Genuinely larger layouts

The published range starts with a 45.25 sqm one-bedroom and extends through two-bedroom homes up to roughly 90.75 sqm before moving into large three-bedroom residences. That gives owner-occupiers more room to plan around work, storage and family life instead of choosing only between small investment-sized units.

A 215-home building

WIDEN is one 34-storey residential tower with 215 units. The count does not by itself guarantee privacy, but it gives a much clearer sense of scale than a multi-tower development with thousands of homes and shared facilities spread across a much larger population.

Pet ownership is designed in

Sansiri explicitly presents the project as pet-friendly and includes a dedicated double-gated pet playground. Owners should still read the final condominium rules for animal size, number and use of shared areas, but the policy is built into the project concept rather than added only by agents.

Parking is a real feature

The developer publishes an approximately 105% parking ratio, with EV charging also listed. In a central Bangkok district where many households still depend on cars, that can have more day-to-day value than an extra decorative lounge, although space allocation must be checked in the condominium rules.

Residential Sathon setting

Nang Linchi gives the project access to Sathon, Narathiwat, Rama IV and Rama III without placing the building directly on the busiest office roads. The trade-off is straightforward: a more residential feel, but not a BTS- or MRT-front commute.

About the project

WIDEN by Sansiri is a high-rise condominium under construction on Nang Linchi Road in Thung Maha Mek, Sathon. Sansiri's current project page describes a single 34-storey residential building with 215 homes on approximately 3,200 sqm of land. The latest construction update published by Sansiri on 10 August 2026 states an expected completion date of February 2028 and says both the environmental approval and construction permit are in place. That matters more than the launch language: anyone buying now is taking construction and delivery timing into account, rather than purchasing a ready-to-move home.

The address works differently from Bangkok projects built directly around a BTS or MRT entrance. Nang Linchi is an established residential pocket between Sathon, Narathiwat and Rama III, with road access doing more of the practical work than rail access. Property platforms place the closest rapid-transit option on the BRT network, while BTS and MRT stations sit farther away. For buyers who drive, use taxis regularly or work around Sathon and Rama III, that can be a reasonable trade. For someone who wants a train station within a few minutes on foot every morning, it is a real limitation and should be tested with the actual commute, not hidden behind the broad label of 'central Bangkok'.

Daily convenience is one of the clearer strengths of the location. Sansiri lists Market Place Nang Linchi and Villa Market at roughly 100 metres from the project, Makro Sathorn at about 1.1 km, Raintree International School at about 450 metres and BNH Hospital at around 2 km. One Bangkok is listed at 2.7 km and King Power Mahanakhon at 2.9 km. These are developer-published distances, so they should not be treated as door-to-door travel times, but they do show the shape of the neighbourhood: groceries and routine services sit close by, while Sathon's office cluster and larger city destinations remain within a relatively compact central area.

The apartment mix is notably different from the studio-heavy pattern common in many Bangkok launches. The smallest published layout is a one-bedroom of about 45.25 sqm. Two-bedroom plans run through several configurations from roughly 63.75 to 90.75 sqm, including an 88.50 sqm two-bedroom-plus format with additional flexible space. Standard three-bedroom homes are around 143.75 sqm. On floors 31 to 33, the WIDEN Signature series moves into much larger residences: Skyline at about 186.50 sqm, Twiline at about 200.25 sqm and Riverline at about 209.75 sqm. That range makes the project relevant to buyers who intend to live in the property for years, not only those looking for the smallest possible ticket size.

Parking is published at approximately 105% of the unit count, and EV charging is listed among the project features. We do not turn that percentage into a calculated number of spaces because the primary material publishes a ratio, not a final allocation schedule. Even so, the ratio is meaningful in a central district where a practical parking setup can matter as much as another lounge. Buyers with cars should still ask how spaces are allocated, whether any are reserved by unit type, what guest parking looks like and whether EV chargers are communal or assigned. The headline percentage is useful, but it is not a substitute for the condominium rules.

The pet-friendly positioning is more than a tag on brokerage advertisements. Sansiri's own material describes a dedicated pet playground with a double-gated entrance, and the project page presents pet ownership as part of the residential concept. The wider amenity set includes The Park landscaped garden, a lobby lounge, a 25-metre infinity-edge panoramic pool facing toward the Bang Kachao river bend, a children's pool, jacuzzi, sky lounge, co-living area, meeting room and private work pods, fitness suite, sauna, steam room and rooftop garden. This is a substantial amount of shared space for 215 residences. The practical question for an owner is not whether the amenity list is long, but whether those facilities match the way the household will actually live and whether future common-area costs feel justified.

Ownership needs a unit-level check. The project is marketed as freehold, and international market listings show units offered under the foreign quota. Under Thailand's condominium rules, foreign freehold ownership is limited to 49% of the aggregate saleable unit area of the building. That means a foreign buyer should confirm quota availability for the exact unit before relying on the word 'freehold'. If foreign quota is unavailable, a seller may propose leasehold or another structure, but that has different legal and financial consequences. The tenure printed in the final agreement is what matters, not the general project label on an advertising page.

The current asking-price picture is broad. DDproperty's project page shows a lower end around THB 7.47 million at the time of this check. Fresh PropertyHub listings refreshed on 27–28 August 2026 include examples around THB 8.27 million for a one-bedroom of roughly 45.25 sqm, THB 11.1 million for a two-bedroom of about 63.75 sqm and just under THB 28 million for a three-bedroom of roughly 143.7 sqm. These are market asks rather than a guaranteed developer price list. Floor, view, exact layout, foreign-quota status and whether the seller is the developer or an existing contract holder can move the number materially, so the lowest visible price should be used only as an entry reference.

There is also a timing discrepancy worth keeping visible. Sansiri's own construction progress page currently says February 2028. FazWaz continues to show May 2028, while some property databases display 2027. We use the most recent official Sansiri date in the registry and keep the other dates as a boundary rather than blending them into an artificial compromise. The same caution applies to payment terms: secondary listings sometimes describe a 30% pre-transfer and 70% transfer balance, but we did not find a current public developer schedule that can safely be applied to every unit now on the market. A buyer should obtain the live payment schedule for the specific unit before comparing the cash flow with other off-plan or completed Sathon options.

In practical terms, WIDEN makes the most sense when the buyer values a larger home, a pet-friendly policy, strong parking provision and a quieter Nang Linchi setting while still wanting access to Sathon. It is less compelling for a buyer whose priorities are a very low entry price, studio-sized inventory, immediate occupation or a station-front address. Those are not minor details; they define the product. The project should be compared with alternatives on the same basis: usable space, actual tenure, delivery date, parking rights, monthly ownership costs and the real daily route to work or school. The contracting entity also deserves a document check: the project is sold under the Sansiri brand, while contractor TEKA names Siri TK Seven Co., Ltd. as the construction client. Before booking, the legal entity in the sale documents should be matched to the paperwork for the specific transaction.

Ownership format

Foreign freehold is possible for a condominium unit within the statutory 49% foreign ownership quota by aggregate unit area. If quota is not available for the selected unit, the market may offer leasehold structures instead; the exact tenure must be confirmed in the contract for that specific unit.
