The building is already operating with active sale and rental stock, so buyers can inspect the actual residence, outlook, common areas and daily route rather than buying a future promise. That removes much of the construction uncertainty, although title, seller and technical due diligence remain unit-specific.
A broad size ladder
The range starts around 42 sqm and extends into large family and duplex formats. The same address can serve a one-bedroom city buyer or a household needing three or four bedrooms. That breadth is useful for owner-occupiers who want to remain in Sathorn long term rather than treat the project purely as an investment entry point.
Amenities with structure
The main wellness and leisure deck sits around the 11th floor, while additional skyline spaces are placed much higher in the tower. Pools, fitness, sauna/steam, children’s areas, library, work and entertainment rooms create a self-contained residential programme. The buyer's practical follow-up is operating cost and house rules, not the brochure's facility count.
Central, not station-attached
Supalai states roughly 800 m to MRT Lumphini, while BNH Hospital, St. Joseph Convent School, Lumpini Park and Silom Complex are all within about 450–900 m. The location works well for the Sathorn–Silom corridor, but it is not a station-in-the-building proposition. Anyone relying on rail daily should walk the route before committing.
A market to compare
Completed stock means developer offers and private resales can be compared side by side instead of relying on a launch price list. That can create opportunity, but it also makes due diligence more granular: seller identity, title, foreign quota, fit-out, condition, floor, view and the reason behind a lower asking price all matter.
About the project
Supalai Icon Sathorn is a completed 56-storey condominium on South Sathorn Road in Thung Maha Mek. The first thing to understand is the distinction between the residential tower and the wider development. Supalai describes one residential building with 720 units, while contractor Syntec separately identifies a 56-storey residential building, a 14-storey office building and 10-storey car-park buildings. This dossier therefore covers the condominium rather than treating the office component as residential stock, while still recognising the mixed-use setting around it. For a buyer, that means on-site commercial activity and a busier weekday environment than a purely residential compound. It is also a mature transaction rather than an off-plan bet: completed units are being sold and rented in the open market, and Supalai's current project page still invites enquiries and advertises its own starting price.
The tower is large by central-Bangkok standards, with 720 residences over 56 floors, but its unit mix is much broader than a typical compact-investment high-rise. Supalai's current page lists one- to four-bedroom homes, penthouses and duplexes, with a public size range of roughly 42–350 sqm. A detailed floor-plan review breaks that down into one-bedrooms around 42–45 sqm, one-bedroom-plus layouts around 57.5–61 sqm, two-bedrooms from 60–98 sqm, three-bedrooms from 100.5–189 sqm and substantial duplex homes higher in the building. This creates a credible owner-occupier path for couples and families who want to stay in Sathorn rather than move out for more space. The trade-off is scale. Buyers looking for a quiet boutique building with a few neighbours per floor should not confuse a high specification with low density; this is a large urban residential complex with extensive shared facilities.

