MRT at the doorstep
Wong Sawang station is roughly 170–260 metres away depending on the route and source. For residents using the Purple Line and the Blue Line interchange at Tao Poon, that can be more valuable in daily life than newer finishes in a building that requires a feeder trip to the station.
Real resale depth
Hundreds of apartments and many active listings give buyers genuine comparison power. Similar units can be checked side by side for floor, outlook, renovation and price. The same depth means future sellers face internal competition, so overpaying for an ordinary unit is difficult to justify.
Simple residential product
The confirmed core stock is conventional one- and two-bedroom condominium housing, starting around 30 sqm. There is no hotel-style ownership structure to decode. The important variables are the registered area, actual plan, condition and foreign-quota status of the selected apartment.
Amenities already visible
The pool, gym, sauna, garden, security and parking are operating parts of an established building. A buyer can inspect their current condition rather than relying on launch material. In an older project, maintenance quality tells more than the original brochure.
Value is unit-specific
A lower asking-price anchor around THB 1.9M is attractive for an MRT-adjacent Bangkok condominium, but it does not make every cheap listing good value. Floor, outlook, renovation, tenancy, furnishings and seller urgency all affect the real proposition. Comparable units should be viewed together.
About the project
The Parkland Ratchada–Wongsawang is an established high-rise condominium on Bangkok–Nonthaburi Road in Wong Sawang, Bang Sue, immediately beside the Purple Line corridor. In 2026, the project is best approached as a mature resale building rather than a development launch. Construction risk has largely disappeared; buyers can inspect the actual common areas, compare occupied units and see how the building functions after years of use. That shifts due diligence toward the apartment itself: orientation, floor, noise exposure, renovation quality, juristic-person management, foreign-quota availability and price relative to competing units in the same tower. Narai Property is consistently identified as the developer brand. Home.co.th goes a step further and names บริษัท นายารา พร็อพเพอตี้ จำกัด as the project owner within the Narai Property group. The development is a single 33-storey building on a site of roughly 4 rai 2 ngan 3 square wah.
There is a genuine source conflict over the unit count. Home.co.th, DDproperty, FazWaz and Hipflat all report 743 residential units, with DDproperty also mentioning one office unit. PropertyHub instead lists 734 units. The registry uses 743 because it is supported by several independent project profiles and by the more detailed historical descriptions, while the discrepancy remains explicitly recorded rather than silently discarded. Completion timing is similarly inconsistent: FazWaz and Hipflat give December 2014, whereas DDproperty and PropertyHub use 2015. December 2014 is retained as the more specific completion reference, but a buyer should not treat either portal date as a substitute for the condominium's registered documents. For a building of this age the practical difference between late 2014 and 2015 is small; the more useful lesson is that secondary-market data often contains small mismatches that need to be separated from facts that materially affect a transaction.

The core unit mix is relatively straightforward. Home.co.th and DDproperty consistently show one-bedroom apartments of about 30–39.5 sqm and two-bedroom apartments from roughly 44 to 126 sqm. Some other portals also label studio and three-bedroom stock, but those categories are less consistently documented, so they are not treated as part of the confirmed base mix here. That distinction matters on resale. Agents may describe altered or unusually configured units using marketing labels that do not perfectly match the original project typology. The registered area, title deed and actual plan of the selected apartment should therefore carry more weight than a portal category. This is especially important at the upper end of the two-bedroom range: a rare large apartment approaching 126 sqm is a different product from the common 44–50 sqm two-bedroom stock even though both may be advertised under the same bedroom count.
Transport is the clearest location advantage. DDproperty places Wong Sawang MRT about 170 metres from the project, while FazWaz gives a walking distance of roughly 260 metres depending on the route and measurement point. The station is on Bangkok's Purple Line, with a connection to the Blue Line at Tao Poon. That makes the building practical for residents whose routine runs through Bang Sue, Tao Poon, Nonthaburi or the wider MRT network. Big C Wong Sawang is also directly across the broader junction area, so everyday retail is close. The trade-off is equally visible: this is a main-road, rail-adjacent urban address. Apartments facing Bangkok–Nonthaburi Road or the elevated rail infrastructure can have a different acoustic profile from inward-facing units. A high floor can improve outlook without eliminating traffic or train noise, so an in-person visit at a busy time is more useful than assuming that height alone guarantees quiet.
The established amenity package includes a swimming pool, fitness room, sauna, landscaped areas, parking, CCTV, 24-hour security and key-card access. DDproperty's historical project description gives approximately 356 parking spaces, well below the number of apartments. That ratio is not automatically a deal-breaker in a rail-connected building, but it matters for an owner who expects to drive every day. Current parking rules, entitlement per apartment, visitor arrangements and real evening occupancy are worth checking with the juristic person. PropertyHub publishes a common-area fee reference of THB 33 per sqm per month. Treat that as a screening figure rather than a contractual amount: before transfer, the buyer should see the latest common-fee invoice, confirm that the seller has cleared arrears and understand whether any other building charges are pending.
The resale market is deep enough to give buyers leverage through comparison. DDproperty currently shows asking prices starting around THB 1.9M with dozens of sale listings, while PropertyHub carries a large pool of both sales and rentals. That depth lets a buyer compare similar apartments within the same building instead of judging value from one listing. It also creates competition for owners. A standard 30 sqm one-bedroom is not scarce simply because the building is next to the MRT; condition, furnishing, orientation, floor and realistic pricing determine whether it stands out against the next available unit. For a rental investor, the same principle applies. The project offers a clear transport story and established tenant market, but headline gross yield should not be inferred from asking prices alone. The useful investment case comes from disciplined acquisition, verified running costs and a unit that is genuinely competitive within its own building.
Ownership format
A foreign buyer may register condominium freehold only while the building's foreign ownership quota remains available.
