A 20-unit building feels very different from a mass-market tower: there is less resident traffic and a more private residential atmosphere. The trade-off is that buyers should also review how a small owners' base funds common-area operations and larger future repairs.
Genuinely spacious homes
The verified historical unit mix is two and three bedrooms at about 82–140 sqm. That makes The Bliss far more relevant to families, home-office users and owner-occupiers who value internal space than to buyers seeking a compact BTS-side investment unit.
Walkable Ari location
The building sits on Soi Ari 1, with Ari BTS generally reported around 200–300 metres away depending on the route used. Residents get the quieter feel of an inner soi while retaining straightforward rail access to the rest of central Bangkok.
A true resale search
There is no dependable pool of developer stock and, at the research date, major portals showed no live units in the project. A purchase therefore starts with locating a real resale opportunity and then judging that specific apartment's condition, legal status and asking price rather than relying on a project price list.
Building condition comes first
Completed in 2008, the project is now a resale building whose day-to-day quality depends more on maintenance than on its original launch specification. Lifts, pool, common areas, core systems and juristic-person finances should be reviewed alongside the apartment itself.

Sources differ slightly on the exact distance, generally placing the station around 200 to 300 metres away depending on the route and measuring point. For daily life, that means residents can have a relatively large home in a quiet side street without giving up fast rail access to central Bangkok.

The shared facilities are substantial for a 20-unit building but should not be mistaken for a resort-style amenity package. Historical project profiles list a swimming pool, gym, garden, lobby, mail area, CCTV and 24-hour security, with access control and two lifts also reported. The attraction is therefore less about a long amenities checklist and more about having useful shared facilities without the population of a large condominium tower.
Low density also changes the financial mechanics of the building. Shared expenses are spread across a much smaller group of owners than in a 300- or 500-unit condominium. If the property needs major work to lifts, the pool, façade, roof or core building systems, the reserve fund and owners' payment discipline become especially important. Before buying, it is worth reviewing not only the current common-area charge but also recent juristic-person accounts, general-meeting resolutions and any planned special assessments.
Because the project is a completed resale building, the condition of the individual unit now matters more than the original marketing specification. A buyer should inspect renovation quality, plumbing and electrical systems inside the apartment, the condition of common areas, the condominium juristic person's finances, current common-area fees, reserve funds and any history of major building repairs. Those items can vary materially even when two units have the same floor area and bedroom count.
For a foreign purchaser, the key issue is the title status of the individual resale unit rather than the simple fact that the building is a condominium. Thai rules allow foreign freehold ownership within the statutory foreign quota of 49% of aggregate unit area. In a building with only 20 homes, available foreign-quota capacity should never be assumed. The condominium juristic person should confirm the quota position for the selected unit before transfer, and any claim that the apartment is available on foreign freehold should be supported by transaction documents.
As of the 22 September 2026 research check, major property portals did not show confirmed live inventory in The Bliss Phyathai. For that reason, this record does not manufacture a present-day starting price from old data. The frequently repeated THB 6.97 million figure is an original launch price from the primary-sales era, not a 2026 market quote. Any newly listed unit should be assessed against current Ari resale comparables, its condition, floor, outlook and ownership status.
Thin listing volume should not automatically be interpreted as proof of strong liquidity or scarcity. In a 20-unit property there are simply fewer homes that can come to market at any one time. For exit planning, the more useful questions are whether the apartment is well renovated, whether the building is well managed, whether the ownership paperwork is clean and whether the asking price makes sense against other large-format Ari condominiums. Those factors can matter more than a headline project price range that does not currently exist.
Ownership format
A foreign buyer may hold a condominium unit on a freehold basis if foreign-quota capacity is available in the building; foreign ownership may not exceed 49% of the aggregate unit area. Quota availability and the title status of the specific unit must be confirmed before transfer.
