Why this project is worth a look

Only nine homes

A nine-house estate can feel more private, but it also produces a very thin resale sample. One unusually cheap or expensive transaction can distort any supposed project average, so the selected villa matters more than a headline estate price.

Resale, not off-plan

The project was completed in July 2017. A buyer is looking at a real, occupied building rather than construction promises, but that shifts risk toward condition: pool systems, roof, air-conditioning, plumbing, electrical work and past renovations need to be inspected as part of the purchase.

Homes are not uniform

The available evidence includes four- and five-bedroom houses, with stated internal areas ranging from 256 to 640 sqm and examples on 800 sqm plots. Those figures should not be turned into a formal project floor-plan range; they show why each resale needs its own measurement and document check.

Documents outrank branding

We found no first-party confirmation of the developer and no project-level publication of the ownership structure for individual villas. For a foreign buyer, land title, registered owner, building rights and the proposed contract structure come before furnishings, pool condition or marketing claims.

About the project

Oasis Park Pattaya is a small completed villa community in Pong, around the Mabprachan side of the Pattaya market rather than the central beachfront strip. Hipflat gives the address as 44/4 Moo 2, Pong, Bang Lamung, Chon Buri 20150 and records completion in July 2017. FazWaz, Thailand-Property and Dot Property independently repeat the same core profile: nine homes and completed status. For this dossier, Oasis Park Pattaya and Oasis Park Villas are treated as names for the same estate. A similarly named Oasis Park Residences in North Pattaya is a different development with a different location and project profile, so none of its figures have been merged into this record.

This is no longer a developer-led new-build proposition with a uniform price list, standard floor plans and a construction payment schedule. It is an established resale estate, and that changes how a buyer should read the market. Individual owners may have renovated kitchens, bathrooms, pools, air-conditioning, landscaping or internal layouts over the years. The relevant comparison is therefore house against house: building and land area, condition, maintenance history, legal title, access, what furniture or equipment is included and what recurring estate costs actually apply. With only nine homes, there is less value in pretending that one advertised villa represents a standard product for the entire project.

The live market evidence illustrates that variation clearly. In September 2026, Montmari showed a four-bedroom, three-bathroom Oasis Park house with 300 sqm of living area on an 800 sqm plot, a private pool and an asking price of THB 7.995M. Thailand-Property simultaneously surfaced another four-bedroom Oasis Park house at THB 11.95M, with three bathrooms, an 800 sqm plot, a stated 640 sqm internal area, two storeys and a private pool. A separate August 2026 rental listing describes a five-bedroom, four-bathroom house of 256 sqm with a private pool at THB 75,000 per month. These are not a formal unit catalogue. They are useful because they show how different the actual homes can be inside a very small estate.

Hipflat also records a historical transaction that is useful as context, but not as a current valuation: in May 2019 a four-bedroom, 320 sqm home was recorded as sold for THB 8.495M. Seven years is long enough for the market, renovation standard, furnishings and physical condition to change materially, so simply inflating that number to a 2026 price would create false precision. Its real value is more modest: it confirms that larger four-bedroom houses have long existed in the estate. For the same reason, we have not manufactured a project-wide 'fair price per square metre'. Villa pricing depends on more than stated internal area; plot size, pool condition, refurbishment, mechanical systems, furniture and legal structure can all move the result. Current four-bedroom listings themselves range from 300 to a stated 640 sqm, which makes it essential to understand what each agent is measuring and whether that figure is supported by documents before comparing price metrics.

The common facilities are modest in the sources we could verify. Major project databases consistently list parking and security, with Dot Property specifying 24-hour security. We did not find reliable project-level evidence of a clubhouse, gym or communal swimming pool for this Oasis Park. Private pools are present in the resale and rental homes we found, but they belong to those individual villas and should not be promoted as a universal estate feature without checking the selected property. For an owner, that distinction affects both lifestyle and running costs: pool equipment, garden care, air-conditioning and exterior maintenance belong to the economics of the individual house rather than a large shared amenity package.

The location suits a different daily routine from a central Pattaya condominium. Pong and Mabprachan are on the eastern side of the wider Pattaya market, and both FazWaz and a current Dot Property listing place Mabprachan Lake at roughly 3 km from the project. This setting is more naturally aligned with buyers who value a detached home, private outdoor space and car-based access than with someone whose priority is walking to the beach, malls or nightlife. A map cannot fully answer that trade-off. For a serious purchase, driving the actual school, work, shopping and city routes at the times they would normally be used is more informative than relying on a marketing description of the neighbourhood.

For a foreign buyer, the legal structure of the specific property is more important than the project name. Thai government guidance states that foreigners generally cannot freely own land in Thailand, subject to narrow statutory exceptions with specific conditions and approvals. Official investment guidance also confirms that a foreigner may own a building situated on leased land. The public Oasis Park project profiles do not establish how any particular resale villa is titled or offered to a foreign purchaser. A listing field that refers to company ownership is therefore not a substitute for legal due diligence. The land title, registered owner, building ownership, encumbrances and the exact contract structure need to be checked for the selected house.

One practical item is missing from the public project profiles: the current estate-management arrangement. We found no reliable published common-fee figure, no clear breakdown of how security is funded, and no source establishing responsibility for internal roads or other shared areas. That does not mean there are no shared costs. On a resale purchase, recent receipts and the estate rules are more useful than an empty online field: they can show who pays for security and common maintenance, whether the selected house has any arrears, and whether owners need approval for particular works. In a nine-home community, an informal or weak management arrangement can be felt more directly than in a large project with a professional juristic-person structure.

The developer attribution is another area where the public record is thin. Thailand-Property attributes Oasis Park Pattaya to 124 Privacy Condominium, but we did not find a primary project website, developer document or other first-party evidence confirming that link. For a completed 2017 resale estate, this is not necessarily a deal-breaker; it simply changes what matters most. The title and seller of the individual villa, physical condition, estate rules, maintenance arrangements and any common fees are more decision-relevant than an unverified developer label. Any claim made by a seller about the original developer, construction year of a particular house, ownership structure or community charges should be matched to documents before it is treated as settled fact.
