Why this project is worth a look

A genuinely small scheme

Four houses offer a different proposition from a resort-sized development. That may appeal to owners who want a personal place, though the site plan still needs to establish shared access, boundary treatment and how neighbouring villas overlook each other.

Space for another purpose

The additional room gives the three-bedroom layout some flexibility for remote work or family life. Its usefulness depends on the actual plan, so it should not be marketed or priced as a conventional fourth bedroom without evidence.

The view shapes the home

River and jungle scenery are the project's defining features, not a generic decorative theme. Their practical value depends on which house is selected, the setback from the water and the quality of site drainage and landscape maintenance.

Private outdoor living

Pool, garden and parking features are advertised in project listings. Buyers should distinguish a visually complete concept from an agreed inventory, particularly for pool equipment, appliances and warranties.

A lease, not a title

The offered 30-year term may be workable for a buyer comfortable with a time-limited right. It is only as useful as its start date, assignment clauses, landlord authority and any genuinely enforceable renewal mechanism.

About the project

Riverfront III is being marketed as a four-villa riverside development in the Kaba-Kaba area of Tabanan, Bali. It is a distinct entry in the Lawang Tropical Properties collection, not another name for Riverfront I or the six-villa Riverfront II project. The appeal is straightforward: a private home rather than an apartment, three bedrooms plus a flexible extra room, greenery beyond the garden and a small number of neighbours. The proposed homes are described as furnished, with parking and a pool-oriented outdoor setting. The collection currently labels Riverfront III off-plan. That matters more than the polished presentation: buyers are assessing a home that still has to be delivered, not an operating property with an established maintenance record.

It is worth beginning with the experience of living there, rather than the investment projections sometimes attached to Bali villa sales. Three proper bedrooms and three bathrooms can support a family, visiting friends or a longer-stay rental. The additional room is potentially useful as a study, a staff room or storage, but its size and ventilation have not been established in a signed plan. It should not simply be counted as a fourth rentable bedroom. A villa with natural light and an open living space can feel generous even at a modest built area, while a narrow kitchen or inadequate storage can be tiring in daily use. The floor plan of the actual unit is therefore much more valuable than an architectural description of the development as a whole.

There are two different sets of published area figures for the project. Lawang's own collection shows 106 square metres of built space and a 230-square-metre plot. A Properstar advertisement placed under the Lawang Tropical Properties agency name describes 120 square metres on 240 square metres of land. The second advertisement may reflect a design revision, a different villa or a listing error; no public final plan resolves it. We have retained the collection figures as the main reference rather than averaging them. For a purchase, the contract should identify the individual unit, the land parcel allocated to it, gross and enclosed building areas, terraces, parking space and the precise contents of the furniture package. Otherwise a seemingly small measurement discrepancy becomes difficult to resolve after payment.

A private pool and garden are important parts of the proposed lifestyle. Separate project listings refer to individual swimming pools, car parking and furnished interiors, while the developer's shorter summary mentions pool views, river scenery and a carport. Those descriptions broadly support the villa format, but not a complete handover inventory. Pool filtration, waterproofing, outdoor lighting, air conditioning, appliances and replacement parts will all affect the owner's future bills. Tropical timber and natural stone can look excellent in a new home, yet their durability depends on specification and maintenance rather than the name of the material alone. A sensible comparison with another project includes what is actually installed, who warrants it and who is responsible when equipment needs attention.

The river outlook is both the project's visual identity and the reason for a more careful look at the site. A green corridor can offer privacy that is difficult to reproduce in a tightly built coastal street. It does not establish how the land behaves after heavy rain, where surface water goes or whether retaining works are required. Indonesia has rules governing river boundary setbacks; applying them requires the location of the river and the parcel boundary, not a broad neighbourhood label. No parcel-specific topographic survey, bank-stability assessment or approved setback drawing was found in the accessible sales material. This is not evidence of a defect. It is a reminder that the feature most likely to attract a buyer is also one that should be understood physically and legally before the design is accepted.

The neighbourhood description also needs translating into practical expectations. Kaba-Kaba is a village area within Kediri district, Tabanan Regency. The brand's portfolio uses Kaba-Kaba, while an international advertisement for the same Riverfront III villas has been placed under Cepaka. Cepaka and Kaba-Kaba are adjacent but separate villages, according to their local government sources. This discrepancy does not make the project impossible to identify, yet it prevents a reliable pin or street address. The advertisements promote access to Canggu, Seseh Beach and nearby schools. Without the actual approach road, advertised drive times should not be treated as measured journey times. The buyer who expects to walk to cafés or the beach will have a different experience from someone happy to drive through a quieter village setting.

