Buyers should expect limited shared infrastructure and judge the value of each house on its own merits. With parking the only consistently confirmed shared facility, value rests heavily on the plot, the house condition and the private features of the selected property.

Tangible resale stock

The useful evidence comes from completed homes that can be inspected now: furnished interiors, private pools, gardens and individual land plots. That makes physical condition and documentation more important than marketing renderings. Two August 2026 sale listings at THB 6.99M and THB 10.99M also show how much the budget can move within the same project name.

Meaningful plot variation

Observed homes differ substantially in usable area and land size. The project name is therefore less important than the exact house, plot, pool specification and included contents when comparing value. The 355.2 sqm and 532.4 sqm plots found in current stock make that variation especially clear: two three-bedroom homes can be very different products.

Unit-level due diligence

The developer name and project-wide completion history are not well documented. A buyer should treat the land title, registered ownership, building documents, access and any common obligations of the selected villa as the primary due-diligence package. A clean, well-documented individual house can still be straightforward to assess, but a vague title or land structure cannot be solved by the village brand.

@43 Village Huay Yai is a small villa community in Huai Yai, Bang Lamung, on the quieter side of the Pattaya market. It does not behave like a conventional master-planned estate with a clear developer inventory, a fixed catalogue of house types and a single completion date. A long-standing local agency describes it as roughly eight to ten homes, some with private gardens and some with private pools. In practical terms, buyers are looking at individual resale houses rather than a standardized new-build product.

The project is commonly indexed at 23/13 Moo 3, Huai Yai, Bang Lamung, Chon Buri 20150, with an agency map placing it at 12.85466, 100.94595 near Wat Huay Yai. A current 2026 sale listing for one house also uses Huai Yai Thesaban 1 Road, Soi 12. That difference is not enough to merge it with another project, but it is enough to keep the map radius conservative and verify the exact plot from the land title before contract. A separate development called Forty Three Huay Yai appears at 43/10 Moo 3 and is listed independently as a nine-home project completed in January 2017; its specifications have not been used here.

The live resale market gives a more useful picture than the thin project profiles. In August 2026, a three-bedroom pool villa was listed at THB 6.99M, fully furnished and described as ready to move in, with a 355.2 sqm land plot. Another three-bedroom villa was offered at THB 10.99M with 300 sqm of usable area on 532.4 sqm of land, a 3 × 8 m saltwater pool, covered parking and a detailed furniture and appliance package. An older two-bedroom resale in the same village showed about 180 sqm of living space on 260 sqm of land. The spread is a reminder that price comparisons here need to be house-by-house, not based on a presumed standard plan.

The largest information gap is the developer history. A local Pattaya agency says the village was built by an American developer but does not name the person or company. One property portal attributes @43 Village Huay Yai to 124 Privacy Condominium, yet that same portal ecosystem identifies 124 Privacy Condominium as a 1998 Bangkok condominium and applies the developer label to a very large, inconsistent set of unrelated projects. There is not enough corroboration to treat that attribution as reliable, so the developer is left unconfirmed rather than filled with a doubtful name.

Project status is also inconsistent across portals. Some structured project cards still label @43 Village Huay Yai as off-plan or under construction, while the actual resale stock contains furnished, move-in-ready houses and local agency material describes an established village. No reliable project-wide completion year was found. For a resale buyer, this shifts due diligence toward the individual property: building documents, land title, registered owner, road and utility rights, any common-area obligations and the condition of the pool and structure matter more than a generic project status field.

Ownership needs the same unit-level treatment. A villa purchase involves land as well as a building, and the exact structure is not established by the public listings. Thai rules generally prevent a foreign individual from owning land directly, apart from narrow statutory exceptions. Seller advertising that mentions Thai ownership or a company route should therefore be treated as a lead for document review, not as proof that the structure is suitable for a particular foreign buyer.

Shared amenities are thinly documented. Project pages consistently mention parking, while pools, gardens, kitchens and furniture belong to individual houses rather than a confirmed communal package. That distinction matters. A private pool shown in a resale advertisement should not be read as evidence of a shared clubhouse or estate pool. The ownership experience is closer to running a detached home in a small residential cluster than paying for a full-service condominium environment.

Rental evidence also points to an individual-house market. A furnished two-bedroom villa was offered at THB 35,000 per month in July 2026 and was listed with a 380 sqm size field, while an older two-bedroom sale page suggested a long-term rental level of roughly THB 25,000–30,000 per month for that specific home. Those figures are not a yield promise and should not be combined mechanically: they refer to different houses and dates, and the current 380 sqm figure is not clearly split between building and land. They do, however, show that the village has an observable long-term rental market as well as resale activity.

Transaction terms are likewise property-specific. Both current sale ads state a 50/50 split of transfer fees, but that is a seller term for those listings, not a project rule. The higher-priced villa includes a detailed inventory of appliances, water systems, pool equipment and built-in furniture, whereas the lower-priced listing is much less specific. A simple price-per-square-metre comparison would therefore miss a large part of the value difference: plot size, pool specification, fit-out and physical condition all matter in this type of resale.

Ownership format

These are villas on individual land plots. The title structure for a specific home is not confirmed. Foreign buyers generally cannot hold Thai land directly, so the land title, registered landowner and ownership of the building need separate legal verification before purchase.
