Why this project is worth a look
A quieter coastline
Cemagi offers a different daily rhythm from central Canggu, with dark-sand beaches and rice fields nearby. That quieter setting comes with more reliance on a vehicle for restaurants, shops and appointments.
A genuine layout choice
Compact S studios, larger M apartments and split-level S+ designs serve different stay lengths and guest groups. The useful distinction is internal living space, bedroom separation and any terrace, not the category name alone.
Amenities beyond the unit
The proposed rooftop pool and bar, restaurant, gym and courtyard may make a small apartment easier to enjoy or rent. Access arrangements and recurring service charges will determine how valuable those facilities prove in practice.
Management without guarantees
A rental-management programme is advertised, including guest communication and housekeeping. Its actual fee, exclusions and performance should be assessed under a specific agreement, rather than inferred from projected returns.
A documented brand
PREDMET.CONSTRUCTION clearly identifies the development as part of its portfolio. Buyers still need to establish the legal seller, landholder, lease structure, building approvals and the evidence of completed handover.
About the project
PREDMET.CEMAGI makes sense to examine as an apartment purchase, not as a small villa with land attached. It sits in Cemagi, a coastal village in Mengwi, Badung Regency, west of the more established Canggu and Pererenan market. The scheme combines privately occupied apartments with shared leisure facilities and an advertised rental-management service. PREDMET’s current project page describes a 99-unit development and advertises prices from US$104,000. Those are the developer’s public figures, not evidence that a particular unit can be reserved today or that the building has been handed over.

The first choice is between the type of place you want to use and the type of investment you are prepared to own. A compact furnished unit near the sea can work well for occasional stays, but it relies on shared space to provide much of the experience. There is a proposed rooftop pool and bar, places to eat and exercise, a landscaped courtyard and parking. Those amenities may help a small apartment feel more like part of a resort, yet they also create ongoing costs and operational dependencies. A beautiful roof pool has limited value to an owner if access rules are restrictive, maintenance is inconsistent or service charges turn out to be far higher than the original rental projections allowed for.
The different names circulating online do not currently point to separate developments. Predmet.Cemagi, PREDMET.CEMAGI and occasional references to Cemagi Residences describe the same project and location. The unit count is much less settled. The brand’s newer page says 99; an older company presentation described 95; a separately indexed version referred to 107. Independent listings show 89 or, in another case, 65. There is no reliable basis for treating those differences as sold stock, additional phases or a revised legal subdivision. A current architectural schedule showing every residential and commercial unit is needed before using a final total in a valuation or service-charge estimate.
Layout matters more here than the catch-all term ‘one-bedroom apartment’. Detailed listings identify compact S studios of 25.7 m² and 33 m². Some include terraces, which may be substantial relative to the internal living space. Inside a studio, the bed and kitchen occupy the same small living environment; a marketing label suggesting a separate bedroom can therefore be misleading. A buyer intending to spend a month at a time in the unit should think about storage, a desk, ventilation and where luggage goes. A short-stay operator will be more concerned with durable finishes, straightforward housekeeping and whether the balcony is genuinely usable during rainy weather.
There are larger layouts too. The developer’s present marketing groups apartments as S, M and S+, while a specialist listing database identifies M apartments of 58.3 m² and 69.5 m² and split-level S+ variations with separately stated terraces. One older website promoted a two-bedroom L category that is absent from the current main product description. It may simply reflect an earlier design rather than stock still on sale. A 69.5 m² layout with a bedroom separated from the living area is a very different proposition from a studio with a sleeping corner, even if both appear in advertising as one-bedroom units. The signed plan, room dimensions and measurement convention determine what a buyer actually gets.
Cemagi is attractive partly because it is not central Canggu. The local government presents the village through black-sand beaches, rice fields and coastal Balinese life. It can feel less built-up than destinations farther east, but a quieter address also means a different daily routine. Groceries, evening venues and some services are more likely to involve a drive or scooter trip. Sales material gives short travel-time claims to Canggu; traffic and the precise destination can make those estimates unreliable. Being close to the shoreline does not guarantee a safe swimming beach either. Buyers who want a walkable neighbourhood with a broad choice of cafés should test that expectation on the ground rather than assume the surrounding coast operates like Pererenan.
Ocean and rice-field views feature prominently in the pitch, and a number of unit listings distinguish one outlook from the other. Neither view should be presumed for the whole building. The floor, orientation, neighbouring plots and visibility from the actual windows are part of the product being priced. Fields are not a perpetual protected outlook merely because they appear in a sales rendering or current landscape description. Claims about distance to the water also vary across sources, while an independently checked plot boundary and full street address are not publicly available. A mapped point from an agency is useful for finding the area, not for confirming the parcel or the legal right of access to the beach.
The developer’s headline starts at US$104,000, and another PREDMET landing page carries both that figure and a US$101,000 lower bound for one of its advertised size bands. Older versions promoted US$89,000. Meanwhile, unit-level agents list different prices for particular floors and sizes. This is not necessarily evidence of a mistake: the offer may have changed, or figures may refer to different outlooks, floor areas, furnishing packages or historical stock. What matters is the dated written quotation for an identified apartment. It should say whether the price includes tax, furniture, registration and transfer work, which currency will be paid, and whether any deferred instalments or shared-facility charges remain outside the headline amount.
