Why this project is worth a look

A managed coastal base

The appeal is not just proximity to Seseh Beach but the plan to combine residences with dining, workspace and wellness facilities. That can be convenient for owners who are present only part of the year. It is still necessary to distinguish facilities shown in the design from services that have actually opened and been priced.

About the project

Aalaya Residences is planned as a hospitality-led residential development in Seseh, on Bali's southwest coast. It is better approached as an apartment-and-service proposition than as a conventional condominium purchase. The operator intends to handle short-stay and extended-stay guests, run shared amenities and administer a rental pool for participating buyers. The architectural practice, Cousins & Cousins, describes 113 apartments ranging from studios to three-bedroom homes. That establishes the project's identity and broad product range, but it does not tell a buyer what contract will be signed, who will receive the purchase funds or what day-to-day control a resident will retain. Those details are central to the decision.

A buyer drawn to Aalaya's setting is usually looking for a quieter base without giving up access to the cafés, workspaces and services around Pererenan and Canggu. The project markets itself as approximately 400 metres from Seseh Beach and a short drive from Pererenan. Those are developer-supplied location claims rather than independently measured routes from a verified gate. Seseh is a genuine coastal area of Mengwi in Badung Regency; it should not be mistaken for a neighbourhood in central Canggu. The surrounding coastline is known for waves and local community life, not simply for resort swimming. Access, road conditions and the nearest everyday shops will matter differently to a holidaymaker and a year-round resident.

The apartment mix is more varied than the headline price might suggest. Studios have a published internal area of 34–37 sqm. One- and two-bedroom residences are both marketed within a 75–84 sqm internal-area band, while three-bedroom homes are listed at 125–132 sqm. Some have balconies; selected ground-level garden residences are shown with private pools, and penthouse layouts place more emphasis on terraces and outlook. Outdoor spaces are described separately. It would be misleading to add a garden to the interior figure and then compare that combined total with an apartment elsewhere that lists only enclosed floor space.

The overlap between the one- and two-bedroom size bands deserves attention. If both categories fit into a similar internal footprint, an additional bedroom will change the proportion devoted to shared living. For some households that is a good trade-off: a separate room for a child or visitor can be more valuable than an expansive lounge. Others will prefer fewer partitions and greater flexibility for working from home. The published bedroom count alone cannot settle this. Buyers need the plan, orientation and exact external-area schedule for the unit they are considering, especially if they are relying on a private pool or a particular view.

Aalaya's design comes from Cousins & Cousins, which lists Adir Group as its client and calls the work ongoing. Savills independently markets the same project with Adir Group as developer and nu:per as the management brand. The roles should stay distinct: an established architectural portfolio or an overseas property group does not automatically prove that the local project vehicle owns the site, holds the land lease or will sign the purchaser's agreement. An older project website names PT NEA Bali Ventures, and an Indonesian corporate-information aggregator lists a company of that name. No authenticated corporate document reviewed here links all of those roles to the specific plot and the purchaser's contractual counterparty.

The architects and current listings describe 113 apartments, whereas an older official page says 123 apartments and villas. No verified separate phase explains the variation. The official site describes the plot as 55 are; some agents mistakenly call that 55 acres or hectares. The architect also lists an undefined 11,500 sqm project-area figure, which should not be presented as the land area.

Timing is another area where the project should not be presented as further advanced than it is. Aalaya schedules construction for Q1 2027 and handover for December 2027; land preparation is reportedly underway. The architect describes its work as ongoing. Some aggregators instead list Q1 2027 as completion, contradicting the developer's start date. As of 16 October 2026, no independent evidence establishes a completed or operating building. A target date is neither an occupation certificate nor a buyer's contractual remedy for delay.

The published entry price for a whole residence is USD 125,000. This is a starting figure on the official sales site, not a confirmed offer for an identified, available apartment. The headline does not settle taxes, notarial costs, fit-out, exchange rates or unit-specific pricing. The site says settlements use Indonesian rupiah, despite dollar-denominated advertising. Buyers therefore need a written quote and inventory for the unit under discussion.

