Space comes first
ADLER spends its proposition on the apartment itself. The range starts at 100 sqm and extends to 170 sqm, leaving room for proper living areas, a flexible room and family storage instead of squeezing several bedrooms into a compact investment layout. That can work well for an owner-occupier moving from a house. It is less compelling for someone who primarily wants resort facilities, a large gym and extensive shared social areas.
Parking fits reality
Carbon2 publishes 36 conventional spaces plus nine tandem spaces, presented as 200% parking. That is unusually generous and aligns with the location: this is not a station-front condominium, so many households are likely to rely on cars. The practical check is unit-specific. A buyer should establish which spaces come with the residence, whether they are assigned or managed, and how tandem parking is handled in daily use.
Pet-led design
The pet-friendly concept is supported by specific infrastructure rather than a generic sales label. Carbon2 lists a dedicated pet pocket with a run area, toilet station and washing point. That makes the project worth a closer look for owners who already live with dogs or cats. The building rules still matter: size limits, number of animals, lift etiquette, cleaning obligations and enforcement should be read in the juristic-person regulations before purchase.
Inspect before buying
The building is already complete, so buyers can test the proposition against the actual product. View the unit at different times, listen for traffic and neighbouring construction, check private-lift operation, parking circulation, daylight and the quality of common areas. This is a meaningful advantage over buying from drawings. Legal and commercial checks remain unit-specific, especially the foreign quota, title, outstanding fees and exactly what is included in the negotiated price.

This matters because the project is not an unrelated boutique scheme merely borrowing a familiar sales narrative; it can be traced to a large listed Thai property group. At the same time, Carbon2 is positioned as a separate product platform, so buyers should judge ADLER on its own design, management structure and completed building rather than assuming it operates like AP's larger condominium brands.

The published unit mix is unusually simple. There are eight 100-sqm homes, twelve 140-sqm homes and two 170-sqm residences. Carbon2 states that every unit is a corner unit and that private-lift access is part of the concept. The parking provision is also unusually high for a low-rise Bangkok condominium: 36 conventional spaces plus nine tandem spaces, presented by the developer as 200% parking. For a family that expects to keep two cars, this is a practical feature rather than a brochure extra. It also helps explain the overall concept: ADLER allocates substantial space to the individual household instead of trying to compete through a long list of resort-style shared facilities.
The site sits inside the Chan Road neighbourhood rather than directly on a rail station. Carbon2's map link resolves to Soi Chan 51 Yaek 8 in Wat Phraya Krai. Its published location references put the Si Rat Expressway entrance at about 800 metres, BTS Surasak at roughly 2.0 km and BTS Saphan Taksin at roughly 2.4 km. That makes the project a stronger fit for car-led daily life than for a buyer whose first requirement is a short walk to mass transit. The trade-off is a quieter inner-soi setting with relatively quick road access toward Sathorn, Charoen Krung and Rama III.
By September 2026, ADLER is a completed-building decision rather than an off-plan bet. Major property databases consistently place completion in April 2025, while Carbon2 continues to market remaining stock and dated promotions in 2026. A buyer can therefore inspect the actual unit, lift, common areas, parking arrangement and surrounding streets before committing. The due-diligence focus should shift accordingly: confirm the exact title and foreign quota, compare the unit against its registered area and plan, review the juristic-person rules and charges, and check what is included in the negotiated price. The value proposition is easier to test here because the building and its operating reality already exist.
Pricing needs the same unit-by-unit discipline. Carbon2's dated promotion of 19 August 2026 advertises a starting point of THB 16.9M, while major portals simultaneously show individual homes at different asking prices, including special-stock offers. That is not unusual in a completed 22-unit project: price can move materially with size, floor, remaining inventory, fit-out, foreign-quota status and a time-limited developer incentive. The THB 16.9M figure is therefore best treated as a current developer entry point, not a promise that every available residence can be bought at that level. Comparing two ADLER units should focus on the final contracted amount and included items rather than an isolated headline price per square metre.
The transport logic is better tested through a normal weekday than through the phrase “near Sathorn.” ADLER sits inside the Chan Road street network: the BTS requires a connecting ride, while expressway access is much closer. A household that drives children to school, commutes by car and values quick road access may find that trade-off sensible. Someone trying to live car-free may not. Before buying, it is worth running the actual morning and evening routes because Bangkok travel time can differ sharply from what a map distance suggests.

Current listings identify some units as Foreign Quota. A foreign buyer may hold a condominium unit as freehold only while foreign ownership in the registered condominium remains within the statutory 49% area limit. Quota availability must be confirmed for the specific unit before reservation and transfer.

Carbon2 publishes eight homes in this size. At 100 sqm, the smallest ADLER layout is still substantially larger than a typical investor-led Bangkok two-bedroom. The extra multifunction area creates flexibility for a study, family room or occasional guest use, although any physical alteration should be checked against the approved unit plan and building rules.
This is the core ADLER format, accounting for twelve of the 22 residences. The extra area gives the flexible room more practical value and allows clearer separation between living and private zones. Current listings show variation in bathroom count, furnishing and fit-out, so those details should be treated as unit-specific rather than assumed from the 140-sqm type alone.
Only two 170-sqm residences are published, and Carbon2 separately presents this size as a duplex penthouse. It is the closest format here to a vertical house, with the potential to separate social and private functions between levels. Scarcity also means there is little substitutability: view, floor position, foreign-quota status and price need to be checked against the actual remaining unit rather than a generic type sheet.