Rental income is the other major part of the presentation, and it deserves more scrutiny than a projected percentage. PREDMET advertises management covering guest bookings, communications, cleaning and upkeep. Third-party marketing has mentioned an operator fee, but there is no publicly reviewed agreement explaining the services, exclusions or termination rights for a particular apartment. Owners face more than a single commission: empty periods, repairs, utilities, linen and cleaning, marketing, taxes and maintenance of common spaces all affect what reaches their account. Studios and larger apartments can have different occupancy patterns. Until there is operating history for the finished building, an advertised yield remains a scenario, not earned income or a promise of payment.
The legal product presented in listings is a long-term contractual lease rather than freehold title over Indonesian land. Several agents describe a 27-year base term with a further 15 years of extension, while other data sets state a different initial term. No executed head lease or unit-specific agreement has been available for comparison. A buyer therefore cannot infer when the lease clock starts, whether renewal is automatic, how the renewal price is determined or which party is legally obliged to honour it. Indonesian land ownership, including Hak Milik, and a contractual right to occupy a unit are different legal interests. For a foreign individual, the important question is the enforceable right actually granted and the evidence connecting it to the landholder’s authority.
Building approval and permission to operate must also be kept separate. PREDMET says its PBG building approval is secured and describes the site as tourism-zoned. The public material does not provide a permit number, the underlying zoning extract or a plot-specific official record. PBG is a building approval; it is not the SLF certificate confirming that a completed building meets the requirements for use. A specialist listing reports an SLF application; it does not reproduce the certificate. Nor has a verified licensing arrangement for short-stay accommodation. A rentable apartment is not automatically a licensed hospitality business simply because a management programme appears in the brochure.
Timing makes these distinctions immediate rather than theoretical. The legacy developer page once named April 2026 as the completion target, a newer campaign page said September 2026, and a listing explicitly updated on 5 October 2026 now shows Q4 2026. Another agency describes fit-out works, while an earlier listing estimates the structure to be about 95% complete. None of those observations proves handover or legal readiness for occupation. As of 18 October 2026, the sensible reading is that construction and completion documents still need verification. The advertised 12-month instalment offer should be reviewed against a current timetable too; a plan designed around an earlier handover date may not match the remaining work.
The company behind the sales brand is another outstanding distinction. PREDMET.CONSTRUCTION openly presents this as its development, so the brand association is well supported. That does not establish which Indonesian entity holds the land interest, signs the purchaser’s agreement or receives the funds. A third-party corporate index includes a similarly named PT Predmet Cemagi Residence, but its appearance in a registry directory does not prove it is the landholder or the contractual seller of these units. A buyer needs a clear link between the developer brand, the named selling entity, the landlord and any future management company. The relationship should be demonstrable in documents rather than left to a salesperson’s explanation.
For the right buyer, the appeal is clear: compact coastal accommodation with common amenities, multiple layout choices and the option to delegate day-to-day rental operations. The trade-off is not simply location versus price. It is the difference between buying a planned rental ecosystem and acquiring an apartment in a finished, licensed, properly documented building. Someone who needs immediate possession, predictable annual service charges or a fixed long-term title has reason to be cautious until those gaps close. Once they do, the project can be compared with alternative apartments on the basis of real floor area, remaining lease years, management economics and what each individual window actually looks out on.
Ownership format
Marketed as a contractual long-term lease, not land freehold. Several listing databases describe 27 years with a possible 15-year extension, but the signed lease, commencement date, remaining term and enforceable renewal conditions have not been made available.
Unit types & sizes
A single compact living space with a sleeping area, kitchenette and shower room. Some variants use an unusually substantial terrace to extend the usable area. The listed dimensions come from a published agency unit schedule, not an executed sale agreement.
Get floor plans and current pricesThe extra floor area does not automatically mean a separate enclosed bedroom. Position within the building, outlook and outdoor space differ by lot. Check the floor plan rather than relying on a generic one-bedroom label.
Get floor plans and current pricesA split-level arrangement gives the accommodation more zones, but stairs and ceiling heights matter for long stays. Interior and terrace measurements vary, so one photographed or listed S+ unit should not stand in for the whole category.
Get floor plans and current pricesA separate bedroom makes these more practical for extended stays than the small studios. The published M1 and M2 plans have different sizes; kitchen arrangement, balcony, floor and outlook need to be matched to an identified lot.

Location
- The location is Desa Cemagi in Mengwi, Badung Regency, on Bali’s south-western coast. It is a distinct village rather than a subdistrict of Canggu.
- Black-sand beaches and farmland are part of the local setting, though neither an ocean view nor a permanent open outlook applies to every apartment.
- Pererenan and Canggu provide a wider choice of retail, dining and services. Journey times depend on road conditions and where in those districts a resident is going.
- A broker-supplied project map pin is available, but the exact cadastral parcel and verified street address are not. The mapped position should be regarded as approximate.
