Why this project is worth a look

Homes at different scales

An apartment and a pool villa serve different needs. INDARI offers both within a single development, giving buyers a practical comparison between lower-maintenance space and a more independent home.

Terraced valley setting

The site is presented as a series of buildings arranged around Ubud's natural contours. Its scenery may be a genuine lifestyle advantage, provided the chosen unit's outlook is supported by a unit-specific plan.

Compact entry layouts

A featured one-bedroom apartment measures 33 sqm. That creates a smaller-format option within the project, although a published minimum size and a developer's entry price do not establish an available unit on those exact terms.

Wellness on the doorstep

Restaurant, spa, yoga and landscaped walking areas are in the proposed amenity plan. Their long-term value depends on who operates them and what residents must pay to use and maintain them.

Milestone-linked payments

The promoted four-stage instalment schedule is tied to foundation, structural and handover events. Buyers can assess the structure, but contractual definitions and remedies matter more than the timetable printed online.

About the project

INDARI by BALIX is a residential development marketed in the Ubud area of Bali, combining apartments, penthouses and individual villas rather than repeating one housing format throughout the site.

That distinction should shape how a buyer approaches it. An apartment may suit someone looking for a manageable base for visits to Ubud; a pool villa introduces more space and privacy, but also more maintenance. The published scheme contains 43 residences, while delivery is scheduled for the third quarter of 2027. Both the scale and the timeline describe the offering, not a completed or legally cleared property ready for occupation.

The developer connection is reasonably clear at brand level. BALIX includes INDARI on its own corporate website, alongside a separate project called Balix Lofts Ubud. Its INDARI description specifies 17 villas and 26 designer apartments. A dedicated INDARI website makes a finer distinction within the apartment stock: 20 apartments and six penthouses, plus 17 villas. The two presentations are compatible, and another development catalogue lists 43 residences. A prominent syndicated property page nevertheless reports only seven units, while other listings use different totals. Those figures may relate to published layouts or sale listings, but no signed unit register was available to settle the terminology.

Location is a defining part of the proposition. Development catalogues place INDARI in Kedewatan, within Ubud district in Gianyar Regency, a village that the local administration also identifies as part of Ubud. This is inland Bali, not a coastal holiday-home address. An owner who values surrounding greenery, wellness facilities and access to the wider Ubud area may find the concept attractive. Someone intending to walk to a beach or depend on frequent airport trips is making a different location decision. Before committing to either use case, the actual entrance and road connection need to be established, not simply a dot placed somewhere within Kedewatan.

The branded marketing places particular weight on its valley setting. Villas and apartment buildings are shown on terraced ground, with paths connecting private homes to shared facilities. Jungle and canyon views are a central selling point. Yet elevation and aspect matter enormously on a contoured site. A home facing an open valley may offer a very different outlook from another unit tucked behind a building or tropical planting. There is no verified unit-by-unit sightline schedule in the material reviewed. The view presented for the development should therefore remain a design intention until the exact unit, its position and its surroundings can be identified on a properly referenced site plan.

The apartment offering starts with a one-bedroom example of 33 square metres on the INDARI website. Small floorplates can be sensible for shorter stays, but they are not interchangeable with larger homes simply because both have one bedroom.

A person who spends several months on Bali may need a practical workspace, storage, reliable ventilation and enough separation between sleeping and living areas. An investor planning furnished rentals will also want to know how comfortably two guests can cook, store luggage and move around. None of that can be settled by a square-metre figure alone, so the actual floor plan and furniture inventory matter more than the project-wide minimum.

Penthouses are presented as a separate six-unit category, with a stated size range of 58–61 square metres and a featured plan of approximately 59 square metres. Buyers should avoid reading more into that label than the documents warrant. It does not establish exclusive access to a roof, an unusually large outdoor terrace or even the exact floor on which the unit sits. The relevant questions concern the internal layout, what areas are included in the stated size, how external space is allocated and whether any additional service charges attach to the unit. A penthouse is attractive only to the extent that its particular specifications deliver the lifestyle it suggests.

The villa selection has a broader range. Published examples comprise one-bedroom villas of 90 square metres, two-bedroom villas of 160 square metres and three-bedroom villas of 270 square metres. The scheme advertises detached homes with private pools. For a buyer considering family stays or hosting several guests, that additional space may make far more sense than an apartment. It also changes the operating economics. Pool care, water systems, gardening, housekeeping and repairs need a budget and clear responsibility. A private pool shown in concept material is not a substitute for a unit specification describing its dimensions, equipment and handover condition.

Published sizes are not completely consistent across the market. A development catalogue advertises a one-bedroom apartment from 39 square metres, a penthouse from 61 square metres and a larger configuration around 271 square metres. These differ from the 33, 59 and 270 square metres featured by the project website.

The discrepancy might come from revised plans, different units or different methods of measuring indoor and outdoor areas; none of those explanations has been established. A reliable comparison starts with a specific unit identifier, an approved floor plan and a clear definition of the area being sold. Price per square metre is not useful when the underlying measurements cannot be matched.

The shared amenity programme is relatively extensive for a scheme of this kind. Restaurant, spa, yoga facilities, retail space, a children's play area, terraces and pedestrian paths are all included in the promotional plan. They could make longer stays more convenient, particularly for someone seeking a quieter base rather than a property centred on nightlife. What has not been established is the operating model. Will the restaurant be a separately run business? Are spa services included for residents or purchased individually? Are owners charged for upkeep whether or not the facilities are open? Until there is an operating budget and clearly defined access arrangement, these amenities remain proposed services, not an entitlement with known costs.

