Why this project is worth a look

A manageable scale

Sixteen apartments share one low-rise building rather than a large resort campus. That makes the common facilities easy to understand, though the rules for maintaining and funding them still need to be established.

A different coastal rhythm

Seseh appeals to residents who want beach access and a quieter evening routine. It is less compelling for somebody who needs central Canggu’s restaurants and workspaces on the doorstep.

An operating accommodation product

The building appears on an operator’s own booking site and on longer-stay listings. That creates an opportunity to investigate actual operations rather than rely entirely on a launch brochure, without assuming that profitable owner returns follow.

Space designed for staying

A separate bedroom, kitchen and living area offer more everyday flexibility than a conventional hotel room. Buyers still need the apartment-specific floor plan and clear rights over the shared spaces.

About the project

Seseh Living is a small apartment project on Bali’s southwest coast, close to Seseh Beach rather than in central Canggu. The original sales materials describe one two-storey building with 16 one-bedroom apartments, a shared pool and a compact communal site. It is a different proposition from buying an individual villa: the private space is smaller, the outdoor facilities are shared and the running of the building matters as much as the unit itself. Canggu Properti is the developer brand named in the project’s promotional material and property databases. By 2026, a property under the Seseh Living name was also being marketed to paying guests through CPM Bali. That operating presence is useful evidence, but it does not settle the title, sale availability or terms attached to any individual apartment.

The address shown on accommodation platforms is Jalan Pura Jambangan, Cemagi, Mengwi, Badung, Bali 80361. Seseh is the coastal locality; Cemagi is the village in the official administrative chain, followed by Mengwi district and Badung Regency. That distinction becomes practical when a buyer starts comparing the name on the marketing page with a land document or a notarial agreement. A listing might describe the property as Seseh, North Canggu or simply Mengwi without referring to three different developments. The street is identifiable, but the material reviewed does not establish a surveyed plot boundary, land-certificate number or a reliable coordinate for the exact entrance. None of those should be replaced with a convenient pin at the centre of Seseh.

Seseh offers a quieter base than the restaurant-heavy centre of Canggu. The beach, agricultural landscape and relatively local rhythm are real parts of the location’s appeal, particularly for people who want to spend time outdoors and return to an apartment away from the busiest nightlife streets. This is not the same as being isolated or untouched by change. Nearby building works are specifically disclosed in a long-stay listing for Seseh Living, and errands beyond the immediate village still involve the local road network. A walkable beach is one thing; an easy daily commute to a particular café, school or office is another. A prospective resident should judge the actual route and the street’s current conditions rather than rely on the loose regional label of Canggu.

The development was marketed on a site of roughly 1,000 square metres. The scheme shows a communal swimming pool, space around the water, motorcycle parking and a security post. Each apartment was designed around a single bedroom with its own bathroom, plus living space, a kitchen and an outdoor terrace. That arrangement makes sense for a solo occupant or a couple who intend to stay for more than a few nights: being able to prepare meals and work indoors changes the usefulness of a small holiday apartment. There is a corresponding trade-off. Owners do not control the shared pool or common circulation in the way they would control the grounds of a private villa, so maintenance rules, access rights and responsibility for replacement costs need to be legible in the agreements.

Room-size information is less tidy than the headline unit count. Rumavi publishes a 40-square-metre one-bedroom type. A sales partner advertises a 45.65-square-metre variant, while a guest-accommodation listing reports a room around 42 square metres. One resale entry appears to attach a plot-sized figure of more than 1,000 square metres to a single apartment. Those are not interchangeable measurements. A number may include an outdoor area, reflect a different unit or have been entered into the wrong field; none of these explanations is established by the public record. The practical comparison is the signed floor plan for the actual apartment, with its indoor and outdoor areas labelled separately. A development’s land area is not the usable floor area of a unit.

The timeline illustrates why apartment listings need reading in context. Early marketing set a target of the first quarter of 2025. Some sale catalogues continue to classify Seseh Living as off-plan even though the rental operator has an active property page, publishes guest facilities and lists rooms for stays. The sensible conclusion in October 2026 is that the building is being presented and used as guest accommodation, not that the original construction schedule has been independently certified. We did not find a documented handover date for all 16 apartments or the building’s occupancy approval in the public sources examined. A functioning booking page and a legally documented completion are different sorts of evidence; neither should be made to stand in for the other.

The operating identity is worth untangling before talking about rental income. CPM Bali publishes its own Seseh Living page and describes one-bedroom guest accommodation with a private kitchen and a shared pool. A linked accommodation identity appears as AKA Seseh Living, with A.K.A Stays shown as a manager on a booking platform; another long-stay listing names Canggu Properti Management as host. These references point to the same Seseh apartment product, not to documented independent phases of the development. They do not, however, provide an organizational chart or the landholding and selling entities. The company that checks guests in is not necessarily the company authorised to sell a lease interest, receive purchase money or sign an extension agreement.

