A genuinely close station

Wong Sawang MRT is about 200 metres away. That is a tangible daily-life advantage rather than a loose 'near transit' claim, with Purple Line access and onward connections through Tao Poon. The route still deserves a real-world test because a buyer's actual commute may involve another line and a transfer.

Standard and loft choices

The same tower offers both conventional single-level apartments and loft formats. The official size range is compact at 25.25–46.00 sqm, but it still gives a meaningful choice between small one-bedroom units, a one-bedroom-plus layout with a multipurpose room and two-bedroom plans. That is more flexible than a building dominated by near-identical studios.

Amenities for daily use

A 35-metre pool, fitness room, co-working area with two meeting rooms, gardens, sky spaces and barbecue equipment are part of the common-area programme. The dedicated pet park adds a feature that many Bangkok towers do not provide. With 684 apartments, however, buyers should think about how popular facilities may feel at peak times rather than judging them only from rendered images.

Construction is traceable

The development has a public construction tracker and a government environmental record. Together they confirm approved EIA status, construction authorisation and ongoing work, while the current status gives a physical construction stage and a June 2027 target. That does not eliminate delivery risk, but it makes the risk easier to monitor.

Accessible headline entry

The current official starting point of THB 2.39M keeps the absolute entry ticket relatively low for a new Bangkok high-rise. It is not a universal unit price: lofts, larger layouts and higher floors will differ, and some portal advertisements are assignments of an earlier buyer's contract rather than fresh developer stock. The final comparison should be made on the exact unit and total obligation.

Its proposition is straightforward rather than resort-like: compact homes, a high-rise format, quick access to rail and a neighbourhood where everyday shopping already exists around Wong Sawang Road. Wongsawang is the official project spelling, and no separate residential phase or standalone second tower is identified.

The building is not ready to move into as of 30 August 2026. The current target is June 2027; the environmental assessment is approved and a construction permit has been issued. Published construction status shows piling 100% complete, the main structure at the 33rd floor, wall construction at the 20th floor, and electrical and plumbing installation beginning at the lower levels. The government project status also records the development as approved and under construction. Older profiles showing 2026 or partial completion should therefore not be used as the current handover reference.

ONEP lists the project as THE BASE WONGSAWANG at Wong Sawang Road, Wong Sawang, Bang Sue, Bangkok 10800 and names WARRAPINIT CO., LTD., registration number 0105566109968, as the project owner. Sansiri is the public developer brand and sales platform. A buyer does not need to turn this into a corporate-structure exercise, but the contracting entity should match the reservation, sale-and-purchase and transfer documents. There is no identity conflict here: the government record, Sansiri brochure and market profiles describe the same 40-storey, 684-unit tower.

The apartment programme is intentionally compact. Standard one-bedroom units begin at 25.25 sqm, with another one-bedroom group at 29.00–30.25 sqm. A 34.50 sqm plan adds a multipurpose room, while the standard two-bedroom range is 44.75–46.00 sqm with one bathroom. The programme also includes loft layouts: a one-bedroom range of 29.00–30.25 sqm and one-bedroom-plus layouts of 34.50–34.75 sqm. Buyers should use the contractual unit area as the comparison point because some agency listings describe loft usable space differently and can make two similarly named units look larger or smaller than the official brochure table.

The common-area programme is more extensive than a basic pool-and-gym package. It includes an indoor and semi-outdoor lobby, a fitness room with weight-training and multipurpose areas, a 35-metre pool, a fifth-floor garden, a sky lounge, co-working space with two private meeting rooms, a sky garden with barbecue equipment and a separate sky-living area. The project also allows pets and includes a dedicated pet park with exercise and washing features. That is meaningful for an owner with a dog or cat, although final rules on pet size, number, lift access and any fees should be checked in the condominium house rules.

Transport is anchored by Wong Sawang MRT at roughly 200 metres. That is a genuine walking-distance advantage for the Purple Line and connections through Tao Poon, but it does not make every Bangkok journey direct; commuters heading to other central corridors may still need a transfer. For drivers, the Si Rat Expressway connection is roughly 2.5 km away. Parking is published at about 41% of the unit count, so a household that expects guaranteed daily car parking should ask how spaces will be allocated and how resident and visitor parking will work in practice.

The immediate neighbourhood is practical. Wong Sawang fresh market and Big C Marketplace Wong Sawang are roughly 400 metres away, Bai Bua Market around 1.1 km and Gateway at Bangsue about 3.7 km. The wider catchment includes Central Ladprao, Major Cineplex Ratchayothin, King Mongkut's University of Technology North Bangkok, Kasetsart University and Kasemrad Prachachuen Hospital. This matters more than a generic 'central location' claim: the area has useful daily retail, rail, education and healthcare around it, but its character is still north-central Bangkok rather than Sukhumvit or the core Sathorn office district.

The current official starting price is THB 2.39 million. Lower historical headline prices still appear on older market profiles, so they should not automatically be treated as live stock. Because the tower is still being built, the market also contains down-payment and contract-assignment advertisements. Those are structurally different from buying a fresh unit directly from the developer: the buyer may be taking over an earlier purchaser's contractual position, paid instalments and remaining obligations. Seller identity, assignment permission and the payment ledger therefore matter.

Foreign buyers need to separate project eligibility from unit eligibility. Thai law permits qualifying foreigners to own condominium units freehold only within the foreign quota, capped at 49% of the total area of all units in the registered condominium. The public project page does not show which specific apartments at THE BASE Wongsawang remain available within that quota. A condominium label therefore does not mean that any unit can automatically be registered in a foreign buyer's name. The exact unit, quota certificate at transfer, contracting party and source-of-funds documentation need to line up before money is committed, especially in an assignment transaction.

Taken as a whole, THE BASE Wongsawang is a fairly specific Bangkok proposition rather than an all-purpose investment. Its strengths are the short walk to rail, an accessible headline entry price, a broad set of common facilities, pet-friendly positioning and the choice between conventional and loft-style compact layouts. Its compromises are equally concrete: 684 units in one tower, parking well below one space per apartment, an official unit mix that tops out at only 46 sqm, and remaining construction risk until the current June 2027 target. Buyers who are comfortable with those trade-offs should compare actual unit numbers and contracts rather than making the decision from the THE BASE brand name alone.

Ownership format

A foreign buyer may hold a condominium unit freehold only within the statutory foreign quota, which may not exceed 49% of the total area of all units in the registered condominium. The selected unit's quota status must be confirmed before purchase; if foreign freehold is unavailable, any alternative structure, including leasehold, requires a separate review of the actual contract.
