That can add real day-to-day utility in a dense CBD location, although the final delivered specification should be rechecked after the regulatory process is resolved.

The project publishes a clear two-tower structure, 755 units, 433 parking spaces and defined size ranges for the main apartment types. That gives buyers enough substance to compare actual units instead of relying on renders and broad luxury positioning.

The timeline is the issue

The permitting dispute makes 125 Sathorn a long-horizon purchase with material timing uncertainty. It only makes sense for a buyer who understands that risk and receives contract terms built around the current legal reality rather than the former 2026 handover message.

About the project

125 Sathorn is a twin-tower residential development on South Sathorn Road in Thung Maha Mek, within Bangkok's established Sathorn business district. The current project configuration shows two 36-storey towers on a single site: Park-view Residences with 414 units and City-view Residences with 341, for a total of 755 apartments. A landscaped central courtyard of roughly 450 sq m links the scheme, while the published amenity programme covers more than 4,500 sq m. The site has approximately 97 metres of frontage along Sathorn Road. In practical terms, this is a sizeable urban condominium rather than a boutique building, with homes ranging from compact one-bedroom layouts to four-bedroom residences, duplex penthouses and large penthouses.

The address is one of the easiest parts of the project to understand: 125 South Sathorn Road, Thung Maha Mek, Sathon, Bangkok 10120. Project materials put Chong Nonsi station at about 500 metres, and the development sits directly on one of the district's major roads. That makes it relevant to buyers whose daily life is centred on Sathorn and Silom, especially those who value rail access and proximity to the core office district. The trade-off is equally clear. Sathorn is dense, busy and traffic-heavy; it is a central-city environment, not a quiet low-rise residential enclave. Someone prioritising silence, low traffic or a resort-style neighbourhood may dislike the setting even if the apartment itself suits them.

PMT Property is the project company. The latest corporate ownership information shows Thoresen Thai Agencies at 60%, Kanden Realty & Development at 30% and Toray Construction at 10%. Palmer & Turner handled the architectural design, Design Worldwide Partnership the interiors, and TROP the landscape work. The published scheme includes 433 parking spaces: 275 automated and 158 conventional, equivalent to about 57% of the apartment count. That is a meaningful practical point for an owner who expects to drive. Parking provision is substantial, but it does not amount to a dedicated space for every unit, so the eventual rules and availability matter.

The most important fact about 125 Sathorn in 2026 is that it should not be approached as a normal near-completion off-plan purchase. In 2023, Thailand's Central Administrative Court revoked the project's EIA approval and construction permit in a dispute over how allowable building area had been calculated after the original land parcel was subdivided. The ruling was appealed. A later corporate risk disclosure sets out two working completion scenarios: around 2029 if the appeal succeeds, or around 2030 if the EIA must be resubmitted. Some project and portal pages still display 2026, but that date is no longer a sensible basis for a buyer's planning.

That regulatory position changes the due-diligence priorities. With a typical condominium under construction, buyers mainly focus on build progress, payment milestones, developer delivery and remaining inventory. Here, the legal timetable also affects when construction can proceed, what may need to be amended and how contractual protections should be written. The latest primary disclosure found for this research says basement levels B1-B3 and the ground level had been completed by August 2024, with work capable of continuing up to the sixth floor without affecting the portion potentially requiring redesign. The same disclosure reported bookings at about 15% as of 31 October 2025. Those facts show a live development rather than an abandoned site, but they do not support the old handover date.

The residential mix is broad. One-bedroom units are published at approximately 28.55-43.70 sq m; two-bedroom homes at 59.70-103.85 sq m; three-bedroom layouts at 120.15-152.45 sq m; and four-bedroom units at roughly 178.35-178.90 sq m. Duplex penthouses extend from about 163.60 to 330.60 sq m, while penthouses are listed at around 260.75-282.85 sq m. This breadth matters when comparing value. A compact one-bedroom apartment and a 170-plus-sq-m family residence in the same towers are not substitutes, and a project-wide starting price says very little about the actual cost of the unit a buyer may want. Floor, aspect, tower, view and layout need to be compared like for like.

The amenity programme is unusually extensive on paper. Published plans include a 50-metre swimming pool, children's water area, jacuzzi, steam and sauna rooms, a large fitness centre, yoga and multipurpose spaces, a library and co-working area, music room, children's areas, a social club, private dining and event spaces, karaoke and private theatre facilities, barbecue decks, a panoramic garden and a putting green. There is also the 450-sq-m central courtyard between the two towers. These features are a real part of the concept, but a 2026 buyer should distinguish the design brief from the final delivered specification. Until the regulatory process is resolved and the final approved scheme is clear, it would be imprudent to assume that every originally published facility is immutable.

Public pricing is also inconsistent. DDproperty was showing a starting level of about THB 8.06 million in August 2026, while Nestopa displayed roughly THB 10.23 million. Launch-era figures from 2022 and 2023 were lower again, but they are historical and should not be treated as a current offer. For this project, the sensible sequence is to identify a specific unit first, then confirm whether it is genuinely available, the exact purchase price, the current payment schedule, foreign-quota status and the contract language dealing with the court process and revised delivery timetable. A low headline price is not enough information to judge the transaction.

Ownership format

The project is marketed as a freehold condominium. A foreign buyer can register freehold ownership only within the statutory foreign quota, capped at 49% of the aggregate condominium unit area; quota availability for the chosen unit must be confirmed before signing.