Transport and access deserve attention for similar reasons. Promotional materials refer to a short drive into central Ubud, but the exact site entrance was not independently established. Journeys in this part of Bali depend on local road width, traffic, weather and the particular destination. A buyer planning remote work should also verify stable connectivity and mobile signal at the plot, rather than assume every unit in a scenic valley will work identically. For families, the walking route between a villa, the pool, parking and common spaces may matter as much as proximity to shops. Terraced architecture can be distinctive without being equally convenient for every resident.

The planned third-quarter 2027 completion date appears consistently in BALIX's corporate presentation and the dedicated INDARI website. The publicly available evidence is weaker on current physical progress. Listing platforms describe the development as under construction or off-plan, and their percentages and status labels are not mutually consistent. No independently verifiable project-level construction report, milestone certification or delivery schedule signed into a purchaser's contract was available. A date in marketing material is an expectation. Contractual handover terms, delay remedies and the documentation required for occupation are the safeguards that give that date meaning to a buyer. The promoted payment structure is at least specific. INDARI's website sets out 30% when the contract is signed, 20% at foundation readiness, 30% after structural completion and 20% on handover of keys. This is construction-linked instalment pricing, not evidence that each milestone has already occurred. The contract needs to define what counts as completion, who certifies it and how much notice the buyer receives before the next instalment falls due. It should also address late delivery, non-performance and termination. Equally important is the identity of the party receiving the money: a contract with one entity and a bank account held by another requires an intelligible, documented explanation.

Pricing offers a useful illustration of why headline figures need context. BALIX advertises an entry point from USD 89,700 on its corporate website, checked on 17 October 2026. That is not verified live availability at that figure. Newhomes has advertised a one-bedroom apartment from USD 99,900 in a price update dated 31 March 2026; other agent listings carry higher figures. Alnair also labels its INDARI Apartments catalogue page sold out, whereas Newhomes continues to display apartment pricing. Those are incompatible availability signals, not a reliable live inventory. Differences in unit, furniture package, tenure, payment timing or reporting date could explain the prices. Buyers should request a dated quotation in the contractual currency that identifies the actual residence and accounts for applicable taxes, notarial charges, furniture, recurring fees and any compulsory management arrangements.

The most consequential unresolved issue is tenure. FazWaz and AsiaVillas label the project leasehold. Alnair's INDARI Apartments page cites a 28-year lease and an end date of 31 December 2053. A unit advertisement on Bali.RealEstate, however, uses a freehold classification. None of these listing fields proves what is recorded on the underlying land certificate or what contract an individual buyer would sign. Nor does a lease term quoted for an apartment automatically apply to all villas and penthouses. Without a verified title, contracting entity and unit-specific agreement, it would be misleading to state a settled ownership form for INDARI. Indonesian land law makes that caution necessary, especially for international purchasers. Hak Milik is land ownership and is not a title a foreign individual can simply acquire outright. Hak Pakai is a regulated right of use; Hak Guna Bangunan concerns building rights under a distinct legal framework; a contractual land lease is something else again. Apartment ownership raises further questions about the rights over the underlying land and the unit itself. These are not interchangeable sales labels. What a particular foreign buyer can legally acquire depends on the property structure, the buyer's status, the title holder and current law. A resale or renewal promise has value only when its legal basis and contractual conditions can be demonstrated.

Planning and building documentation is a separate layer. PBG concerns building approval under Indonesia's current system, while SLF is the certificate declaring a completed building fit for use. A published completion quarter does not prove that either document exists. We did not obtain project-specific PBG or SLF evidence, a traceable permit reference, or a documented zoning determination for the plot. This matters particularly where the commercial plan includes food, spa services and potentially short-term accommodation alongside private residences. The permission to build a particular structure should not be confused with permission to use every part of it for an assumed commercial activity.

BALIX's project ownership as a brand is established more clearly than the legal structure behind a sale. Some broker descriptions name PT Scapital Bali Group and link the company to Spain's GBH Group, but they do not supply a verifiable corporate record connecting the proposed contracting party to the land and each unit. The brand might manage design, development or sales while another entity holds title or accepts funds. That division is not inherently problematic; it simply has to be transparent. The purchaser needs the registered entity names, signatory authority, title documents and payment instructions to establish who is responsible for delivery and what is being transferred.

Rental projections deserve the same discipline. BALIX presents modelled returns, but modelled nightly rates, occupancy and management charges are assumptions rather than results earned at INDARI. Before using the property as an income asset, a buyer needs the operator's actual contract, its fee schedule, cleaning and maintenance responsibilities, permitted rental use, owner-stay provisions and reporting arrangements. Villas and apartments will not necessarily have the same costs or guest profiles. A beautiful location may support a compelling holiday concept, but it does not determine net income, lawful operation or the price at which an owner could later sell the remaining contractual interest.

INDARI is therefore worth considering when the attraction is its mix of compact residences and private villas in an Ubud landscape, with shared wellness-oriented facilities planned on site. The material available is detailed enough to identify the overall product and begin comparing layouts. It is not yet detailed enough to treat title, permits, the exact plot, current progress or all-in acquisition costs as verified. A serious selection can proceed once the seller can match an actual unit to its approved plans, contractual rights, price, payment recipient and delivery conditions. Until then, the strongest position is informed interest rather than an assumption that the promotional package resolves the transaction risks.
