Why this project is worth a look
A useful rail link
The strongest daily-life argument is the walk to Wong Sawang station, followed by direct Purple Line travel or a connection at Tao Poon. For a commuter headed along that corridor, the convenience is tangible. For someone working elsewhere, the transfer and onward journey could still dominate the commute; assess the whole trip, not an advertised number of minutes to a central district.
Facilities spread across buildings
The pool, fitness area, outdoor sport and work spaces are not all crammed into the residential lobby. They occupy different parts of the residential and parking buildings, including upper-level leisure space. This can make staying home more enjoyable, but ownership means sharing the long-term cost of running those amenities whether or not you use them.
Real choices within compact sizes
There are two one-bedroom size bands and two different two-bedroom bathroom arrangements. That offers more useful choice than a single bedroom count suggests. A larger one-bedroom might serve a remote-working couple better than the smallest two-bedroom; families should pay close attention to storage, circulation and bathroom access rather than assuming an extra bedroom settles the question.
An existing building to inspect
Completed in 2018, THE LINE Wongsawang lets a buyer assess a functioning condominium instead of relying on a handover schedule. You can see how the public areas have worn, hear the real surroundings and request actual operating statements. The trade-off is a resale transaction with a specific seller and potentially different upkeep from apartment to apartment.
Everyday errands close by
Big C Wongsawang and neighbourhood shops put groceries and simple meals within reach. That is often more useful than a long list of distant attractions. The adjacent main road and rail alignment, however, mean that window orientation, glazing and the preferred time of day to open the balcony matter as much as proximity to amenities.
About the project
THE LINE Wongsawang is an established condominium in northern Bangkok, completed in February 2018. It is a resale decision today, not a bet on a future handover. The project contains 1,287 residential units in a 36-storey tower, together with a separate nine-storey building used for parking and shared facilities. That distinction clears up a confusing detail in property databases: some count one residential building, while others count two structures. Neither description establishes a second residential phase. A buyer is looking at one functioning condominium community with individual owners, individual unit histories and a very different set of questions from those involved in buying a developer launch.
Its most tangible advantage is not the marketing label but the walk to Wong Sawang MRT station on the Purple Line, described in Sansiri material and detailed site reviews as roughly 200 metres. The line runs towards Nonthaburi in one direction and Tao Poon in the other, where passengers can switch to the Blue Line. This is particularly useful for people whose daily destinations match that network. Someone commuting to another part of Bangkok should look at the whole journey, including transfers and the last stretch on foot. Being close to a station reduces one source of uncertainty; it does not make every journey short.

The building stands on Bangkok–Nonthaburi Road at the Wong Sawang end of Bang Sue. This is a working urban neighbourhood, with convenience stores, street-level businesses and Big C Wongsawang nearby. It is convenient for groceries and ordinary errands without necessarily driving to a mall. The same address also means traffic, a major road frontage and an elevated rail corridor in the immediate setting. The relevant question is how a particular apartment faces that environment. A view across the city, a window towards the road and a room looking over shared landscaping can feel very different even within the same development.
Sansiri is the publicly identified developer. Early project documentation names BTS Sansiri Holding Six Limited as the original project-owning company, reflecting the Sansiri–BTS venture. That distinction matters in a resale because the developer brand is not necessarily the party selling the apartment. The current registered owner, any encumbrance affecting the individual unit, and the account receiving the purchase money must form a coherent documentary chain. Recognising the developer is a useful starting point for understanding the building; it is not a substitute for examining the seller’s rights.
The project has two broad apartment families and four clearly identified layout bands. One-bedroom homes come in the smaller 28–28.75 sq m format and in a 31.75–40.75 sq m range. Two-bedroom plans divide into 47.75–53.75 sq m units with one bathroom and 54–55.75 sq m units with two. The overall floor-area range is compact by family-home standards. Two bedrooms do not automatically mean generous shared living space, while a larger one-bedroom may be easier for a couple wanting a desk or more storage. Historical unit information mentions approximately 2.65 m ceilings. What matters in a resale, however, is the actual configuration and condition, particularly if an owner has altered cabinetry or divided a room.
