The building sits between MRT Phet Kasem 48 and MRT Phasi Charoen rather than depending on a single station. The approximate 630–720 metre distances are useful, but the real test is the pedestrian route and which station fits the resident's actual journey.

Accessible resale entry point

Recent 30–31 sqm asking prices around the mid-THB 1M range create a relatively low entry point for a completed high-rise near rail transit. That discount must be weighed against building age, renovation needs and potential major common-area expenditure rather than treated as automatic value.

Evidence instead of launch promises

A buyer can inspect the unit, management, common areas and live competing listings today. The benefit of an established project is observable evidence; the trade-off is that condition now varies from apartment to apartment and cannot be inferred from the developer's original specification.

Resale diligence is the real work

Construction risk has largely disappeared, but title, arrears, foreign quota, juristic-person finances and physical maintenance replace it. Those unit-level checks determine whether a low asking price is genuinely attractive or simply compensating for deferred costs.

About the project

Bangkok Horizon Phetkasem is an established CMC high-rise in Phasi Charoen, not a development-stage purchase. A historical Chaopraya Mahanakorn filing with Thailand's SEC records the May 2009 launch as a 27-storey, 418-unit condominium on Phetkasem Road near Soi 31/3, with a stated project value of THB 756M. Smart EIA Plus separately holds approved report no. 4682 for the same project. That combination gives the development a stronger factual base than a typical resale-only listing trail.

The completion date needs to be handled as a documented conflict rather than forced into a false certainty. A state-owned SAM asset record identifies condominium registration no. 1/2555, placing registration in 2012, and Home.co.th also reports completion in 2555. PropertyHub lists 2011, while DDproperty and several later databases use 2013, sometimes January 2013. The registry therefore uses 2012 as the strongest registration/completion anchor, while keeping the alternative dates visible for due diligence.

The location works differently today from when the project was launched. The building is on Phet Kasem Road in Bang Wa, and PropertyHub places MRT Phet Kasem 48 at about 630 metres and MRT Phasi Charoen at about 720 metres. That gives residents two Blue Line options without making the project genuinely station-front. A viewing should include the real walking route, crossings and footpath conditions, because those details matter more to daily convenience than a straight-line map radius.

Unit evidence is less tidy than the building-level facts. PropertyHub's project profile gives a core one-bedroom size band of 30–31.27 sqm, while live resale and rental advertisements include compact units around 24–31 sqm and larger apartments in roughly the 42–48 sqm range, including two-bedroom listings. Some of that variation may reflect different original plans, later internal changes or inconsistent portal labelling. The transferable title area and the selected unit's registered configuration are the safer basis for valuation.

Resale liquidity is visible in 2026, although asking inventory should not be confused with completed transactions. PropertyHub shows recent offers starting around THB 1.50M for a 31 sqm unit, with several 30–31 sqm apartments clustered in the mid-THB 1.5M to high-THB 1.6M range. DDproperty's current project range also starts around THB 1.5M. Larger units sit materially higher; a 47 sqm two-bedroom offer around THB 2.65M was visible in 2026. Floor, outlook, renovation, furniture, occupancy and transfer-cost terms can all explain meaningful price differences.

There is also an observable rental market, but it should be used as evidence rather than a yield promise. Current DDproperty material places compact-unit asking rents around THB 8,000–9,000 per month, while PropertyHub has shown roughly THB 7,000–10,000 for smaller units and around THB 12,000–12,500 for 46–48 sqm apartments. An investment case should be rebuilt from the actual purchase price, realistic achieved rent, vacancy, maintenance, brokerage, taxes and condominium expenses rather than combining the cheapest sale and best rent found online.

Building management matters more than brochure-era positioning at this age. PropertyHub publishes a common fee of THB 30 per sqm per month, but a SAM record for a specific unit showed a monthly common charge of THB 1,108.44 as of 20 October 2022 against a 30.79 common-property share, implying that a higher effective rate may have applied by then. The current charge, sinking fund, arrears position and planned major works should come from the condominium juristic person. Lifts, waterproofing, pool condition, parking operations and common-area maintenance deserve the same on-site attention.

Identity discipline is particularly important on this stretch of Phet Kasem Road. Bangkok Horizon P48 at 254 Phet Kasem Road is a separate CMC condominium, and Bangkok Horizon Lite @ Phetkasem 48 is another distinct project with a different scale and building format. Phetkasem versus Petchkasem is only a spelling variant for this project; P48 or Lite is not. Comparable listings should be rejected if the physical building, address or juristic-person name points to one of those neighbours.

Ownership format

Bangkok Horizon Phetkasem is a registered condominium and current property databases market its units as freehold. A foreign buyer can register a selected unit in foreign freehold only while foreign-quota capacity remains available: foreign ownership is capped at 49% of the aggregate condominium-unit area. The condominium juristic person must provide current quota confirmation for transfer; public project pages do not disclose the live quota balance.

Public databases and live listings show larger apartments around 42–48 sqm, including two-bedroom examples in the 46–48 sqm range. This should not be treated as a clean developer type schedule; the selected unit's registered area and original plan need confirmation.

Portal unit labels are inconsistent in this older project: similar floor areas may appear as studios or one-bedrooms on different platforms. The title deed, registered area and actual layout of the selected unit should control the transaction analysis.
