Why this project is worth a look
Room to actually live
The layout provides a ground-floor main bedroom, a full kitchen, laundry space and an upstairs sleeping area. It is designed around routines as well as holidays, with private space for family members who keep different schedules.
About the project
The Kaya Residences is a small villa development in Nyambu, a village within Kediri district in Tabanan Regency. Its proposition is fairly specific: twelve individual homes behind a shared entrance rather than apartments, hotel rooms or fractional interests. The plans show private pools, gardens, parking and two levels of living space. For someone choosing a place to spend substantial time in Bali, that distinction matters. You are considering an entire home with its own maintenance needs, not a room with hotel services included. The available evidence also places the scheme before verified handover. Marketing pages are active and aggregators describe an off-plan offering, but public completion certificates or signed handover records for particular villas were not available during this review.

The location tells much of the story. Nyambu has a working village identity, including farming, local ceremonies and a community ecotourism initiative. It is not a beachfront extension of Canggu, even though sales copy frequently uses Canggu to explain the wider area. The developer gives the address as Banjar Kebayan, Nyambu, Kediri, Tabanan, Bali 82121. That is more useful than a broad label such as West Bali, but it does not by itself identify the surveyed parcel or the gate coordinates. A visitor looking for a quieter routine might find the setting appealing. Someone expecting to walk between surf breaks, restaurants and a villa should read the location very differently. Driving-time claims vary across advertisements and cannot replace a journey at the hours that matter to the buyer.
PT Kanaka Umah Bali identifies itself as the developer on the project's own website, and the company name is repeated on major project directories. The site also refers to decades of experience building homes in Europe. This may help explain the way the team positions its design, but it is a self-description, not an independently verified track record for the Indonesian company. There are three different questions behind a developer name: who is promoting the project, which legal entity holds the relevant rights to build, and which party will owe the buyer a completed home or the promised lease. A website can establish the marketed identity of a project without answering every one of those legal questions.
The villa layout provides more substance than the lifestyle slogans. The developer places the principal bedroom downstairs, alongside a sizeable living room, kitchen and laundry area. The published room labels give the living room as 40.5 square metres, the kitchen as 17.8 square metres and the laundry as 6.1 square metres. These are design figures rather than measurements of an inspected completed building. One additional first-floor label is ambiguous, so it would be premature to assign every small room a definite function. Still, the broad arrangement is easy to understand: the lower level holds the shared living spaces and one bedroom, which can be useful for households where not everyone wants to use stairs every day.
Upstairs, the project website shows two more bedrooms, measuring 18.4 and 21 square metres, together with two bathrooms and a pergola-covered terrace. The terrace is listed at 36.4 square metres. This allows family members or guests to occupy different parts of the house while keeping the social areas below. It also gives the owner options for working outside or spending time away from the pool. Yet a terrace drawn on a plan does not tell you its exposure to afternoon sun, rain, nearby roofs or future development on adjoining land. Those qualities can differ even between houses of the same design. In a twelve-plot project, the position of the selected plot may be as important as the floor plan itself.
The outdoor areas are an integral part of the scheme, not simply landscaping around a building. The published plan lists a 24.5-square-metre pool, 21 square metres for the garden and barbecue area, a 32-square-metre pool deck and terrace, plus a 16-square-metre carport. These measurements help show how the plot is divided between living, swimming, relaxing and parking. They also explain a practical trade-off. A private pool is convenient because there is no schedule or shared-use rule, but cleaning, water treatment, pumps and surface repairs remain somebody's responsibility. A purchaser assessing long-term running costs needs to know whether the proposed property manager maintains these areas, whether that service is compulsory, and which costs would be charged separately.
The principal property listing describes a three-bedroom, three-bathroom villa with 190 square metres of building area on approximately 203 square metres of land. The project website shows 190 and 203 square metres as headline figures, while the portal distinguishes the building and land measurements. The three-bedroom interpretation also fits the developer's one-bedroom downstairs and two-bedroom upstairs plan. There is, however, a conflict worth keeping visible: Luxe Terra Group advertises a residence with two bedrooms and two bathrooms while giving substantially the same building and plot sizes. It might be describing a different configuration or it might contain an error. Neither explanation is confirmed. The unit card therefore follows the more detailed plan and mainstream listings rather than inventing a second product type.
Shared infrastructure is another part of the offer. Listings refer to controlled access, CCTV, security, guest parking and management of the common areas. In principle, a managed enclosure can make life easier for an owner who spends only part of the year in Bali: access, gardening and shared spaces need not depend entirely on informal arrangements with neighbours. The actual value comes from the management contract, though, not the word 'gated'. Buyers need to know where the private plot ends, who maintains common roads, whether the carport belongs to the chosen villa, how fees are set and what happens when an owner disagrees with the operator. A proposed round-the-clock service is not evidence that staffing has already begun.
The project's sustainability message focuses on daylight, ventilation, water conservation and reduced waste. The design could make sense in a tropical setting where shaded outdoor areas and airflow affect comfort, but the public material does not establish independent environmental certification or actual utility performance. The marketing also refers to electricity, water, internet, drainage and waste management. These are important basics for a house away from the busiest resort streets. They should nonetheless be understood as specified or proposed systems until connections, capacities and maintenance responsibilities are documented for the individual villa. Optional features, including solar equipment mentioned by sales channels, should not be assumed part of the advertised price without a written equipment schedule.
