The concept is built around 40 similarly organised private rooms, each with its own bathroom and balcony, while a substantial part of daily life takes place in large shared spaces. The result combines the privacy of a compact serviced room with a communal kitchen, lounge, workspace, fitness facilities and organised social activities.
Commune occupies part of Rose Apple Square, a mixed-use complex developed by Urban Living Solutions on Rose Apple Road in Svay Dangkum. The wider development also includes Rose Apple Residences, strata offices, the Forum research and work hub, retail and food outlets, fitness areas and landscaped public space. Four mid-rise blocks are arranged around a green courtyard. Residents therefore use both Commune's dedicated shared rooms and selected facilities within the broader urban community.

The operator confirms 40 private rooms measuring 28 sqm each. A typical room comes with a queen-size bed, wardrobe, desk, chair and lamp, bedside table and outdoor balcony furniture. It also has a private bathroom and a small light-meal station with a sink, counter, electric kettle and mini fridge. There is no full private kitchen inside the room; residents are expected to use the large communal kitchen for proper cooking.
The shared areas are the defining feature. Commune lists an 87 sqm fully equipped kitchen, more than 100 sqm of living and workspace, a dining area for 28 people and two balconies separated into smoking and non-smoking zones. These spaces allow residents to work outside their rooms, prepare full meals, meet other housemates or spend an evening in a larger lounge. For someone working online, this may remove the need for a separate office membership or daily café routine.
Current resident benefits include access to a 20-metre swimming pool, Bulldogs Gym and hot-desk space at Siem Reap House. The operator also describes weekly housekeeping with linen and towel changes, community dinners, movie nights, excursions, yoga and other organised activities. Programmes and inclusions can change, so a prospective tenant should confirm the current event calendar and the exact package attached to the chosen lease term.
Rose Apple Square is a completed complex, identified by the architecture profile as built in 2024. Its overall height is limited to 21 metres, and the buildings step around an internal courtyard. Commune is placed on the second and third floors together with part of the residential component. Public and commercial uses, fitness areas, the pool and Forum occupy the lower levels, while two basement floors support parking and parts of the public programme. This arrangement helps separate the more active common areas from the private accommodation floors.
The Rose Apple Road address puts residents close to central Siem Reap without placing them directly in the busiest nightlife streets. Rose Apple Square states that Pub Street is roughly a ten-minute walk away. Cafés, restaurants, shops and everyday services are concentrated in the surrounding central area. At the same time, the complex is organised around its own landscaped courtyard and internal amenities, allowing residents to spend much of the day within the development when they prefer.
Buyers should understand the product distinction. Commune is currently verified as an operating co-living and rental residence. A separate purchase structure for individual Commune rooms, individual titles and resale rights has not been established by the sources reviewed. Sale listings within Rose Apple Square more commonly refer to Rose Apple Residences, which is a different component of the complex. Commune should therefore be treated primarily as a managed accommodation product unless a seller provides transaction-specific ownership documents.
For a resident, the main advantage is convenience: furniture, workspace, housekeeping, fitness, a pool, a proper kitchen and a social network are assembled in one location. The trade-off is equally clear. Private space is limited to 28 sqm, cooking is shared, and the living model involves more interaction with neighbours than a standard apartment. Anyone seeking a fully independent home with a private kitchen and larger living room may be better served by Rose Apple Residences or a conventional apartment elsewhere in Siem Reap.
Before entering a long lease, ask for the current monthly rate, deposit, minimum term, early-exit rules, utility charges, guest policy, parking arrangements and access rules for every shared facility. IPS publishes separate electricity and water charges in its listing, but promotional terms and operating packages may change. The decision should be based on the latest contract and a written schedule of inclusions rather than an older marketing offer.
The architecture of Rose Apple Square is relevant to the quality of Commune's living environment. The buildings are not arranged as a sealed tower with dark internal corridors. They are separated around an open courtyard and use balconies, landscaping, natural light and cross-ventilation. The architects emphasise pedestrian movement and a gradual transition between public, semi-public and private areas. In Siem Reap's hot climate, this is a practical feature: circulation spaces receive more air, while the courtyard functions as the centre of the development rather than leftover space between blocks.
Because Commune is embedded in a mixed-use complex, its value depends on more than the room itself. Residents can use adjacent food, fitness, work and community functions. The same arrangement means that some areas may also be used by office workers, Rose Apple Residences owners and visitors. During a viewing, check access routes, pool and gym hours, courtyard noise, the position of the specific room and which doors or lifts are controlled for residents only.
The financial comparison should look beyond headline monthly rent. A fair alternative is a furnished studio plus the separate cost of housekeeping, a gym, coworking, internet and any furniture that would otherwise be required. The package may be efficient for someone who genuinely uses those services. For a resident who mainly needs a bed and bathroom, bundled amenities may not justify a premium. A written inclusion schedule is therefore more useful than a promotional estimate of the package's total value.
Commune is also different from a short-stay hotel. The shared spaces and events are intended to build a more stable group of residents rather than serve a constantly changing flow of guests. That may make relocation to Siem Reap easier for someone arriving without a local network. Community, however, does not guarantee compatibility with every housemate. Before signing a long agreement, visit in the evening, observe the actual use of common rooms and ask how the operator handles quiet hours, visitors and disputes between residents.
