Why this project is worth a look
Genuinely different homes
The choice runs from a compact apartment through a garden unit or duplex to a private-pool villa. That range matters because a long-stay resident, a short-break visitor and a family will not value the same layout or level of privacy.
About the project
SECRET by INSHI combines three quite different ways of staying in Ubud within one hillside development. The proposed inventory is 40 homes: 14 apartments, eight penthouses and 18 villas. Someone looking for a straightforward one-bedroom base will be considering a different proposition from a buyer attracted by a private pool or a spacious split-level layout. The project's attraction is this range of accommodation overlooking a wooded valley, rather than a single building with interchangeable flats. Each format raises its own questions about usable floor area, privacy, running costs and how the property may be let to guests.

The site is marketed in Petulu, within the wider Ubud area of Gianyar, with access from the Jalan Raya Laplapan locality. A property portal gives a specific street number, while another identifies the location with a map code. Those descriptions are useful for a first visit but do not establish where the cadastral boundary lies or which access road is legally available to the development. The setting matters because the land falls away towards a river. Terraced positioning is intended to give homes a view over the vegetation, but a permanent unobstructed outlook cannot be inferred from an architectural rendering or a general statement on a sales page.
The compact end of the scheme consists of seven one-bedroom apartments described as 41.49 square metres. A second set of seven one-bedroom apartments comes with a garden and a separate entrance, with published overall areas from 82.22 to 100.4 square metres. It would be misleading to compare these two products by dividing their asking prices by the headline area alone. Outdoor space creates genuine enjoyment in Ubud's climate, yet it is not the same as covered, air-conditioned living space. The floor plan and the definition used for the stated area should travel with the buyer's chosen unit, not remain as an assumption in a brochure.
The penthouse offering has seven one-bedroom duplexes of 80.02 square metres and a single three-bedroom penthouse listed at 153.17 square metres. The standard duplex drawing indicates a bedroom, living and kitchen area, bathroom, additional toilet and wardrobe space across two levels. That arrangement can work for longer stays, particularly when two people want some separation between activities. Stairs and circulation space are also part of everyday life, however; a buyer seeking accessible accommodation may prefer a single-level home. The published material does not contain sufficient detail to assume that the sole three-bedroom penthouse follows the same internal arrangement.
There are ten one-bedroom villas and eight two-bedroom villas, all presented with private pools. The smaller one-bedroom villa is shown with a total area of 71.66 square metres, but the brochure labels only 48.45 square metres as net indoor living space. The larger one-bedroom format gives 113.5 square metres overall and 59.32 square metres of net indoor area. Pools, terraces and loungers account for much of the lifestyle appeal; they also account for part of the apparent difference between total and enclosed space. A longer-stay owner may value a desk, wardrobe or dry storage room more than an extra few square metres beside the water.
Area information for the two-bedroom villas needs closer attention. The general accommodation schedule shows models of 153.00 and 164.11 square metres, whereas an individual two-bedroom plan reports 157.86 square metres in total and 76.81 square metres of net internal accommodation. Meanwhile, a separate resale advertisement offers a one-bedroom villa of 139.63 square metres, a figure not present in the brochure's main unit matrix. Such differences may reflect individual plots, design amendments or contrasting methods of measurement. They cannot responsibly be harmonised into one definitive figure. A signed plan for the specific villa is the decisive reference.
Common amenities are a substantial part of the concept. The developer's promotional package includes a restaurant looking into the trees, a shared infinity-edge pool, spa and bath facilities, and parking for cars and motorbikes. Villas add their own pools, while apartment residents rely on shared leisure facilities. This is a more service-intensive form of ownership than an isolated house. Water treatment, cleaning, gardening, pool maintenance, staff and communal repairs must be funded from somewhere. Public sales material does not establish the service-charge budget, who controls it, or whether apartment and villa owners will contribute on the same basis.
Interiors are sold as equipped and furnished, with fitted kitchens, water filtration and smart-home functions controlled through Apple HomePod equipment. That can be attractive to overseas owners who do not want to furnish an investment property from scratch. Yet there is a considerable difference between a presentation showing a complete interior and a contractual inventory that names each appliance, fixture and item of furniture. Warranty terms, service support on Bali, responsibility for failed sensors and the cost of replacements all affect the practical value of the offer. These are not minor afterthoughts when accommodation will be used by a succession of guests.
