Areeya now marks the scheme as sold out, which means a 2026 buyer is evaluating resale stock rather than developer inventory.

One advantage of an established project with surviving primary material is that the original specification can still be separated from today's listing language. Areeya retains the project page and master-plan information, while contemporary reviews recorded the internal floor arrangement in detail. The original residential product was essentially a one-bedroom format spanning roughly 28 to 35 sqm. Larger ground-floor versions around 34.5–35.24 sqm were positioned toward the pool or garden, while floors two through eight were dominated by compact layouts around 28 sqm. The useful question for a buyer is not whether these amenities appeared in the launch brochure, but how well the juristic person maintains them more than a decade after completion.

Parking deserves specific attention. Areeya's current page shows parking equivalent to 40% of residential units, while older third-party reviews cite approximately 248 spaces and a ratio closer to 31%. DDproperty described a mix of mechanical and conventional spaces. With 832 homes, this difference is meaningful for a car owner. The dossier therefore treats the historic figures as project evidence, not as a promise of a free parking bay. Current allocation rules, visitor access, mechanical-system availability and any extra charges should be confirmed with the condominium juristic person.

The site sits on Sukhumvit 77, or On Nut Road, in Suan Luang, between the established On Nut residential corridor and Srinakarin. Sources consistently place the project around the section between On Nut sois 37 and 39, with some listings using the more specific On Nut 37/1 address. The development was not conceived as a doorstep-BTS building. Older Areeya material promoted a shuttle connection to On Nut BTS, while the later opening of Bangkok's Yellow Line added Si Nut station as another rail option. Published distances to Si Nut vary by map source, so the page avoids presenting one disputed walking distance as definitive.

For practical location analysis, the word Sukhumvit can be misleading if read as shorthand for central Sukhumvit. A Space Me is much farther east than Asok or Thong Lo and functions as an On Nut–Srinakarin address. That can work well for residents whose routines span eastern Bangkok, Srinakarin, Pattanakarn and airport-side employment as well as the BTS corridor. It is a weaker fit for someone whose priority is walking out of the lobby and reaching On Nut BTS within a few minutes. The commute should be tested at the actual time of day the buyer expects to travel.

The resale market is active enough to provide meaningful price discovery. In September 2026, PropertyHub, DDproperty and FazWaz all showed substantial sale and rental inventory. Most of the live stock sits in the compact 28–35 sqm band. The lower advertised sale boundary differs by portal: DDproperty showed a project range from about THB 1.15M, FazWaz had visible stock from roughly THB 1.5M, and PropertyHub carried multiple fresh listings around THB 1.39–1.9M and above. This spread is normal for resale housing, but it makes a single 'project price' almost useless without the building, floor, condition, furnishing, view and ownership quota of the actual unit.

For a foreign buyer, the legal framework is the standard Thai condominium regime. Thai government guidance states that foreigners may own condominium units in freehold provided aggregate foreign ownership does not exceed 49% of the condominium-unit area in the building. Current FazWaz listings at A Space Me include units explicitly marked Foreign Quota, showing that such resale stock does appear. That does not make every apartment eligible. The juristic person's foreign-quota certificate and the selected unit's transfer documents still need to be checked at the time of purchase.

Recurring costs require fresh verification because current portals disagree. PropertyHub and older DDproperty material show a common fee around THB 35 per sqm per month, whereas FazWaz currently displays THB 40 per sqm and a THB 350 per sqm sinking-fund figure. Historic launch charges and a one-time sinking fund are not automatically the same as the charges a resale owner faces today. When many near-identical units are available, resale liquidity depends heavily on entry price, maintenance condition and a clean transfer file rather than the project name alone.