Delivery information comes from advertisements rather than a published construction certificate. Lawang's collection calls the project off-plan. One Rumah123 listing calls it under construction and gives 30 March 2027 as an estimated completion date. The Lawang-branded Properstar advertisement also mentions March 2027, although a separate availability field on that page shows an earlier date. The most defensible description is a proposed first-quarter 2027 delivery, subject to confirmation. There is no independently verified construction milestone for the four villas in the material reviewed. Before turning a projected move-in date into a financial assumption, a buyer needs the build programme, the handover standard and clear remedies for delay, incomplete work or differences from the agreed plans.

The opening price shown by Lawang was EUR 250,000 when checked on 18 October 2026. Rumah123 carries a Riverfront III listing at USD 270,000 and IDR 4,819,500,000. These are published asking figures, not a verified current inventory or a quote for the same specific villa on identical terms. Currency differences should not be silently converted into an alleged discount. What matters is the signed commercial offer: the exact unit, the currency and route of payment, what taxes and notary costs are excluded, when furniture and landscaping are delivered, and whether any amount paid before the final lease is refundable. Small developments can have meaningful differences in exposure, plot shape and privacy from one villa to the next. The lowest displayed price is an entry point, not a complete budget.

Lawang advertises a 30-year leasehold arrangement. In this setting that means a contractual right to use the property for a defined period; it should not be confused with direct ownership of the underlying land. An estate-agent listing carries the label SHM in its certificate field while describing a 30-year lease in the text. SHM refers to a landownership certificate, but the listing does not show whose name is on it or what rights the foreign buyer would receive. The land title, owner identity, chain of authority and final lease instrument have to agree. The contract must also settle the start date, subletting, assignment on resale, inheritance arrangements and what happens at expiry. A long nominal lease can be much less useful if the right cannot be transferred on acceptable terms.

An additional 15-year extension is advertised on the Lawang-branded Properstar listing. It is described as an option, not an independently verified entitlement. Whether it can actually be exercised may depend on consent, a price formula, a deadline and the identity of the landowner at the time. Those terms would materially affect a future resale: an incoming buyer is usually interested in the remaining enforceable rights, not the original headline term. Indonesia's land-title framework distinguishes registered interests from private contracts. The relevant question here is not whether foreigners can generally purchase property in Bali, but who owns this parcel and precisely what the Riverfront III buyer can use, rent out, transfer and protect under the executed agreement.

The brand association is clear; the legal delivery chain is not. Riverfront III appears on Lawang Tropical Properties' own website, and that business describes land sourcing, development, construction and management services. However, the landowning company, the construction counterparty and the contracting landlord for these particular villas have not been independently identified. Lawang's general website says its projects have building approval, yet no Riverfront III-specific PBG document or registration number was available in the reviewed public pages. PBG is the building approval; SLF concerns fitness for use after the relevant checks. They are not interchangeable and a completion estimate does not prove the latter has been issued. The site's zoning and any relevant riverside restrictions likewise need parcel-specific evidence rather than a coloured-zone claim in a listing.

Rental operation is another area where a prepared villa and a prepared business should not be mistaken for the same thing. One listing offers the possibility of full rental management, but no signed Riverfront III management agreement, itemised service fee or operating history was available. A four-home development should not automatically be assumed to have hotel-style staff or communal services. Even if the villa is handed over furnished, a realistic operating budget includes marketing, cleaning, utilities, pool and garden care, replacement items, occasional repairs and periods without guests. Short-stay accommodation also has its own business classification and applicable licensing requirements in Indonesia. The fact that a property is described as a villa, or sits in an allegedly residential zone, does not by itself prove that every intended rental use is permitted.

For the right buyer, this could be a pleasant balance between a usable family layout and a retreat-like setting. It is less obviously suited to someone seeking a completed home, guaranteed occupancy or a walkable beach district. The decision should come back to one of the four villas rather than the development name: its final plans, river exposure, access, maintenance needs, building approvals, land-title documents and the exact lease being offered. Once those are available, the asking price can be compared meaningfully with other Bali homes of similar size and legal structure. Until then, Riverfront III is best viewed as a specific off-plan concept with several promising design features and several important documents still to be checked, not as an already proven investment outcome.
