More than small units

The official plan set includes two-bedroom homes up to 141 sqm, 2+1-bedroom layouts and three-bedroom configurations up to 154 sqm. The project can therefore work for buyers who need genuine living space, although the resale market—not the original brochure—determines what is actually available now.

A vertical amenity club

The main resident facilities are distributed across levels 35 to 39 and the rooftop, separating swimming, wellness, work, events, exercise and private dining. That makes the amenity stack meaningful, but resale buyers should inspect current condition, access rules and booking policies.

Resale discipline matters

Primary sales were reported as fully sold by year-end 2025, so a portal advertisement should be treated as a unit-specific transaction rather than assumed developer inventory. Foreign buyers also need current foreign-quota confirmation for the chosen title before committing funds.

About the project

TAIT Sathorn 12 is now a completed 40-storey condominium in Bangkok’s Sathorn district, so the buying decision is about a real operating building rather than an off-plan promise. Raimon Land’s current project page gives the controlling specification of 231 residences and an approximate Q3 2023 completion. The development began as a 51:49 joint venture between Raimon Land and Japan’s Tokyo Tatemono. In November 2024, Raimon Land notified the market regulator that it had approved the purchase of its partner’s 49% stake in Raimon Land Sathorn, the project company. For a buyer in 2026, the useful consequence is simple: the building can be inspected as it is, including common areas, lifts, views, noise, unit condition and the quality of day-to-day management.

The project should be treated as a secondary-market building rather than a conventional developer launch. In its 2026 AGM minutes, Raimon Land reported that TAIT Sathorn 12 had reached 100% sales by the end of 2025, while ownership transfers were about 96%, with the balance expected to be completed during 2026. Live portal inventory therefore does not prove that the developer still has stock. A listing may be a normal resale, an investor exit, a unit that is still completing transfer, or the same apartment syndicated by several agencies. Before a deposit is paid, the buyer needs the identity and authority of the seller, the title and registered particulars of the specific unit, and a clear explanation of how the proposed transfer will be executed.

The location works because it is specific, not because of a generic 'CBD' label. Raimon Land places Saint Louis BTS 180 metres from the project and also lists Chong Nonsi at 470 metres and Surasak at 750 metres. Current market records identify the building at 175 North Sathon Road, in Soi Sathon 12, Si Lom, Bang Rak, Bangkok 10500. For someone working in the Sathorn-Silom office corridor, that can make rail and walking the default for many daily trips. The trade-off is the normal one for central Bangkok: dense traffic, active streets and surrounding high-rise development. Floor, orientation, neighbouring construction and the time of day can change the experience dramatically, so the view and acoustic environment deserve an in-person inspection.

Official project data puts 231 units into a 40-storey tower with parking for approximately 211 cars. That is a materially different scale from Bangkok mega-projects with hundreds of apartments in each block, although it should not be turned into a claim that lifts will always be empty or management will always feel private. The sloping glazed elevation was designed by A49, with landscape work by Shma. Those design credits matter less than the way the geometry affects a specific home: buyers should look at glazing, columns, furniture walls, usable corners, heat and light exposure, and whether the advertised skyline view is protected or simply unobstructed today.

The published floor-plan library is broader than a simple one- and two-bedroom summary suggests. Raimon Land shows one-bedroom layouts from 40.0 to about 68.2 sqm, two-bedroom plans from 77.5 to 141.0 sqm, 2+1-bedroom layouts at 125 and 133 sqm, and three-bedroom configurations at 135.49 and 154 sqm. Resale advertising may use different room labels from the original design schedule, especially when a multipurpose room is marketed as a bedroom or when plans have been combined or altered. For that reason, the registered area and approved plan matter more than the marketing label attached to a resale listing.

The amenity programme is unusually easy to verify because Raimon Land published it floor by floor. Level 35 has separate steam areas; level 36 contains the semi-outdoor pool, children’s pool, jacuzzi and lounge; level 37 combines an amphitheatre with reading, meeting and work space; level 38 houses the gym and studio; level 39 has a private dining and event room; and the rooftop is an outdoor relaxation deck. At ground level, the landscape includes a dedicated green area for pets. This gives the building a genuine vertical club component, but a resale buyer should still inspect wear, booking rules, operating hours and current juristic-person policies rather than assuming launch-era descriptions answer every practical question.

The public asking-price range is useful only as a market marker. On 30 August 2026, DDproperty displayed listings from THB 10.3 million, while PropertyHub had a specific 40.54 sqm one-bedroom listing at THB 10.654 million refreshed on 23 August. That makes the lower end observable rather than purely theoretical, but portal counts are not unique-stock counts and the cheapest advertisement may carry a tenant, an unusual furnishing package, transfer conditions or simply be gone by the time a buyer enquires. A serious comparison should match size, floor, aspect, condition, tenancy status and ownership form before deciding whether a unit is genuinely cheap.

For a foreign buyer, the legal question is unit-specific. Thailand’s Department of Lands states that foreign ownership in a condominium may not exceed 49% of the aggregate area of all units in the building, and a certificate from the condominium juristic person is part of the transfer process to a foreign purchaser. We did not find a public live figure for TAIT Sathorn 12’s remaining foreign quota. That is not unusual in a completed project: the quota moves as units transfer. Foreign-quota availability, the seller’s title, the no-debt certificate and the transfer route should therefore be checked before any non-refundable payment.

Ownership format

The condominium uses individual unit titles. A foreign buyer can register freehold only within the statutory foreign quota, capped at 49% of the aggregate unit area in the building. Quota availability for the selected unit must be confirmed by the condominium juristic person before transfer. If quota is unavailable, foreign freehold cannot be registered; if a leasehold is offered instead, its term, renewal provisions and other conditions require contract-specific review.

40–68.2 sqm

The plan library ranges from compact homes around 40 sqm to much larger 67–68 sqm one-bedroom layouts. On resale, two nominally identical one-bedroom units can feel quite different because of façade geometry, glazing, aspect and the space available for a desk or flexible zone.

2 bedrooms
77.5–141 sqm

This is the broadest size band in the official plans, with layouts around 79, 84, 87, 92.5, 98.5, 104–124 and 141 sqm. Price per square metre alone is a weak comparison because room proportions, aspect and circulation can make two resale units with the same bedroom count function very differently.

2+1 bedrooms
125–133 sqm

Raimon Land’s plan library shows confirmed 2+1 configurations at 125 and 133 sqm. The extra room is best treated as flexible space for a study, child or guest use; on resale, its marketing label should be checked against the registered plan.

3 bedrooms
135.49–154 sqm

The official page shows three-bedroom configurations at 135.49 and 154 sqm, including a combined-plan layout. They are a limited part of a 231-unit building, so the historical plan set should never be mistaken for current availability; only live resale stock answers that question.
