Why this project is worth a look

Choose the right scale

The collection includes two- and three-bedroom houses, making the comparison about genuine space requirements and upkeep rather than just marketing tiers. Larger is not automatically better for a part-time owner.

Your own pool

The stated pools belong to the individual house plans, rather than being a shared development facility. Privacy is the benefit; cleaning, water treatment and equipment maintenance need their own arrangements.

Completed homes to inspect

POLA dates Villa I’s completion to March 2024 and advertises Villa II as ready to occupy. That gives buyers something more concrete than renders, although physical and documentary inspections are still required.

A calmer Bali setting

Beraban and Nyanyi offer a village environment quite different from densely developed resort centres. For a longer stay, getting the actual access road and transport routine right matters as much as the quiet surroundings.

An advertised management option

POLA describes in-house rental and maintenance services that might help an absentee owner. The scope, pricing and contractual responsibilities for a selected villa have not been publicly established.

About the project

Tapa Villas is a collection of private villas with pools in Beraban, near the Nyanyi coast of Bali’s Tabanan Regency. It is not an apartment resort with a shared reception, a large amenity programme and one opening date. The appeal is more personal: a house, private outdoor space, room for a car, and a quieter setting than the busiest resort streets. That distinction matters from the outset. Buyers have to choose an individual villa, not simply a floor plan in an interchangeable block, and the construction history differs across the homes sold under the Tapa Villas name.

The developer, POLA Developments, presents two-bedroom and three-bedroom options as parts of the same collection. Three two-bedroom houses are described in the newer series, of which two are advertised as available on an off-plan basis. The three-bedroom homes are identified as Villas I through V. POLA says Villa I was completed in March 2024, describes Villa II as ready for occupancy, and labels Villas I, III, IV and V as sold. That is useful evidence of delivery within the collection, but it is not a live inventory feed. A buyer should not assume an individual villa is still for sale just because an older landing page says so.

The question of which three-bedroom house is being offered is particularly important. The current three-bedroom plan on POLA’s sales page has a stated land area of 256 sqm, building area of 236 sqm and pool area of 31 sqm. The developer’s separate page for the earlier Villa I gives different measurements: 240 sqm of land, a 249 sqm building and a 33 sqm pool. Both belong to the same branded collection, yet their sizes are not identical. A purchaser comparing quotations needs the exact villa number and the corresponding drawing before deciding what is included in a stated area. Neither building area should be represented as verified net internal space.

For a smaller household, the two-bedroom design has a straightforward everyday logic. Both bedrooms have their own bathrooms, while the kitchen, dining room and living space are open to one another. There is a separate laundry and storage room, a guest powder room, a garden and deck, and parking for one car and two motorbikes. POLA reports a 225 sqm land plot, a 192 sqm building and a 23.55 sqm private swimming pool. These figures describe different parts of the property. They do not tell us the usable indoor area, the final furniture schedule or whether every plot has the same sun exposure and outdoor privacy.

The three-bedroom layout is intended for households that need room to separate family life and guests. Two guest suites and a primary suite are each described as having private bathrooms; the main bathroom includes a bathtub. A guest toilet, private pool, roof space and parking for one car and two motorbikes are also shown. POLA publishes ground-floor and first-floor layouts for both current house types, with a rooftop feature on the larger home. Buyers with older relatives, very young children or mobility constraints should pay attention to which rooms require stairs. The online plans do not settle every practical detail of access, storage, climate control or maintenance.

The location has a clear identity without being precisely pinned to a street address. POLA consistently places Tapa Villas in Beraban Village, an administrative part of Kediri district in Tabanan Regency. Nyanyi is the better-known local coastal name. This is an area associated with rice fields, traditional housing and lower-density development rather than central Canggu’s concentrated retail and nightlife. A peaceful setting can be an advantage, but it also makes access-road quality, traffic, transport and daily errands more important. Without an independently established parcel location, it would be misleading to assign exact driving minutes to beaches or schools, or to promise lasting rice-field views from an unspecified villa.

Beraban is not isolated from the surrounding growth corridor. Nuanu Creative City operates in this part of Tabanan, and ProEd Global School independently confirms an active Nuanu campus in Beraban. For a family considering a longer stay, that is more relevant than a generic claim about tourist attractions. Still, the school and creative district are outside the Tapa Villas project. Admission, school fees, commuting and access to nearby facilities are separate matters. In particular, a school appearing on a developer’s neighbourhood page does not mean a place is reserved for villa owners or that the school is walkable from the house.

POLA Developments is identifiable as the project brand, and its own website names PT Pola Cahaya Gemilang as the company behind that brand. The company’s portfolio also contains differently named projects, including Tapa House, Tapa House Cepaka and the T House homes in Pererenan. These should not be mixed into Tapa Villas merely because of similar names. The original Villa I is a different case: its own official page expressly calls it the first flagship home of the three-bedroom Tapa Villas collection. This establishes a portfolio history, not the exact legal counterpart to a new purchase. The registered landholder, the seller and the party liable for defects or completion remain to be demonstrated in unit-specific documents.