For guests, the operator advertises furnishings, air-conditioning, internet, kitchen appliances, cleaning and access to the pool. Another listing is pitched at stays of at least a month, widening the potential audience beyond short holidays. These services explain why the apartment format may appeal to remote workers and couples without the need to maintain an entire villa. They also illustrate a common trap in rental projections: services included in a guest’s room price are not automatically free to an owner. Cleaning, linen, electricity, consumables, pool maintenance, booking-platform charges and management fees still have to be paid by somebody. The reviewed material does not show a current owner-management contract setting out those allocations or the treatment of personal stays.

The original sales proposition was a contractual lease arrangement. A partner publication said the lease ran until 17 July 2053 and referred to a possible extension. The wording is historically useful, but we have not reviewed a signed lease for a named apartment, its commencement clause or the document granting renewal rights. The difference matters because a marketing reference to an end date does not reveal whether an extension is at the holder’s discretion, requires a fresh negotiation or has a price already defined. Nor does a button labelled ‘full ownership’ on an investment page demonstrate freehold land ownership. A buyer needs to know exactly what is transferred, by whom, for how long and on what conditions it can later be assigned to another person.

Indonesian land rights should not be compressed into the English word ‘ownership’. Hak Milik is land ownership and is not a title that a foreign individual can simply take in their own name. Hak Pakai is a right of use available in particular circumstances under the applicable rules, while Hak Guna Bangunan, usually shortened to HGB, is a separate building-related land right held by an eligible person or entity. A private long-term lease is not automatically any of those titles. Government Regulation No. 18 of 2021 and the applicable land-agency rules provide the broader legal framework, but the right attached to Seseh Living has not been established from a project land certificate. Minimum-value conditions also apply to some residential purchases by foreigners, so an advertised apartment price is not proof of eligibility for a particular transaction structure. Nor has the seller’s exact legal identity been confirmed. This is the starting point for legal review, not a detail to leave until after a deposit.

The permission trail needs a separate review. In Indonesia, a PBG concerns the approval regime for constructing a building, while an SLF addresses a building’s fitness for use. A rental advertisement, a reservation record or even a business registration number displayed by a travel platform does not prove that the relevant project documents have been issued and are applicable to every unit. We did not obtain a viewable Seseh Living PBG, SLF or plot-specific zoning confirmation. That is a limit of the research, not an allegation that these documents do not exist. For an owner who expects to rent to tourists, the authorised use of the site and the contractual right to operate accommodation are as important as the presence of a swimming pool.

Current sale pricing is not as clear as the marketing imagery suggests. On 18 October 2026 the FazWaz development page displayed one one-bedroom sale listing at about IDR 2.51 billion, while another cached view of the unit entry showed a different number. Rumavi displayed a US-dollar guide price of $179,000; a separate partner advertisement labelled a particular earlier unit offer sold out. These do not amount to a live developer inventory, and the quoted currencies should not be converted into a single apparent price without an appropriate source and date. The asking price might depend on the remaining lease, furnishing, taxes or a resale seller’s circumstances. Even the continued visibility of an advert is not confirmation that the unit is still available to purchase.

There is already more evidence of a rental product than of an independently audited return. The operator markets stays and a property marketplace carried a monthly-rental offer, but neither discloses actual annual occupancy, refunds, owner distributions or repair costs. Sales materials also feature headline return and occupancy percentages; those are promotional projections, not verified Seseh Living operating results. A careful rental case would use bankable data: nights sold or months occupied, realized room rates rather than advertised ones, all platform and management deductions, taxes, replacement furniture, reserve funds and the owner’s permitted personal-use dates. Small buildings may be easier to understand operationally, yet an interruption to management or a problem with the common pool can affect every unit’s attractiveness at once.

Exit is the other side of that calculation. A purchaser is not buying a perpetual stream of income if the right is a lease that becomes shorter with each passing year. The next buyer will care about the assignment procedure, the landowner’s consent, any renewal option and what remains of the building’s useful service life. Those elements can drive a resale decision more than a stylish interior or an attractive advertised nightly rate. Seseh Living is worth examining for someone seeking a compact, furnished coastal base with an existing accommodation operator. A purchase decision, however, requires a coherent file for the specific apartment: verified floor plan, land title, signed transfer instrument, seller authority, permissions, management terms and a full cost schedule.

Ownership format

Original sales material proposed a long-term contractual lease ending on 17 July 2053; the underlying title, executed unit lease and any enforceable renewal right have not been verified.

  • Seseh Beach is described as nearby by the accommodation operator. Published distances are not consistent, and the practical walking route should be judged from the actual entrance.
  • Pererenan’s restaurants and shops are within the surrounding road network, but Seseh is not part of Pererenan’s walkable commercial core. Travel conditions matter.
  • The setting is generally quieter than central Canggu, although one rental listing warns of construction in the immediate area. Neighbouring conditions can change.

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The legal entity behind Canggu Properti, land title, contracting party and enforceable lease or renewal terms have not been established from a unit file. No project-specific PBG, SLF or plot zoning approval was viewed.
  • Early partner materials projected Q1 2025 completion, while some sale databases still say off-plan. Guest accommodation is being marketed, but a documented building handover date and formal operational approval remain unverified.
  • Sources disagree on apartment areas (40, 42 and 45.65 sqm), and one listing contains an implausible plot-scale unit figure. The roughly IDR 2.51B sale quote is only an advertisement; seller-confirmed availability and terms are outstanding.
