The company started with low-rise housing and later expanded into condominiums and commercial property. As checked on 24 August 2026, the developer’s website showed Supalai Parc Ekkamai–Pattanakarn in Bangkok from THB 2.09 million, Supalai Mare Pattaya from THB 1.49 million, Supalai Scenic Bay Condo in Phuket from THB 7.29 million, and detached homes at Supalai Lagoon Phuket from THB 7.59 million. These are live website reference points, not a company-wide price band or a guaranteed offer; inventory, promotions and the actual unit price can change.

Geography

Supalai’s footprint extends well beyond Bangkok. SET describes the residential business as operating across Bangkok and provincial markets, while the company’s 2026 strategy said its Thai portfolio would cover 30 provinces after further expansion into Surat Thani and Suphan Buri. Its 2025 results specifically highlighted Phuket, Chonburi and Chiang Mai as important regional markets. For a buyer, this means the developer has experience across very different demand patterns, from urban condominiums to regional low-rise housing, although each local market still needs to be judged on its own fundamentals.

Reliability and public record

Supalai offers a level of corporate transparency that is materially stronger than that of many small private developers. Documents for the 2026 annual general meeting report 2025 consolidated assets of THB 99.285 billion, total revenue of THB 24.772 billion and net profit of THB 4.015 billion, with the financial statements audited under Thai reporting requirements. Those figures help establish the scale and continuity of the operating group. They should not, however, be treated as a guarantee of completion dates, construction quality, title position or contractual performance for any individual development.

What to verify

For a Supalai purchase, the most useful due diligence is specific to the project rather than brand-level. Confirm which legal entity signs the sale agreement and which entity owns or develops the land, especially where a project company or subsidiary is involved. For an off-plan condominium, review the current permits and approvals, construction and transfer timetable, payment milestones and remedies if delivery is delayed. A foreign buyer should separately confirm the ownership route available for the chosen property type and, for a condominium, the remaining foreign-ownership quota in the relevant building. For completed units, check the physical condition, common-area fees, sinking-fund obligations, warranties and transfer documentation. On a resale, the developer’s corporate strength matters less than the title, seller authority and transaction terms for that specific unit.
