SC Asset states a zero-metre distance to BTS Bang Bua. That is materially different from a loose 'walk to the station' claim and makes the project especially relevant to residents who genuinely plan to use the Green Line as their primary daily transport.

A defined user base

Sripatum University is stated at roughly 50 metres, and the wider Kaset-Phahonyothin corridor carries substantial education and employment activity. That does not guarantee rental performance, but it gives the project a much clearer living and tenant use case than a building with no obvious daily catchment.

COBE Kaset-Sripatum is a single 23-storey SC Asset condominium on Phahonyothin Road in Lat Yao, Chatuchak. Its strongest factual feature is unusually simple to understand: the developer places the building directly at BTS Bang Bua, at a stated distance of zero metres. The current SC Asset project page lists 396 residential units plus one retail unit, approximately 145 parking spaces and a site of a little over two rai. This is therefore not a generic Bangkok high-rise being sold on a broad 'near transit' message. It is a compact-unit urban project whose daily proposition is built around immediate rail access, the nearby university corridor and shared spaces designed for work, study and leisure outside the apartment.

The administrative location is Lat Yao, Chatuchak, Bangkok 10900, with direct frontage on Phahonyothin Road. SC Asset puts Sripatum University roughly 50 metres from the project, while Kasetsart University lies further along the same north-Bangkok corridor and is accessible via the Green Line. The developer's published surroundings also include Central Ramindra at about 3.4 km, Major Cineplex Ratchayothin at 3.7 km, Lotus Lak Si at 4.1 km and Central Lat Phrao at 6.9 km. Those references are more useful than describing the area as simply 'central': the project makes the most sense for buyers whose routines already involve Chatuchak, Bang Bua, Kaset, Sripatum or the northern Phahonyothin axis.

The building should now be treated as completed rather than as an ordinary construction-stage purchase. SC Asset's own progress page records 100% overall progress as of 31 March 2026, with piling, structural work, architectural work and building systems all shown at 100%. PropertyHub's May 2026 review also describes the condominium as completed and ready to move in. The precise completion year is less clean: some project directories label it 2025, while others use May 2026 or simply 2026. That looks more like a difference in milestone definitions than a different project. The registry therefore records the confirmed completed status without forcing a disputed completion date into a single field.

The apartment mix is more interesting than a standard studio-to-two-bedroom ladder because COBE also includes high-ceiling layouts with an upper level. PropertyHub's detailed review gives conventional studios at 23-26 sq m, one-bedroom units around 30 sq m and two-bedroom units around 45 sq m. High-ceiling versions use similar stated base areas, from 23-26 sq m for studios through 45.94 sq m for a two-bedroom, while the review separately quotes materially larger total usable areas when the upper level is included. Buyers need to keep those two measurements apart. A large usable-area figure is not automatically the area registered on the condominium title, and that distinction affects legal documents, price comparisons and potentially recurring charges.

The amenity programme is closely aligned with the small-unit and university-adjacent format. PropertyHub describes the ground floor as containing a lobby, co-working area, reading lounge, group-study zone, meeting room, sensory garden, mail room, laundry and EV charging. The 23rd floor carries the pool, fitness room, yoga room, club and party spaces, rooftop garden and lounges. SC Asset independently confirms the core facilities: lobby, fitness, co-working, relaxation area, swimming pool, main park, yoga area and meeting room. For a resident in a 23-30 sq m apartment, this matters more than an oversized list of decorative amenities; it gives practical places to work, read, meet and exercise without requiring those functions to fit inside the unit.

Parking deserves a straightforward reading. The developer states approximately 145 parking spaces against 396 residential units. There is no need to turn that into a homemade percentage to see the implication: the project is not designed around one car space automatically following every apartment. For a buyer choosing COBE specifically because the BTS entrance is effectively at the building, that may be a reasonable trade-off. For a household with more than one car, it is a material due-diligence question. The building rules, allocation method and any charges should be checked for the specific unit rather than assumed from the headline project specification.

Pricing also needs to be separated into developer stock and the open resale or assignment market. SC Asset currently advertises a starting level of THB 3.19 million. PropertyHub, meanwhile, carried refreshed late-August 2026 listings around THB 2.9 million, but the feed includes owner resale, down-payment assignments and listings whose headline and description do not always match cleanly. For that reason, the registry uses the official THB 3.19 million developer anchor rather than presenting the lowest marketplace number as if it were directly comparable stock. A cheaper secondary offer can still be attractive, but only after confirming the seller, transfer status, included furniture, outstanding obligations and foreign-quota eligibility.

For an overseas buyer, the legal structure is simpler than a villa purchase but still requires unit-level checking. Thailand permits foreign freehold ownership in a registered condominium only within the statutory foreign quota, capped at 49% of the aggregate condominium unit area. Project and marketplace sources describe COBE as a freehold condominium, but public pages do not show how much foreign quota remains available today. The useful question is therefore not merely whether foreigners can buy in the building. It is whether the exact apartment being considered can be transferred into foreign freehold at the intended closing date and whether the documentation supports that status.

Taken as a whole, COBE Kaset-Sripatum is easiest to justify for someone with a real reason to be in this part of Bangkok. The station-at-the-door location, university access, compact plans and work-oriented common areas form a coherent product rather than a collection of unrelated selling points. The compromises are equally visible: most published homes are small, parking is limited relative to the number of residences, high-ceiling units require careful reading of registered versus usable area, and foreign-quota availability is not public. Those are not reasons to reject the project; they are the practical filters that determine whether a particular unit is a good fit for the buyer standing in front of it.