Prices need similar care. The developer page viewed on 20 October 2026 displayed USD 356,250 for the two-bedroom offer and an assumed exchange rate of IDR 16,000 to one US dollar. The three-bedroom Villa II was advertised at USD 425,000, with the claim that it was ready to move into. A third-party project card carried a different three-bedroom price, USD 431,542, attributed to a 28 October 2025 update. There is no sound reason to average those figures or treat the third-party number as a current quotation. The effective consideration may also depend on the currency in the contract, taxes, transaction costs, furnishing, work still to be completed and the legal form offered to a particular purchaser.

A buyer from overseas must distinguish a beautifully presented home from the land rights underneath it. POLA uses the term freehold in its marketing. Under Indonesian law, however, Hak Milik land title is not something a foreign individual may simply register in their own name. Other lawful arrangements, including Hak Pakai rights for qualifying foreign buyers, exist within a framework of eligibility and conditions. None has been documented here for a named Tapa Villas unit. Before any non-refundable payment, the ownership evidence and proposed route to acquisition must be explained using the actual land certificate and agreement, including who currently holds title and precisely what interest the buyer will receive. Promotional terminology cannot answer those questions.

Construction approval is a separate layer of that assessment. PBG concerns the approval of building work, while SLF is the building-function certificate associated with fitness for occupation. A developer describing Villa II as ready to move into may be giving a useful factual lead, but the claim alone does not establish that the relevant SLF has been reviewed. Nor does the fact that Villa I was completed in 2024 prove that the newer two-bedroom homes have all their paperwork. The same applies to permitted land use and zoning: a story about living among rice fields is not evidence that the parcel has approval for its specific construction or rental use. None of these documents was located in unit-specific public material reviewed for this dossier.

POLA advertises property-management services beyond development and sales. Its website describes tenant marketing and selection, housekeeping, landscaping, repairs and monthly income reporting. That could be convenient for someone who uses a Bali house part of the year, yet the service has to be evaluated as its own commercial relationship. The publicly available material does not establish whether a particular Tapa villa comes with management, what the fee is, who approves expenditure, whether the owner may appoint another operator, or how income is received. A furnished private pool villa still requires work between bookings, and a published projected yield is not the same thing as rental receipts net of all those expenses.

The choice between a finished villa and an off-plan home involves different kinds of uncertainty. Villa II can in principle be inspected in person, allowing a purchaser to look at workmanship, noise, access, drainage, equipment and whether the completed property matches the specification. An off-plan two-bedroom unit instead depends more heavily on contract milestones, building specifications, handover timing, payment protections and remedies if delivery changes. Neither route removes the need for legal due diligence. Publicly presented rental projections are not independent evidence of occupancy or realised net returns, and there is too little verified property-level operating data to provide a responsible investment forecast for the collection.

Tapa Villas is worth considering for its distinct house types, private swimming pools, Beraban setting and example of a completed home within the same branded group. Those are tangible attributes, not a guarantee that every unit will meet the same standard or offer the same financial result. The final assessment is individual: a specific villa number, actual land parcel, certificate, sale contract, construction documents, access road, condition and total payment. Once those pieces are available, a prospective owner can decide whether the house fits their use case. Without them, the most precise-looking yield table or the most attractive set of renders would still leave the purchase decision incomplete.

Best for: Couples or smaller households who want a self-contained home rather than a serviced apartment complex. The two-bedroom design offers proper utility space and a private pool, provided stairs and dependence on local transport suit everyday life.; Families and owners expecting visiting friends or relatives. The three-bedroom arrangement provides personal space and separate bathrooms, with the trade-off of a larger cleaning, cooling and maintenance commitment.; Buyers who prefer to assess finished workmanship rather than make a decision solely from drawings. POLA markets Villa II as ready to occupy and documents an earlier completed Villa I, although the precise condition and legal status of each property still need assessment.; People drawn to the quieter pace of Nyanyi and the established school facilities around Beraban. A short trial stay and a drive along the actual access road will reveal more about the lifestyle than any generic “minutes from” claim.; Rental-focused purchasers who are prepared to build their own conservative operating budget. A management service is advertised, but neither verified project income nor automatic permission to let the selected villa has been established.; may not suit: Anyone expecting a walk-everywhere urban neighbourhood with shops, restaurants and nightlife at the door. The precise access route and walkability of each Tapa Villas parcel remain unverified.; Foreign buyers who read an advertised freehold offer as automatic personal ownership of Indonesian land. The legal title and a permissible acquisition route are transaction-specific matters, not marketing labels.; Purchasers who need an enforceable construction deadline and complete cost schedule before reviewing documents. The two-bedroom off-plan series has no published contractual completion date in the sources reviewed.; Investors who require established net rental returns, guaranteed occupancy or a committed buyback. The available promotion provides none of those as independently verified performance..

What we confirm before booking

A short, project-specific list. We request these from the developer and go through them with you before any payment.

  • POLA markets the homes on a freehold basis, but no unit-specific land certificate, registered title holder, foreign-buyer acquisition structure or seller contract papers were publicly available. Direct land ownership cannot be assumed.
  • Beraban is confirmed, but neither the individual parcel addresses nor a verifiable project pin has been established. PBG and SLF documents, planning-use evidence and an enforceable handover date for the two-bedroom series were unavailable. An aggregator marks the entire collection complete while POLA still markets the two-bedroom homes off-plan.
  • POLA listed Villa II at USD 425,000 when reviewed on 20 October 2026, whereas an aggregator previously reported USD 431,542 for a three-bedroom unit. Current stock, the final contract price, payment milestones and management inclusion have not been reconciled.