The amenity layout is more distinctive than a standard pool-and-gym specification. A 50-metre swimming pool and fitness facilities occupy the upper level of the parking and leisure building; a futsal area, co-kitchen, work areas and landscaped spaces sit elsewhere across the site. The residential tower has a lobby, a panoramic lounge, screening space and facilities for children. The arrangement offers genuine options for daily use, particularly for people spending time at home. It also introduces management questions: how well the facilities are maintained, whether resident access is straightforward, and whether the common-area budget can support them as the buildings age.
Scale is worth considering alongside those amenities. The development has 1,287 apartments, and independent project visits have reported 537 conventional parking spaces and four passenger lifts serving the residential tower. Those figures say more about the building’s everyday rhythms than the phrase “high-rise”. Lift queues, visitor parking, the route between the two buildings and access at busy hours deserve attention. A parking-space count is not evidence of an individually allocated bay, and neither apartment price nor a sales photograph tells you what parking rights the selected unit actually carries.
The October 2026 resale market does not have one simple project price. A PropertyHub advertisement updated on 6 October offered a 28 sq m one-bedroom apartment for THB 2.14 million. FazWaz’s project-wide listing page showed a starting asking price of about THB 2.4 million, while other portals carried different low figures. These are advertised offers, not verified closed transactions. Some listings may describe the same apartment through several agents; others may remain visible after a sale or a price adjustment. For comparison, keep unit area, floor, furnishings, view, ownership status and outstanding charges side by side rather than treating the cheapest number as the same product.
There is also an observable rental market, but published asking rents should not be mistaken for owner income. October 2026 advertisements included one-bedroom apartments around THB 11,000–13,000 a month, with two-bedroom offers at a higher level. Vacancy, brokerage charges, maintenance, wear on appliances and the time spent securing a suitable tenant all stand between rent requested and cash retained. Many apartments in one complex share a similar location and amenity package. A landlord therefore competes partly on the actual unit: condition, sunlight, sensible furniture, internet arrangements and the clarity of tenancy terms.
Foreign ownership requires unit-level evidence. Thai law allows eligible foreign nationals to register outright ownership of condominium units only within the foreign quota, capped at 49% of the aggregate unit area of the registered condominium. A resale listing marked “freehold” does not, by itself, prove that its unit can be transferred to a foreign buyer under that quota. The condominium juristic person must provide the relevant confirmation for registration, and the buyer’s funds and transfer paperwork also matter. A long lease offered where foreign freehold is unavailable is a different interest, usually subject to a 30-year initial term and contractual renewal conditions. These are not interchangeable products.
Operating costs deserve the same scrutiny as title. Older project material describes common charges increasing across the early operating years from THB 35 to 40 and then 45 per square metre per month; a current portal profile still displays THB 35. Neither is adequate proof of today’s actual charge. Ask for the latest juristic-person statement, any special levies, the condition of the sinking fund and confirmation of unpaid dues for the specific unit. Advertised house rules, including restrictions on pets, should also be checked against the current regulations. After several years of use, the maintenance record of the lifts, pool and building systems is more informative than original launch promises.
The sensible way to view THE LINE Wongsawang is as a practical, transit-oriented resale condominium rather than a generic investment product. Its appeal is grounded in a real rail connection, everyday retail and a broader-than-average collection of communal spaces. The compromises are equally real: compact apartments, a large resident population, exposure to the road or tracks for some units, and the fact that every seller brings a separate legal and maintenance position. The right apartment may suit a rail commuter very well; another in the same building may not. A sound decision starts with the specific unit, the route you would actually travel and the ownership documents that can be produced.
Ownership format
An eligible foreign buyer may own an individual condominium unit outright (foreign freehold) within the statutory limit of 49% of the condominium’s total unit area. A leasehold offer outside available foreign quota is a different legal interest, generally for up to 30 years with any renewal dependent on the contract. The title and quota status of any specific resale unit remain unverified.
Unit types & sizes
The smallest clearly documented one-bedroom plan is aimed at buyers who value a separate sleeping room without needing much extra floor space. It is best assessed by walking through the actual room: storage depth, the dining position and whether a desk fits matter more than the headline size. A 28 sq m resale was advertised for THB 2.14 million on 6 October 2026; that does not establish a building-wide price for this layout.
This band covers meaningfully different apartment sizes, so comparing two advertisements marked simply “one bedroom” can be misleading. The added area may translate into a more workable kitchen, dining spot or home office, but it can also disappear into circulation space. The right test is a room-by-room plan and a visit to the actual listing, including its furnishings and exposure to the road.