The amenity programme is unusually substantial and is spread vertically through the building. A detailed review places major common areas on the first and 11th floors, with additional skyline facilities around floors 53–54. The 11th-floor programme includes swimming, fitness, yoga and other exercise spaces, hydrotherapy, sauna and steam rooms, children's facilities, a library/co-living work area and entertainment rooms. Upper levels add a sky lounge and landscaped viewing space. Supalai's current page also lists meeting space, a game room, theatre, EV charging, 24-hour security, access systems, digital door locks and retail. That range is useful to an owner who expects to use the building as a home, not just an address. For an investor, the key question is less about how many facilities appear in the brochure and more about actual operating costs and whether a particular unit captures enough rental or resale premium to justify them.
The floor stack also changes the character of the product as you move up the tower. Published plans place conventional simplex residences mainly on floors 12–46, with larger duplex formats concentrated on floors 47–56; parts of floors 53–54 are shared amenity zones, and the highest levels include penthouse product. Lower and mid residential levels carry more units per floor, while the upper collection becomes less dense. That makes bedroom count a weak comparison tool on its own. A 42 sqm one-bedroom in the lower residential stack and a high-floor duplex are effectively different asset classes within the same address. Even inside a single bedroom category, layouts and orientations vary. Buyers should therefore review the exact plan, window direction, neighbouring buildings, lift/core position and proximity to common areas rather than assuming a generic show-unit layout represents the unit being purchased.
The location works best as a Sathorn business-and-living address rather than a condominium physically attached to rail. Supalai states about 450 m to BNH Hospital, 550 m to St. Joseph Convent School, 800 m to MRT Lumphini, 850 m to Lumpini Park and 900 m to Silom Complex. The current FAQ also references BTS Chong Nonsi and a shuttle service, but the checked official location block does not publish a precise BTS distance, so we do not manufacture one. In practical terms, the project sits within the Sathorn–Silom employment and lifestyle corridor with a major park, school, hospital and retail within a relatively tight radius. Buyers who require a genuinely doorstep rail station should walk the route themselves. South Sathorn Road is also a heavily used urban artery, so driving time, traffic exposure and noise will vary materially by time of day, floor and unit orientation.
Pricing now comes from two overlapping markets. Supalai's live page advertises a starting price of about THB 9.19M as of 29 August 2026. At the same time, PropertyHub shows dozens of active sale advertisements, including a 42 sqm one-bedroom at THB 8.59M and other 42 sqm units around THB 8.8–9.0M; current two-bedroom examples sit materially higher. We therefore use THB 8.59M as the lowest clearly observed market anchor, not as a promise from Supalai. The gap is not inherently suspicious in a completed building: developer-held units, private resales and investor exits can all coexist. What matters is identifying the seller, understanding what is included, confirming that title can be transferred, checking foreign-quota eligibility where relevant, and asking whether a lower-priced unit carries a compromise in floor, outlook, fit-out or condition.
Foreign buyers should focus on the legal position of the exact unit rather than the project's marketing label. Supalai's official video describes Supalai Icon Sathorn as a freehold condominium, while Thailand's government portal states the core statutory rule that aggregate foreign-owned condominium area cannot exceed 49% of the registered condominium. Freehold is therefore possible for a foreign purchaser, but it is not automatically available on every unit offered for sale. Before committing substantial funds, the buyer should obtain confirmation that the chosen unit can be transferred within the foreign quota and verify the seller's title documents. Leasehold may appear in the market where foreign freehold is unavailable, but that is a materially different tenure and should be reviewed as its own contract. Supalai's current FAQ also says its duplex units have ownership covering both floors, a useful specific to the project point that still needs to match the title documentation for the unit being acquired.
Completion timing is one area where the public record uses different milestones. PropertyHub records completion in 2024, and Supalai's official channel was already marketing the project as ready to move in by May 2024. Syntec, however, publishes a construction-progress series that only reaches 100% in March 2025. Those statements can coexist if they refer to different definitions of readiness — residential occupancy, unit handover, residual construction work or completion of the wider mixed-use site. Rather than inventing a single precise date, the registry uses the unambiguous current status: completed. By 2026 the building has an active sale and rental market. A buyer who needs the formal completion or registration date for accounting, legal due diligence or building-age analysis should obtain it from the condominium registration and title documents rather than relying on a marketing page or portal summary.
Overall, Supalai Icon Sathorn makes most sense for a buyer who wants a completed high-rise in Bangkok's core business district, values larger family-capable layouts and expects to use a serious amenity package. Its strengths are tangible: South Sathorn Road, a broad spectrum of unit sizes, upper-floor duplex product and an already established resale market. The compromises are equally tangible. Seven hundred and twenty homes do not create boutique privacy; the mixed-use complex brings daytime activity; MRT Lumphini is about an 800-metre walk rather than a station in the lobby; and current asking stock is heterogeneous in seller and legal position. This is therefore a project where unit selection matters more than the headline brand. Floor, view, layout, condition, asking price against comparable stock, foreign-quota status and a proper inspection of the finished residence will determine whether a particular purchase is strong.

Ownership format
Supalai markets the project as a freehold condominium. A foreign buyer may hold a unit freehold within the statutory foreign quota, capped at 49% of the aggregate unit area of the registered condominium. Quota availability must be confirmed for the selected unit before transfer; leasehold may be offered outside available quota depending on the unit and contract.
Unit types & sizes
The core entry format for a single resident or couple. Current asking stock around 42 sqm also defines the lower end of the resale market, making this the easiest category for price comparisons across multiple sellers. Floor, outlook and fit-out condition can matter more than a few extra square metres.
A useful step between a standard one-bedroom and a full two-bedroom. The extra room can function as a study, guest room or flexible space, making it particularly relevant to a resident who works from home but does not need the cost and footprint of the next category.
A broad category with multiple plan types. Smaller versions can work for a couple needing a study or a small family, while layouts near the top of the range provide more substantial living areas. Bathroom count, kitchen configuration and orientation should be compared on the exact unit rather than assumed from the bedroom label.

View and orientation can materially change both the experience and the asking price, so project-wide averages are less useful here.
An upper-floor two-level product that behaves more like a vertical city house than a conventional apartment. It suits buyers who want stronger separation between private and social areas at high elevation. Supalai's FAQ specifically states that duplex ownership covers both levels, subject to the exact unit title documentation.

Their scarcity means comparisons should focus on the specific plan, view and condition rather than a project-wide price-per-square-metre figure.
Supalai includes penthouses in the official unit mix, while detailed market databases contain upper-floor entries larger than the official public 350 sqm range. We therefore do not assign a single size to this card; the exact plan and titled area of a selected penthouse need unit-level verification.
