Current market portals and resale agents commonly add “30” because the community is tied to Soi Pracha Chuen 30. That distinction changes the due-diligence mindset: a buyer is choosing an individual home with two decades of maintenance, alterations and title history rather than buying a standard new-build specification.

The original housing mix was not uniform: the development included two-storey townhomes of roughly 96 sqm and detached houses of about 139–330 sqm. Today's listings are even more varied. Recent stock includes a three-storey townhouse around 160 sqm, renovated detached houses around 150 sqm, larger 288 sqm homes and substantially altered houses around 370 sqm. A single “typical size” therefore does not tell you much. Land area, extensions, parking, structural changes and what is actually recorded in the property documents matter more than the project label.

The lowest visible asking level in September 2026 was a townhouse rather than a detached house: THB 6.85M for a three-storey home of about 160 sqm on 38 sq wah. Detached-house asks sit higher in the current sample. The current sample includes a renovated 150 sqm house at THB 9.9M, a 288 sqm four-bedroom house at THB 12M, and a much larger altered home of roughly 370 sqm at THB 15.9M. These are not comparable developer units, so the spread should not be read as a clean price ladder. Land, renovation quality and the extent of later additions can easily account for large differences.

Location is the durable part of the proposition. The community sits around Soi Pracha Chuen 30 in Wong Sawang, Bang Sue, within an already built-up part of northern Bangkok. Multiple sources connect it with nearby expressway access and the Wong Sawang/Bang Son rail corridor, although published distances are inconsistent from portal to portal. For a real purchase, the useful question is not whether an advertisement says five or ten minutes; it is how the exact house connects to the routes you will actually use at peak traffic times.

The age of the development cuts both ways. A 2003 home deserves a more detailed building inspection than a new delivery: roof and waterproofing, electrical capacity, plumbing, settlement, termite history and undocumented alterations can all affect the true cost of ownership. At the same time, you can inspect an existing street, drainage, neighbouring homes and the actual structure rather than rely on a sales rendering. Chuan Chuen Pracha Chuen 30 currently offers both homes that are essentially renovation projects and homes that sellers have already upgraded heavily, which is why headline prices alone are not enough for comparison.

Foreign-buyer structuring needs special attention because every home comes with land. A foreign national generally cannot register Thai land directly in their own name. A lawful land lease of up to 30 years may be relevant, with the building interest and succession terms reviewed separately, but the exact arrangement depends on the selected property and its title documents. A portal label saying “freehold” describes how the Thai resale market presents the property; it should not be read as confirmation that a foreign buyer can take the land title personally.

This is therefore a more convincing owner-occupier or long-hold resale proposition than a packaged investment product. Rental evidence is thin: in October 2026, one large portal showed a 260 sqm six-bedroom house offered at THB 85,000 per month, but one listing is not enough to establish project-level yield. A sensible comparison is house-by-house: purchase price, land, repair budget, ownership structure and practical access versus other landed homes in Wong Sawang and nearby Bang Sue.