Several services are presented as extensions of the residential experience: grocery delivery, private chefs, transport, spa treatments and a partner benefits card. This is closer to a menu of potentially arranged services than proof of an operating full-service resort. Some arrangements might depend on external providers, extra payment or continued partner participation. Listings also name Dreamscape Property Investment & Development in connection with management of common areas. That attribution does not demonstrate that the firm has signed an enforceable agreement with each buyer, nor does it define a rental-management package. Anyone planning to leave the villa in professional hands should distinguish basic estate upkeep from cleaning between guests, marketing, guest communication, repairs and accounting for rental income.
January 2027 is the completion date shown by major listing platforms. As of 16 October 2026 it remains a forward-looking date, not evidence that foundations, structures or interiors have reached the corresponding stage. No primary project-specific building approval or final building fitness document was reviewed. In the Indonesian system, PBG concerns building approval, while SLF concerns fitness for use. An estate can be advertised as nearly ready without those records being available for inspection, and the lack of a publicly accessible file does not mean an approval was never issued. The sound interpretation is narrower: the buyer cannot yet rely on the documents having been independently checked in this dossier.
A milestone payment plan is published with the project listing. It shows five per cent at reservation, 25 per cent on contract signing, then 20 per cent at foundation completion, 20 per cent when half the structure is complete and 20 per cent at the 80 per cent finishing stage, leaving ten per cent for handover. This is more informative than a generic promise of instalments because it indicates when the developer expects cash to move. It does not answer the difficult questions. The offer does not show who certifies a milestone, whether payments are held separately, what happens after delay or defects, and how cancellation affects the reservation amount. Those protections must be found in the actual contract, not inferred from a neat sequence of percentages.
The publicly displayed asking-price reference on Asia.Villas was USD 299,000 at the October 2026 check. Another marketing outlet quoted prices starting at USD 362,000, while Indonesian portal listings displayed rupiah amounts that have varied between crawls. There may be differences in timing, presentation currency, included services or specific plot, but the public evidence does not isolate one explanation. The USD 299,000 figure is a dated listing anchor, not a commitment that every home is available at that price. Before treating one offer as cheaper, compare the inclusions, furnishing, taxes, legal expenses, lease term remaining at delivery, service fees and payment currency. These items can matter more than a headline discount if the underlying products are not identical.
Land rights and the advertised lease deserve particular attention. The developer promotes an initial 30-year contractual term with a further 20 years. Some brokers describe the combined period as guaranteed. Without the signed land lease and the underlying title documents, that language has not been substantiated. A serious reading needs the start date, the current land-right holder, the parties entitled to bind the land, the conditions and cost of renewal, remedies if renewal fails, and the rules for assigning or inheriting the contractual interest. Contractual lease rights are distinct from Indonesian land titles. Hak Milik is a form of land ownership that a foreign individual cannot simply register directly, Hak Pakai is a right of use, and Hak Guna Bangunan is a right to build on land under defined conditions. A lease quotation does not establish that any of these rights will be held or registered by the purchaser.
Rental potential should be considered as a separate scenario rather than an automatic benefit of owning three bedrooms and a pool. An attractive house can appeal to families and longer-stay guests, but occupancy depends on the specific location, operating standards, season, competing supply and permitted use. Sales materials contain occupancy and return projections that are not supported by actual income records from completed villas in this development. A credible rental model must allow for management charges, marketing fees, cleaning, repairs, insurance, pool care, utilities, taxes and periods without guests. Equally, the legality of short-term accommodation depends on the actual permissions and operating arrangements for the property, not simply on the fact that Bali is a tourism destination.
For owner-occupation, the comparison is simpler but still not effortless. The appeal is space: independent sleeping areas, a full kitchen, laundry, a garden and a pool within a small community. The cost is accepting vehicle-based access to most of the region's entertainment and possibly to some everyday services. The immediate street, nearby building activity, water supply, mobile connection and access during heavy rain will often determine comfort more directly than the project's promotional language. That is why Nyambu should be evaluated as the place where everyday routines happen, rather than an approximation of nearby Canggu. The village's quieter character is a genuine part of the proposition, but it will suit some residents far more than others.
The Kaya Residences therefore warrants consideration as a defined small-villa scheme with a named promoter, a reasonably clear location and unusually detailed room layouts. It does not yet warrant the assumption that a finished villa, an enforceable 50-year occupation period or a proven investment return is being supplied. For buyers prioritising a residential base in Tabanan, those open questions are manageable subjects for focused due diligence. For buyers who require completed accommodation, direct land ownership, walking access to beaches or independently verified rental performance before proceeding, the current public record does not establish a fit. The right decision begins with the particular plot and contract, not with the development's headline promise.
Home types & sizes
The published design puts the principal bedroom below, with two further bedrooms upstairs. Living, cooking and laundry occupy separate areas, with a pool, garden and carport outside. Listings distinguish an approximately 203 sqm plot from a 190 sqm building; exact inclusions and measurements remain unit-specific.

What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The promoted 30-year term plus a further 20 years has not been checked against a signed lease, start date or enforceable renewal provisions. Neither the land title nor the lessor’s authority was verified from primary documents. Portals show January 2027 as the expected completion date, but the current construction stage, project-specific PBG and SLF documents, and individual handovers have not been independently evidenced. The developer’s floor plan and major directories support three bedrooms and a USD 299,000 listing, while Luxe Terra describes two bedrooms and prices from USD 362,000. Unit-specific specifications and availability remain unsettled.