A lower advertised threshold, USD 25,000, applies to a one-sixth fractional interest rather than to a complete apartment. The operator's materials describe fractional investors receiving one-sixth of the relevant owner revenue and of annual usage rights. Whether that is implemented through direct contractual rights, a shareholding arrangement or another enforceable mechanism cannot be established from the sales copy alone. The ability to sell a fractional position is also advertised, but a statement that resale is permitted is not evidence of an active secondary market or assured liquidity. Transfer restrictions, other holders' rights and fees need to be read in the actual documents.

For whole-unit buyers, the public tenure description is a 27-year contractual lease with a further 30-year extension option. Some advertising calls the extension guaranteed, but Aalaya's FAQ describes a future payment based on two land valuations and shared among owners. The additional 30 years are not already paid for. The website refers to PPJB agreements, a preliminary Indonesian sale-and-purchase commitment. That label cannot substitute for the underlying land instrument, evidence that the grantor controls it, or a review of what happens if the promised extension is not completed on the advertised terms.

Indonesian land law requires particular care with terms such as ownership, leasehold and freehold. Hak Milik is a landownership title that foreign individuals cannot simply take in their own names. Other land rights and contracts may be available under defined conditions, but those distinctions cannot be resolved by a brochure. In Aalaya's case, the original land certificate, lease chain, plot-specific planning evidence and final agreements were not publicly available for review. A foreign buyer should therefore understand the offered rights as a contractual proposal pending scrutiny of the actual legal instruments, not as a verified personal title to the underlying land.

The operator publicly describes its rental pool: deducting 17.5% for booking platforms and 2.5% for bank charges before splitting the balance equally between owners and operator. Staffing, maintenance, insurance, rental-related taxes and reserves are said to come from the operator's portion. This is a proposed distribution formula, not a proven yield. Seasonal prices, occupancy and each recipient's taxes will change the final cash flow. No independently audited local trading record is available.

The advertised 12% return is expressly a target, not a guarantee. With no audited operating history, neither that figure nor the promotional payback period can be adopted as a forecast. Rates, seasonal occupancy, owner reporting, operator incentives and refurbishment funding all matter. So does the time between paying a deposit and receiving any possible rental income. The marketing percentage cannot remove construction or resale risk.

Personal use is not completely unrestricted within the managed rental system. The public terms describe up to six weeks annually for a whole-unit participant, with seasonal points that make highly sought-after dates consume more allowance. Stays are subject to scheduling, and longer personal occupation can reduce rental proceeds. Fractional participants receive a proportionate allocation instead. Someone who wants an occasional Bali base and values management may see this as workable; someone who expects to arrive at any time and stay for months should not assume the rental-pool package will fit without a different agreement. The practical meaning of owner access needs to be explicit before money changes hands.

Amenities are planned around an extended-stay routine: wellness and fitness areas, coworking rooms, dining, pools, family facilities and staffed reception. The website also describes backup electricity and internet arrangements. These are features to be delivered, not independently verified services operating today. Their cost treatment depends on the owner's use model. The website suggests the operator covers ordinary operating expenditure from its share of rental-pool income, while residences used privately are subject to separately billed quarterly service charges. A common facility can therefore be a benefit and a recurring contractual commitment at the same time.

The public payment schedule calls for 10% at reservation, 20% at PPJB signing, 30% at structural completion, another 30% once the building is watertight and fitting-out starts, and 10% on handover. The schedule allocates payments to described stages, but the website does not independently establish an escrow arrangement, independent stage certification or a buyer's recovery mechanism if the delivery timetable changes. Upfront-payment discounts are also advertised; their financial appeal needs to be weighed against the amount exposed before completion. The identity of the payee, applicable exchange rate, milestone evidence and default clauses must be settled in signed documents rather than inferred from a sales page.

