Much more can be inspected physically than in an off-plan deal.

The developer is Grand Unity Development Co., Ltd., a company within the Univentures group. Univentures' public company information records Grand Unity as 100% held, while the ANIL project page itself names Grand Unity as the developer and publishes the core project specifications. That gives the scheme a clear corporate identity rather than a marketing brand detached from the legal developer. For a resale buyer, however, the developer's identity is only one layer of the file. The address is one of the project's strongest practical attributes. Grand Unity describes the building as 0 metres from BTS Saint Louis, which is best understood as direct adjacency to the station rather than a literal door-to-platform measurement. The same source lists BTS Surasak at roughly 450 metres and Chong Nonsi at roughly 500 metres. Saint Louis Hospital, Bangkok Christian College, Saint Louis Suksa and major Sathorn office towers are also close. This is a genuine inner-business-district residence rather than a destination resort asset. The trade-off is equally clear: Sathorn is a busy commercial corridor, so orientation, glazing performance, floor level and the specific outlook can matter more here than in a quiet residential soi.

Several portals create an address inconsistency that is worth flagging rather than silently smoothing over. The developer places the project on North Sathorn Road. Thai project reviews also identify North Sathorn Road, Sathorn Soi 12, Si Lom, Bang Rak. Some DDproperty headers automatically show 122 South Sathorn Road, Thung Maha Mek, Sathon, while the body of individual listings again gives North Sathorn Road, Si Lom, Bang Rak. The physical building itself is not in doubt; the issue is portal taxonomy around the road boundary.