The published delivery target is the first quarter of 2027, repeated across the project's brochure and several property listings. A target date does not mean construction has finished or that all buildings have received operational clearance. Independent listings describe the development as under construction, but the material examined does not include a verified series of completion certificates or a publicly inspectable handover report. The date on which a buyer may furnish a home, the date keys are transferred and the date on which paying guests can legally stay are separate milestones. Any rental forecast based on an uninterrupted first year should allow for the possibility of a later operating start.
A four-stage schedule is advertised: 30% up front, followed by 20% at foundations, 30% when the main structure is complete and the final 20% at finishing. This is potentially more manageable than paying the entire price before completion, but the protection depends on what the contract calls a completed milestone and who certifies it. The payee, refund provisions, response to defective work and consequences of delay matter at least as much as the percentages. Promotional material also refers to interest-free instalments lasting up to 24 months; no complete signed term sheet for that alternative was available, so it should not be treated as a universal entitlement.
The tenure is particularly important for an international buyer. SECRET by INSHI is advertised on a 30-year contractual land lease with the prospect of a further 30 years. In Indonesia, a contractual lease is not the same as registered land rights such as Hak Milik, Hak Pakai or Hak Guna Bangunan. The first of these is not a land title an overseas individual can simply register in their own name. What a buyer actually receives depends on the seller's authority, the underlying land documents and the wording of the particular agreement. An advertised extension does not, by itself, establish the extension price, enforcement mechanism or even when the initial term begins.
The commercial names surrounding the development also require distinction. INSHI Development is clearly used as the project's development brand. The promotional brochure gives a prominent role to the PREDMET group, and at least one property portal calls PREDMET.Construction the developer outright. It may be perfectly normal for a sponsor, design team and contractor to be separate businesses. The unresolved point is which registered Indonesian company holds the relevant site rights, which company contracts with the purchaser, and why the payment instructions should lead to that recipient. Published corporate branding is not a substitute for that chain of documents.
Building and land-use approvals are a further unresolved part of the picture. Indonesia's PBG process concerns building approval, while an SLF is relevant to a building's fitness for use. Marketing copy says that legal due diligence has been conducted, but we have not examined the full report, the site's approvals or their parcel references. Nor was a project-specific zoning document available to establish what form of guest accommodation is permitted on this particular land. The absence of accessible documents in our review should not be confused with evidence that permissions do not exist. It does mean that rental legality and readiness cannot yet be treated as confirmed attributes of a particular unit.
Asking prices diverge considerably between the portals. One international listing advertises entry from USD 95,400, while another publishes an entry point of USD 122,500 and attaches that figure to a 41.49-square-metre apartment. A further agency shows IDR 1.47 billion using its own reading and conversion of a developer price list. There is no basis for averaging those figures. They may reflect different dates, inventory, currencies or sales channels. Nor does a headline price settle taxes, transaction expenses, furnishing scope, service charges or the true amount paid in exchange for rights over the remaining lease term.
Both holiday accommodation and longer stays feature in the sales proposition. Promotional return models rely on forecasts for nightly rates, occupancy and a future management operation. Those numbers are not an operating history for this development. Actual income will depend on whether short-term letting is permitted for the buyer's unit and business arrangement, when the facilities open, the local market in each season, operator fees, taxes, maintenance and how frequently interiors need refurbishment. The more comfortable a project is for guests, the more operational detail a rental-oriented buyer should expect to see before signing an agreement.
Living beside a river also creates questions that cannot be settled by the project's attractive viewpoint alone. Slope stability, drainage, setbacks from the watercourse and access during the wet season all deserve attention. Rain can change the practical experience of even a beautiful site. Sound is another consideration. A restaurant and shared spa may be welcome amenities for occasional visitors, yet owners planning to live here full time should consider how activity around those spaces carries through the terrain. The best unit will not necessarily be the one with the largest stated area or the closest position to the communal pool.
Secondary-market advertisements already refer to individual homes in SECRET by INSHI as resales even though the stated handover is in 2027. In that context, a resale may be an assignment of contractual rights rather than an immediately habitable villa. Its terms turn on what the first buyer has paid, what remains due to the developer, whether assignment is allowed and how much of the advertised lease period will remain after completion. That distinction matters for pricing too: an apparently discounted resale can have further obligations that do not appear in the headline. The fact that several intermediaries advertise the scheme does not make those offers equivalent.