Savills publishes a planning-permission reference, PBG-510302-03102025-01. In Indonesia, PBG relates to building approval; SLF addresses fitness for use after construction. The reference in a sales listing is useful for requesting the actual permit, but it is not the permit itself and its project-specific scope has not been independently inspected here. Nor has an SLF been viewed, which is unsurprising for a proposed development but still a fact that should not be blurred with an anticipated handover date. The precise cadastral address and a reliable project-level map pin are also outstanding. Aalaya's concept is sufficiently well described to compare, but its most consequential legal and delivery questions remain tied to documents that are not public.

Unit types & sizes

Studio residence

A compact base for a solo guest or couple, with an en-suite bathroom, kitchenette and storage incorporated into the design. The project separately advertises a 10 sqm balcony for terrace variants; that space should not be folded into the internal-area figure. For extended stays, a usable desk, luggage storage and indoor seating will matter more than a stylised floor-plan label. The advertised entry price does not establish that a particular studio remains available.

One-bedroom residence

Separating the bedroom from the living area gives this layout more flexibility for remote work and longer visits. Depending on the unit, marketing materials describe a 22 sqm balcony or a garden arrangement with a stated 53 sqm outdoor area and a private pool in selected residences. The outdoor dimensions are additional specifications, not proof of a larger interior. Comparing an actual one-bedroom floor plan with the two-bedroom version is especially worthwhile because both are marketed within the same internal-area band.

Two-bedroom residence

The extra bedroom may make the apartment more useful for small families or guests, though the overall internal area is advertised in the same range as the one-bedroom category. Site materials distinguish balcony variants, with a stated 22 sqm balcony, from certain garden units with a 60 sqm garden and a pool. Room sizes, circulation space and bathroom placement therefore become more important than the bedroom count alone. Availability and the exact configuration require a current unit schedule.

Three-bedroom residence

The largest published format combines three bedrooms with either a substantial outdoor setting or a penthouse arrangement. The project lists garden areas of 118–122 sqm for relevant layouts, while terrace and view characteristics differ by position; en-suite bathrooms are also part of the advertised specification. These residences suit buyers who need privacy between bedrooms, but the claim of a mountain or sea outlook must be checked against the exact unit. Neither a current price nor a live inventory is publicly established for this category.

Best for: Part-time Bali users who want a service-led base rather than a house that they must staff, repair and market independently. The scheduled owner-stay arrangements may be an acceptable trade-off for hands-off management.; Buyers prepared to compare specific floor plans and outdoor-area allocations. The project offers several bedroom counts and garden or terrace variants, which creates real choices only once the current unit schedule and specifications are available.; Investors with an extended horizon who can tolerate construction delay, pre-operational uncertainty and a contractual rather than freehold property position. The proposed revenue waterfall can be evaluated, but the advertised return remains untested.; People considering a small fractional position for limited holiday use and a share of managed income, provided the fractional instrument, the other co-holders' rights and the resale procedure withstand independent review.; Anyone requiring a completed unit, immediate rental cash flow or a demonstrated history of earnings. The published handover target is December 2027, with no independent operating performance yet available.; Residents who need unrestricted year-round occupation of the exact unit under the standard managed-rental arrangement. The published owner-use entitlement is calendar-controlled, and more personal use may reduce income.; Buyers who will only consider direct ownership of the underlying land, or who expect an additional thirty years of tenure to be included in the initial price without a future payment. The public proposal establishes neither.; may not suit: .

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • The design architect and current listings refer to 113 apartments; an older official project page says 123 apartments and villas. No approved master plan reconciles those totals or establishes separate phases. The developer’s 55 are should not be confused with incorrect 55-acre or 55-hectare claims on third-party sites. The official programme has construction beginning in Q1 2027 and handover targeted for December 2027, while some agents wrongly label Q1 2027 as completion. Savills quotes PBG-510302-03102025-01, but the permit itself, its permitted scope and any SLF have not been inspected. No reliable parcel address or project-level map coordinates were verified. The land title, lease chain, identity and authority of the contracting PT entity, executed PPJB and management agreement, renewal price obligations and legal mechanism for a one-sixth interest remain undocumented in the public materials.
