Than Living Sathorn-Charoenrat was launched in 2013 as a high-rise residential project on Charoen Rat Road in Bang Khlo, on the southern side of central Bangkok. Contemporary project material consistently described a single 36-storey tower on roughly four rai of land with 523 planned units. The proposed mix ran from compact one-bedroom apartments to two-bedroom homes, duplexes, large executive units and penthouses. Those specifications are well documented and make the identity of the project clear.

The decisive issue today is not the original specification but what happened before handover. In 2016, assets linked to the Kitha group were seized by Thailand's Anti-Money Laundering Office in connection with a wider case. Buyers of Than Living projects sought assistance, while Knight Frank, which had been appointed as sales agent for the Sathorn-Charoenrat development, was publicly involved in coordinating information and consumer-protection steps. By 2017, Thai reporting was treating this project as a development whose construction had been interrupted.

There is a material conflict in the online record. A number of current property portals still label Than Living Sathorn-Charoenrat as completed in 2017 and reproduce the original list of facilities. Contemporary reporting from the period after the seizure tells a different story: one 2017 report put construction progress at about 17%, and a specialist project review explicitly noted that construction had stopped. Because the later 'completed' labels appear to repeat catalogue data rather than resolve that conflict, they should not be used as proof of a finished and legally transferable condominium.

The developer name also varies across sources. Launch coverage and project reviews commonly used the Siralai name, while other property databases and reporting connected the development to Kitha Properties Company Limited. The address, design, unit count and project history match, so this is not evidence of two different Than Living projects. For any real transaction, however, the historical brand relationship is secondary to the current legal position: who owns the land now, which entity has authority over the development, and whether a condominium building and individual units were ever validly registered.

The location is much less ambiguous. Sources place the site on Charoen Rat Road in Bang Khlo, Bang Kho Laem, Bangkok 10120, with older project reviews using coordinates around 13.700561, 100.515867. The corridor connects toward Sathon, Chan Road and Rama III and was marketed on that accessibility. That remains useful geographic context, but location quality cannot compensate for an unresolved development and title history.

The planned unit schedule was broad. Sales-era material listed one-bedroom units from about 29 to 45 sq m, two-bedroom units around 62–71 sq m, duplexes from 68 to 123 sq m, executive units from 116 to 149 sq m and penthouses from 265 to 284 sq m. These figures are useful for identifying old contracts, booking forms or floor plans. They should not be read as confirmation that matching completed units exist today.

The same caution applies to amenities. Original material advertised a swimming pool, gym, sauna, library, common areas, rooftop landscaping and parking for roughly 298 cars. We do not treat those as operating facilities because the post-2016 construction record is unresolved. Repeating the planned amenity list without that context would turn a historical sales specification into a misleading description of a current building.

For a buyer, the practical conclusion is straightforward: treat any present-day offer carrying the Than Living Sathorn-Charoenrat name as a due-diligence case, not as a routine resale condominium. Before discussing price or furnishings, verify the current land title, the legal status of the development, building and condominium registrations, the seller's chain of rights, and the existence of a specific transferable unit. Until those documents are produced, old portal listings, launch prices and historical floor plans are background information rather than evidence of a saleable home.

Ownership format

Legacy project listings describe the intended tenure as freehold, but that is not evidence of a completed, registered and transferable condominium unit. A foreign buyer would still need documentary confirmation of the building registration, the title of the specific unit and availability within Thailand's 49% foreign ownership quota.
