They are different apartments and different sale routes, not a ready-made discount comparison. Like-for-like analysis should control for size, floor, fit-out, tenancy, foreign quota, seller identity and transfer costs.

Inside Thonglor 25

The building sits inside the soi rather than next to the rail station. That can work well for buyers who value the Thonglor neighbourhood and use a car, taxi, motorbike taxi or shuttle. Anyone who depends on rail every day should test the real last-mile trip rather than treating a “near BTS” label as a walking-distance promise.

Inspect before buying

Because the condominium is completed, the selected apartment can be checked for outlook, noise, light, air-conditioning, plumbing, renovation quality and the condition of common areas before money is committed. The diligence shifts from construction risk to resale issues such as seller title, arrears, tenancy, alterations and whether the registered plan matches the apartment being sold.

Yield needs a contract

The official 5–7% headline applies to selected units in a special rental programme and is expressly subject to terms. It should not be projected across the whole building without the agreement. Published project information lists two passenger lifts, a swimming pool, children's pool, fitness room, garden, wireless internet in common areas, security staff, CCTV, key-card access, shuttle service and parking. Current project material also describes the property as pet friendly. The full juristic-person pet rules are not publicly available, so owners with pets should still confirm species, weight, number and common-area restrictions before relying on the headline.

The overall one- and two-bedroom range is published as 36.55–72.04 sq m, but older floor-plan material includes nominal sizes such as 36.50, 40.00, 43.50, 56.00, 66.50, 69.00 and 71.50 sq m, while a more detailed project table lists 36.55, 40.35, 44.53, 56.05, 66.86, 69.40 and 72.04 sq m. Those differences should not be averaged away. In a completed condominium the title deed and registered plan of the actual unit are the relevant reference points. An advertisement may round a size, combine space differently or simply reuse old project material, so a buyer should match the advertised unit number to its title area before comparing price or recurring charges.

The same separation is necessary for pricing. When checked on 16 September 2026, the direct-sales campaign was advertising a selected 72.04 sq m two-bedroom unit at THB 9.89 million. Current resale inventory included a one-bedroom offer around THB 4.5 million. The gap is not evidence that one channel is cheap or expensive by itself: the apartments differ in size, floor, condition, furniture, seller, ownership quota and potentially tenancy. The project's starting price in this record therefore uses the lower live resale anchor only to show the current entry point. A serious comparison should put like-for-like units side by side and identify the legal seller and included terms for each offer.

The direct-sales campaign is also promoting a 5–7% annual guaranteed-rental-yield programme for selected units. The public material makes clear that terms and conditions apply, but it does not publish enough contract detail to treat the headline percentage as a verified return available to every purchaser. The visible material does not fully establish the obligation period, calculation base, paying counterparty, expense allocation, exclusions or early-exit treatment. For an income-focused buyer, the useful next document is therefore the actual programme agreement rather than another marketing page. The commercial questions are straightforward: who owes the payment, what purchase price or base amount the percentage applies to, which running costs sit with the owner, what happens during vacancy, and whether the obligation survives a resale. This is an inner-soi location rather than a station-front condominium. The building sits roughly 450 m inside from the main Thonglor/Sukhumvit 55 road, while Thong Lo rail station is about 2.2 km away. That context helps explain the project shuttle. For residents who use a car, taxi, motorbike taxi or shuttle and want to live within the Thonglor neighbourhood, the position can make practical sense. It is less simple for someone whose daily routine depends on walking straight to the rail station. A site visit is more useful than the generic phrase “near BTS”: test the actual last-mile route at the time of day you expect to travel and decide whether the distance, traffic and shuttle operation work for your routine.

Completion year is one of the few basic facts that is not perfectly aligned across public databases. Several strong current project profiles use 2015, with one specifying December 2015, while other databases show 2014 and an older third-party profile gives another date. This record uses 2015 because it is the value repeated across several current sources. For a legal purchase, however, the meaningful evidence is the condominium registration and the selected unit's title documents, not the year printed by a portal. The conflict does not change the practical point that this is an operating completed building, but it is a useful warning against treating aggregator metadata as documentary proof.

Current public profiles put the common-area fee at about THB 55 per sq m per month, while one current market profile also lists a THB 600 per sq m sinking-fund figure. These are useful screening numbers, not a substitute for the latest statement from the condominium juristic person. A completed building can have revised fees, outstanding owner balances or special repair assessments that are invisible on a project profile. Parking deserves the same treatment. Public project records put the parking ratio at roughly 55%, so a car owner should ask how spaces are allocated, whether vehicle registration is limited by unit and what the car park actually looks like in the evening rather than relying on “parking” as a generic facility.

For a foreign buyer, the building being described as freehold does not mean every available apartment can automatically be transferred into foreign freehold. Thai condominium rules cap foreign ownership at 49% of the total condominium unit area.
