Why this project is worth a look
Only five homes
SONLE does not behave like a large housing estate. With just five residences, neighbour density is exceptionally low and each house becomes a much more individual asset. That is attractive for privacy, but it also means the buyer should focus on the exact plot, orientation, fit-out and documents rather than expecting a reliable 'average unit' benchmark from many internal resales.
Family-scale space
LUNE and SOLEIL provide five or six bedrooms and roughly 1,365–1,595 sqm in the core ThinkOfLiving data. That is enough space for a large or multi-generational household, staff accommodation and several work, guest or hobby zones. The same scale also carries a practical cost: cooling, cleaning, pool care, lift maintenance and general upkeep need to fit the household's operating budget, not just its purchase budget.
Courtyard-led design
IDIN Architects organises the home around a central green courtyard, with the swimming pool elevated above it on the second level. The practical benefit is that a very large house can draw in light, ventilation and a private internal outlook without opening its main rooms directly to the surrounding city. A viewing should test whether that concept works as intended in heat, rain and evening use, not merely whether it photographs well.
Inspect, not imagine
SONLE is completed and live listings include furnished, partially furnished and unfurnished homes. Buyers can therefore inspect actual workmanship, drainage, acoustic conditions, pool systems, lift operation and the approach from the main road instead of buying a future specification. The important caution is that two listings with the same project name may not include the same fit-out or even use exactly the same area figure.
Road-first connectivity
Ratchadaphisek Road and quick access to the Si Rat Expressway make the location work particularly well for a car-based Bangkok routine spread across several districts. This is different from buying a central condominium where a five-minute walk to rail is often the decisive convenience. If Wong Sawang MRT will be used every day, verify the real walking or driving route because published distance figures are inconsistent.
About the project
SONLE Residences is a five-home development by SC Asset on Ratchadaphisek Road in northern Bangkok. The number matters more than the luxury language around it. This is not a conventional gated estate with dozens or hundreds of houses sharing a large clubhouse; it is a tiny urban collection of detached three-storey residences. The official project site repeatedly frames privacy as the core idea, while independent project directories confirm the practical structure: five homes, three floors and two principal house types. For a buyer, that means the due-diligence lens should stay on the individual residence, its plot, fit-out and documents. A five-home project can offer unusually low neighbour density, but it also produces very little internal resale evidence. There will never be a deep pool of identical transactions inside the same scheme, so headline price-per-square-metre comparisons are less useful than they would be in a large condominium.
The address is in Wong Sawang, Bang Sue, directly on Ratchadaphisek Road. SONLE's own site gives 0.9 km to the Si Rat Expressway, 5.2 km to Central Ladprao, 1.6 km to Kasemrad Prachachuen Hospital and 13.1 km to Don Mueang International Airport. That pattern tells you how the location works: it is primarily a car-connected Bangkok address, with expressway access doing much of the heavy lifting. The nearest rail connection is Wong Sawang MRT, but the published distance is inconsistent. The project website states 2 km, while current DDproperty listings show roughly 0.8–0.9 km. Rather than averaging those figures, treat them as route-dependent estimates from different map points. If daily rail use matters, the sensible test is the actual route from the project gate at the time of a viewing.

The homes are on a scale that is unusual even within Bangkok's upper end. ThinkOfLiving lists LUNE at 1,365 sqm with five bedrooms, eight bathrooms and five parking spaces; SOLEIL is listed at 1,595 sqm with six bedrooms, nine bathrooms and six parking spaces. Current DDproperty listings for apparently matching house types round those figures to about 1,400 and 1,600 sqm and describe three multipurpose rooms plus a private pool. The differences do not suggest a separate project: the house names, bedroom counts and overall configurations remain consistent. They do, however, matter in a transaction. At this price point, the buyer should expect the sale contract, approved plan and handover documents to make the exact usable area and included spaces unambiguous rather than relying on whichever portal card happens to be current.
