Inspect what you buy
Because the project is already complete, the buyer can replace construction promises with direct observation. Walk the exact building, ride the lifts, look at the parking, pool and corridors, and compare the condition of the unit with the juristic-person records. That shifts the due-diligence focus from completion risk to maintenance quality, title status and the seller’s documents. In a 2018 resale project, those are far more useful signals than launch renders.
Near Sathorn, not BTS-front
Surasak station is roughly a kilometre away, while the compound is accessed from the Charoen Rat side. The location works differently from a tower directly attached to the rail network. It can suit residents who use a car, motorcycle taxi or a short shuttle connection, and it still connects efficiently to Sathon and Silom. Buyers who expect a fully walkable station commute should test the route themselves at the time of day they would actually travel.
A real duplex option
The original plan set includes one-bedroom duplexes of 41.39–48.75 sqm alongside conventional one- and two-bedroom layouts. That gives Blossom a product type that is less common in mass-market low-rise condos. The format should still be judged apartment by apartment: a staircase uses floor area, cooling a taller volume can feel different, and the upper level may work brilliantly for one household and poorly for another. The label alone is not the benefit.
Low-rise, but large-scale
Four eight-storey residential blocks create a more spread-out setting than a single high-rise, yet 792 units make this a substantial community rather than a boutique residence. The scale supports shared facilities and a broad resale market, but it also means that parking, lift usage and common-area maintenance depend heavily on management. With parking quoted at about 49% of unit count, car owners should check evening occupancy rather than relying on the brochure percentage.
Deep resale inventory
Dozens of sale listings are active across the major portals, with the lowest observed ask around THB 2.06M for a roughly 30 sqm one-bedroom. A deep market gives buyers leverage because several comparable apartments can be inspected before an offer is made. It also matters on exit: a future seller may be competing with many similar units in the same compound, so purchase price and unit-specific quality are likely to matter more than a broad story about the Sathorn district.
About the project
Blossom Condo @ Sathorn-Charoenrat is a completed Siamese Asset development in Thung Wat Don, Sathon. The project’s current official website describes a 7-1-56.5 rai site with four eight-storey residential buildings, a separate seven-storey home-office building and a one-storey common-facilities building. That physical layout matters more than the broad “Sathorn” label. This is not a new high-rise in the prime office core; it is a sizeable low-rise compound in an established neighbourhood where a buyer can inspect the actual unit, common areas and surrounding streets before committing.
The project fronts Charoen Rat Road, with Surasak station generally quoted at about 1–1.1 km away by independent property sources. That is close enough for a short connection but not the same as stepping out of the building onto the rail network. Walking may suit some residents, while others will rely on a motorcycle taxi, car or the project shuttle. The shuttle appears on the developer’s facilities list, but its current timetable should be checked in person. Road access is useful for Sathon, Chan Road, Charoen Krung and Rama III, although peak-hour traffic is a practical trade-off.

Scale is one of the defining features. The developer currently states 792 units and parking equivalent to roughly 49% of the unit count. In other words, the low-rise form should not be mistaken for a small boutique building. A large resident base shares the pool, gym, landscaped areas and parking. For a resale buyer in 2026, the relevant question is no longer whether those facilities appeared in the launch brochure; it is how they have been maintained after years of use, what the juristic person’s finances look like, and whether the building rules match the way the buyer intends to live or let the unit.
The official unit mix is unusually clear. Standard one-bedroom layouts run from 29.70 to 31.85 sqm, one-bedroom duplexes from 41.39 to 48.75 sqm, and two-bedroom units from 60.15 to 65.84 sqm. The duplex product is the most distinctive part of the mix because it gives buyers a different sense of volume and separation from a conventional compact one-bedroom. Resale portals also show some larger apartments, so the developer ranges are best treated as the core original plan set rather than a guarantee that every title in the compound falls inside those bands.