SECRET by INSHI therefore makes most sense as a choice between distinct homes in a shared, service-led Ubud setting. The small apartment, garden apartment, duplex and private-pool villa can serve quite different lifestyles and rental audiences. Its geography and proposed amenities are relatively well described, and the original plans offer useful detail, especially on internal versus overall area. The remaining uncertainty lies in matters with legal or financial consequences: the land rights, the contracting entity, approved use, actual construction progress and operating costs. Before treating any advertised home as a purchasable investment, the right unit drawing and the deal documents need to tell the same story.
Unit types & sizes
Seven compact apartments with a separate bedroom, living and kitchen space and a bathroom. The small overall footprint can suit occasional stays, but longer-term comfort will depend on daylight, storage and the actual furnished specification delivered with the unit.
Get floor plans and current pricesSeven homes with their own entrance, terrace and garden. Much of the extra quoted area is outdoor space, so it should not be read as indoor accommodation. A broker describes a 100.4-square-metre unit as two-bedroom despite the brochure grouping this size with one-bedroom garden apartments.
Get floor plans and current pricesSeven two-level homes, with a bedroom, living area, kitchen, bathroom, additional WC and wardrobe space shown on the standard drawing. The split can create privacy within a relatively modest home, though stairs and circulation take some of the useful space.
Get floor plans and current pricesA single three-bedroom penthouse appears in the overall unit schedule. The reviewed material does not establish its detailed room arrangement or bathrooms, so specifications from the smaller duplexes should not be carried across without a plan.
Get floor plans and current pricesFour smaller single-storey villas with a terrace and a private pool listed at 14.36 square metres. Their net indoor area is considerably smaller than the overall total, which matters more for full-time living than a brochure's outdoor-space headline.
Get floor plans and current pricesSix single-level villas with a more generous outdoor arrangement and a pool shown as 19.27 square metres. Much of the larger total footprint is devoted to open-air living rather than proportionately larger enclosed rooms.
Get floor plans and current pricesFour two-bedroom villas carry this figure in the site-wide schedule. A separate two-bedroom drawing gives 157.86 square metres, creating uncertainty over which plan governs an individual plot. Private pools are part of the marketed villa offering.
Get floor plans and current pricesFour further two-bedroom villas are listed in the larger bracket. The published 157.86-square-metre detailed plan cannot be reliably assigned to this subgroup. Enclosed area, pool dimensions and terrace allocation need the signed drawing for that exact home.

Best for: Occasional Ubud residents who want a manageable one-bedroom home and access to leisure amenities without caring for a standalone garden and pool themselves. Communal services will still have an ongoing cost even when the apartment is empty.; Buyers who specifically value outdoor living and are choosing between a garden apartment and a self-contained villa. The relevant comparison is privacy, indoor space and practical maintenance rather than simply which home advertises the most square metres.; Rental-minded owners prepared to assess licences, management agreements, seasonal demand and maintenance reserves. The development may be designed for guest stays, but no completed rental operation or guaranteed occupancy is being acquired today.; Off-plan buyers comfortable with milestone payments and a 2027 handover target, provided they can scrutinise the construction progress, land tenure and contractual remedies before committing the initial instalment.; Anyone who needs an already completed, certified home for immediate occupation. The currently advertised programme still points to a first-quarter 2027 handover.; An overseas buyer seeking direct personal ownership of the underlying Indonesian land. The offer is structured around a contractual lease rather than a foreign individual acquiring Hak Milik title.; Buyers who require guaranteed rental income, a fully documented renewal at today's price or certainty about service charges before the relevant agreements have been disclosed.; may not suit: .
What we confirm before booking
A short, project-specific list. We request these from the developer and go through them with you before any payment.
- The marketing material advertises 30 years plus a possible further 30, but the land title, executed lease, term commencement, extension price and payment recipient were not available to inspect. Project-specific PBG, SLF and authorisation for short-stay guest use were not documented in the reviewed sources. INSHI Development is an established marketing identity for this scheme, but some portals designate PREDMET.Construction as developer; the legal allocation of roles is unresolved. Published entry figures include USD 95,400, USD 122,500 and IDR 1.47 billion on different platforms. The brochure lists two-bedroom villas at 153.00 and 164.11 sq m but gives 157.86 sq m on a detailed drawing. A separate resale advertisement quotes a 139.63 sq m one-bedroom villa. The listed street number and mapping point have not been matched to the site's cadastral boundary.
