed buyer contract and the renewal clause have not been independently inspected.
Home types & sizes
A two-storey private-pool home with the planned living area opening to the courtyard. This is the second-largest building in the group; a binding room schedule and furniture inventory have not been inspected.
Get floor plans and current pricesThe largest advertised building and land parcel of the four. It shares the two-bedroom pool-villa concept, although the extra area says nothing on its own about light, privacy or the orientation of the outdoor space.
Get floor plans and current pricesThe smallest quoted house and plot in the scheme. Local agency descriptions independently identify an ensuite pair of bedrooms and a pool courtyard; the advertised price is not proof that this lot remains on sale.
Get floor plans and current pricesThe lowest price reference in the researched listing set belongs to this villa. Separate local listings describe its pool, furnished concept and two-storey arrangement, but the June asking price cannot be treated as an open offer in October.