The architectural logic is unusually well documented because IDIN Architects publishes SONLE in its own portfolio and identifies itself as both architect and interior designer. The residence is organised around a central landscaped courtyard, using that protected void to bring daylight and ventilation deep into a very large house without exposing primary living spaces directly to the surrounding urban fabric. IDIN also describes an elevated second-floor pool above the courtyard, with overflow water creating a continuous sound layer at the ground-floor living area. That detail is not merely decorative. In a home exceeding a thousand square metres, daylight, cross-ventilation and the relationship between internal circulation and private outdoor space have a major effect on whether the scale feels calm or cumbersome. SONLE's design tries to solve that problem through a green centre rather than through a sequence of sealed rooms.
The project is already a physical product rather than an off-plan promise. ThinkOfLiving and DDproperty place completion in 2025, and live listings describe homes as ready to move into, fully fitted, partially furnished or unfurnished depending on the residence. That changes the buyer's job. There is no need to rely solely on a rendering of what the pool, courtyard, lift or façade might become; the actual house can be inspected for workmanship, drainage, mechanical noise, air-conditioning performance, privacy from neighbouring buildings, pool maintenance and the quality of access from Ratchadaphisek Road. The trade-off is that specification now varies by house. A fully furnished residence at one asking price is not directly comparable with a shell or unfurnished home at another, so the inventory list and handover schedule matter almost as much as the headline number.
Pricing has moved through several public reference points, but those figures should not be turned into a growth story. SC Asset's third-quarter 2025 investor presentation showed SONLE launching from THB 200 million. By 2026, Home.co.th lists the project from THB 260 million, and current portal advertisements include examples around THB 260 million, THB 300 million, THB 350 million and THB 400 million. Those advertisements may represent different house types, furniture packages and agents marketing the same stock. They do not prove appreciation. For a buyer checking the market on 8 September 2026, THB 260 million is a defensible lower public anchor; everything above that should be tied back to a specific house, exact area, fit-out, plot and legal package.
SONLE is not a project where a long list of communal facilities explains the value. DDproperty confirms core estate functions such as security, CCTV and parking, while the more distinctive amenities sit inside the individual homes: private pools, landscaped courtyards and, across multiple professional listings, private lifts. SC Asset's official site also associates owners with The Scential Club, a developer service platform covering concierge assistance, home-related support and wellbeing privileges. Those services should not be confused with physical facilities located inside SONLE itself. A careful buyer should separate the built estate infrastructure, the fixtures included with a particular residence and any post-handover service programme, because each may have different fees, terms and duration.
For a foreign buyer, the ownership language needs to be read much more carefully than a portal's 'freehold' label. Thai government guidance and BOI material confirm the general rule that foreign individuals do not have the same unrestricted right to own land as Thai nationals, except in narrow statutory circumstances. A registered land lease can be part of a lawful structure, and foreigners may hold rights in a building separately from the land, but the structure must be documented for the specific transaction. We did not find a published SONLE foreign-buyer scheme, a land-title type or a sample contract in the public material reviewed. That gap does not make the project unsuitable for a foreign buyer; it simply means that land title, building ownership, registration route and renewal language cannot be inferred from the word 'freehold' in an advertisement.

Ownership format
Current house listings describe the tenure as freehold, but that does not give a foreign individual an automatic right to own the land. Direct foreign land ownership in Thailand is generally restricted and only available in narrow statutory cases; where a registered residential land lease is used, the usual maximum term is 30 years. We did not find a published foreign-buyer structure specific to SONLE Residences, so the land and building rights must be confirmed from the contract and title documents.
Home types & sizes
A three-storey house. ThinkOfLiving lists five parking spaces; a current DDproperty LUNE listing adds three multipurpose rooms and a private pool, while professional listings also support the presence of a private lift. Both unfurnished and fully furnished examples are on the market, so the handover inventory has to be checked for the specific residence.