The secondary market is active rather than thin. In late September and early October 2026, major portals were carrying dozens of sale listings and a much larger rental pool. The lowest asking-price anchor we found was THB 2.06M for an approximately 30 sqm one-bedroom resale unit. That number should not be treated as a project-wide price: building, floor, renovation, view, furniture, quota status and seller motivation all matter. The upside of a deep listing pool is comparability. A buyer can usually inspect several competing units in the same development and negotiate with a much better view of the internal market.
Foreign ownership needs to be checked at unit level. Thai condominium rules allow foreign freehold ownership only within the statutory 49% foreign quota by condominium area. Current Blossom resale inventory includes listings explicitly marked as Foreign Quota, so foreign-freehold transactions do occur in the project. However, one unit being eligible does not prove that another unit is. Quota capacity changes as transfers happen, and the condominium juristic person’s confirmation is the document that matters before ownership is transferred.
The developer is Siamese Asset Public Company Limited. The company identifies Blossom Condo @ Sathorn-Charoenrat in its own investor-relations materials, and Siamese Asset is listed on the Stock Exchange of Thailand under the ticker SA. That makes the corporate identity straightforward to verify and gives buyers access to public company disclosures. It should not be confused with due diligence on a particular resale. For a completed 2018 building, the title, seller authority, outstanding common charges, unit condition and juristic-person records are more directly relevant to the transaction than the developer’s original marketing.
The current project website lists a clubhouse, swimming pool, fitness facilities, sauna, garden, parking and shuttle service. Independent profiles also report access control, CCTV and 24-hour security. A viewing should distinguish between a facility existing and a facility working well. Pool maintenance, gym equipment, guest rules, lift condition, parking pressure and the upkeep of the landscaped areas can materially change the ownership experience, and none of those details is captured by a simple facilities checklist.
Addressing is slightly messy, which is common in Bangkok projects that sit between major roads and internal access lanes. The developer identifies the project on Charoen Rat Road, while several property databases use 258 Chan Road as the postal-style address. Their map points converge on the same compound, and a historical review using the developer map places the entrance off Charoen Rat. For the public record we therefore use Charoen Rat Road, Thung Wat Don, Sathon, Bangkok 10120 together with the verified map coordinates rather than pretending the street-number discrepancy does not exist.
Blossom makes most sense when assessed as a specific resale market, not as a generic bet on “Sathorn”. An owner-occupier should test the real commute, noise, outlook, parking and the condition of the exact unit. A landlord should look at competing rents and the number of similar one-bedroom listings rather than relying on a portal yield estimate. A buyer thinking about exit should compare the asking price with recent units inside the same compound. The advantage of a completed project is that these questions are observable now; the remaining risk lies in unit selection, building management and deal execution rather than construction delivery.

This is the core compact format and the most visible part of the current resale market. Around 30 sqm, buyers can usually compare several buildings, floors and renovation standards rather than accept the first available unit. The lowest asking-price anchor we found, THB 2.06M, is for an approximately 30 sqm one-bedroom, but it is one seller’s listing rather than a project-wide tariff. View, noise, fit-out condition and foreign-quota eligibility can justify meaningful price differences between apartments that look identical in a portal search.
The duplex is the project’s most recognisable layout. A second level and taller internal volume can create more separation than a conventional one-bedroom without moving into a full two-bedroom footprint. The practical test is the actual apartment: staircase position, headroom, daylight, air-conditioning and everyday movement matter more than the word “duplex”. It can make a rental listing stand out, but it is not automatically better for every tenant, particularly anyone who values a simple step-free layout.
The developer’s standard two-bedroom range starts at just over 60 sqm, a size that can work for couples, small families or residents who want a separate office. Some resale listings show larger two-bedroom floor areas than the current official range, so the title deed and original plan become important when evaluating a bigger unit. It may be a different variation or a later configuration rather than a contradiction in the apartment itself. Pricing comparisons are most useful when they stay within the same building, size band and renovation level.
