Published plot sizes run from 268 to 600 sqm, so two homes in the same estate can offer very different outdoor space, parking and scope for a pool or garden. Resale comparisons should therefore pair the asking price with land size and the actual condition of the property rather than relying on bedroom count alone.
Clear basic fee
The public project record states THB 6 per sqm of plot area per month for common-area management, alongside security and CCTV. The number is useful as a reference, but a buyer should still confirm the current rate, any arrears attached to the selected property and who is managing the estate now.
Resale-led availability
The main project page showed no sale inventory at the time of checking while an existing home was available to rent. That makes this a property-by-property resale market: price, renovations, pool installation, furnishing and documentation can differ substantially between owners.

The recurring project description gives plot sizes of about 268–600 sqm and an original villa-area range of 130–170 sqm. A currently advertised rental inside The Bliss 3, however, is a three-bedroom, three-bathroom house with a stated 320 sqm of usable area on a 400 sqm plot. Those figures should not be forced into one neat specification. The listing may be measuring a different type of floor area, or that particular property may have been altered or extended after the original build. A buyer therefore needs the plan, actual built footprint and documents for the individual house, not a project-wide assumption based on one portal.