A second room creates privacy for a child, a housemate or a home office, but these are still relatively compact two-bedroom apartments. One bathroom is a material distinction from the larger type, especially when several people leave home at the same time. Check the common room and circulation space before treating the extra bedroom as an automatic upgrade over a generous one-bedroom layout.
Two bathrooms change daily routines more than a small increase in the advertised area might suggest. Yet the overall floor plan remains compact. For a household, the arrangement of beds, wardrobes and living room seating is decisive; for a landlord, durable fixtures and maintenance history matter alongside any rent premium. Neither the original project specification nor a portal photograph establishes the condition of the unit now on offer.
These are the documented original layout bands, not a live stock list. Some resale portals label a unit “studio” or leave bathroom information incomplete even where the original project plans describe one- and two-bedroom homes. Use the registered unit area, actual layout and any alterations as the basis for a purchase, rather than relying on a listing category or historical furnishing package. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- Wong Sawang MRT on the Purple Line is described as approximately 200 metres from the site. Walk the actual route to the entrance you would use, particularly if stairs, rain or luggage are relevant.
- Tao Poon is the interchange with the Blue Line. It broadens the rail network available from the building, although it may also add a transfer to the daily journey.
- Big C Wongsawang is roughly 400 metres away in established project reviews, making ordinary grocery trips and quick errands possible without a long drive.
- Bangkok–Nonthaburi Road runs directly beside the development. The result can be strong transport access but different noise and outlook conditions from apartment to apartment.
- Road links serve the wider Bang Sue and Nonthaburi districts; drivers should judge access during the hours they actually travel rather than rely on promotional drive-time claims.

Best for: Commuters with jobs or regular commitments along the Purple Line, or an easy Blue Line connection at Tao Poon, are the clearest match. A walkable station can bring predictability to a daily schedule, especially compared with relying on rush-hour road journeys.; First-time apartment buyers can use the broad one-bedroom selection to prioritise a workable layout, furnishings and a manageable purchase price. In a functioning resale building, it is often more sensible to reserve part of the budget for maintenance and transfer costs than to pay solely for an attractive floor number.; A couple working partly from home may find the larger one-bedroom range more practical than it first appears. Shared work areas are helpful, but private calls, secure equipment storage and the actual level of traffic noise are still matters for the selected apartment.; Small households considering two bedrooms have a genuine choice between one and two bathrooms. That is relevant to morning routines, yet the compact floor areas require a close look at shared living space and storage rather than assuming the bedroom count guarantees family comfort.; Buyers planning conventional long-term rental can evaluate a real operating building and visible tenant asking prices. That is useful evidence, but competing units in the same tower mean furnishing quality, condition and a responsive manager can matter more than broad promises about yield.; Foreign buyers seeking registered condominium freehold may find the asset type appropriate in principle. The decisive qualification is documentary confirmation that the selected unit can legally transfer within the foreign ownership quota, supported by the required payment and registration evidence.; may not suit: Families wanting generous living rooms and multiple large bedrooms may outgrow the original floor plans. The largest documented configuration is still under 56 sq m, and an extra bedroom does not create extra common space.; Buyers who need an exceptionally quiet setting or a dedicated parking place should not assume those conditions from the project description. A main road and rail line sit nearby, and the use of the shared parking capacity needs unit-specific confirmation.; Pet owners and buyers whose plan depends on unrestricted short-stay letting should not treat either use as automatic. Public property profiles describe pet restrictions, while current condominium rules and any legally permitted rental arrangement require separate verification..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Low asking prices differ across portals: a THB 2.14M PropertyHub advertisement was updated on 6 October 2026, FazWaz showed a THB 2.4M project starting point, and Hipflat displayed still lower offers. None has been independently verified as available, unique or achievable in a completed transaction.
- There is no current project-level document establishing remaining foreign freehold quota for the specific unit on sale. A portal’s “freehold” label is not the juristic-person certificate needed for a qualifying foreign transfer.
- The current common-area maintenance rate has not been established. Portal data still shows THB 35/sqm/month, whereas historical project material set out higher amounts in later years. A 2026 juristic-person statement is needed, together with the unit’s actual sinking-fund and outstanding-charge position.
