It is most valuable for people whose routines already fit the SRT Red Line and northern Bangkok. Buyers commuting across the city should still map the full trip, because a station at the entrance does not remove every interchange.
Loft space, two areas
Flexi and Grand are marketed with two different area figures: a smaller title-area figure and a larger usable-space figure created by the upper level. That makes price-per-square-metre comparisons easy to distort. The correct legal denominator comes from the contract and title, while the larger figure is useful for judging how much space the layout actually gives you.

The most useful way to read Landmark at Kasetsart TSH Station is to start with its current status rather than the launch material. As of 30 June 2026, the development reported 70% overall construction progress. The structural work was shown at 100%, architecture at 93%, electrical and mechanical work at 91%, and the automated parking system at 60%. That makes this an under-construction purchase today, even though several large property portals still label the project as completed in 2024 or 2025. For a buyer, the difference is substantial: inspection timing, final fit-out, common-area readiness, transfer documentation and the point at which carrying costs begin are still live transaction questions rather than settled features of an operating building.
The site sits on Vibhavadi Rangsit Road in Lak Si, directly beside Thung Song Hong station on the SRT Red Line. This is a northern Bangkok proposition rather than a conventional inner-city condominium. Its location makes the most sense for residents whose regular journeys run through Lak Si, the Kasetsart University area, offices along the Vibhavadi corridor or the Don Mueang side of the city. The rail connection is unusually close to the project, while Vibhavadi Rangsit Road and the nearby tollway provide a parallel road route. A prospective owner should therefore test the address against real weekday trips instead of relying on broad claims about being 'minutes from' central Bangkok.

The project itself is more complex than a single residential tower. Siamese Asset presents it as a three-building mixed-use development with residential space, shops and shared facilities. More recent company filings also identify a 135-room Novotel Living Bangkok Donmuang hotel inside Landmark At Kaset TSH Station, with that hotel component still under construction and expected by the company to open during 2026. This can create a livelier, more serviced environment than an isolated condominium, but it also raises practical questions that only the final operating documents can answer: which entrances and facilities are shared, how parking is allocated, how common costs are divided, and where the residential juristic person's responsibility ends.
The unit count is a good example of why current documents matter. The earlier official brochure described 428 residential units plus nine shops. A later Siamese Asset bond prospectus, using figures as of 31 December 2025, lists the project at 444 units with a total project value of about THB 2.013 billion. That filing shows 204 units sold and 232 remaining, with a 44% sales rate in the relevant table. These numbers should not be averaged or forced into one tidy total. The most plausible reading is that the configuration or reporting perimeter changed as the mixed-use scheme developed. The number that matters at transfer is the final registered structure and the title details of the selected unit.
Inside the residential product, the concept is unusually vertical. The two base plans are Flexi and Grand. The brochure shows Flexi as 25 sqm with a second figure of 38 sqm, and Grand as 29.5 sqm with a second figure of 44.5 sqm. Independent project reviews explain the smaller figures as title areas and the larger figures as internal usable space created by the loft-style arrangement. That distinction is not cosmetic. A buyer comparing price per square metre needs to know which area is legally recorded, which part is an internal platform or upper level, and whether the exact built unit matches the illustrated plan. The contract and title should settle the legal area; the physical inspection should settle whether the extra volume is genuinely useful.
Ceiling height of up to 4.15 metres is central to the design. It allows the upper level to function as sleeping space, an office, storage or another flexible room, and it explains why active listings may describe similar 25 sqm units with different bedroom counts. The safer comparison is plan-to-plan rather than label-to-label. Stair position, head clearance, air-conditioning, natural light and usable storage can change how a compact loft feels far more than an extra bedroom tag in an advertisement. Buyers who dislike stairs or need conventional single-level circulation should inspect this format carefully before treating the expanded usable-area figure as a straightforward benefit.
The amenity programme is relatively easy to understand: a ground-floor lobby, swimming pool and fitness facilities on the 19th floor, plus landscaped space. The original brochure also presents a jacuzzi and automated parking. The construction update matters here because the automated parking system was only 60% complete at the end of June 2026. In a finished condominium, buyers can judge queues, maintenance standards and the actual experience of shared spaces. Here those operational questions remain partly prospective. The issue is not whether the brochure contains enough amenities; it is whether the residential component will receive them on the expected schedule and on what cost-sharing terms once the mixed-use project is operating.
The lower active asking-price anchor found on 7 September 2026 is THB 3.39 million for a 25 sqm unit. That listing is marked Thai quota. For a foreign buyer, this is a critical qualifier: the cheapest advertised unit is not automatically a foreign-freehold opportunity. Thai condominium law limits foreign ownership to 49% of the total condominium-unit area, and foreign quota availability is unit-specific at the point of transfer. A buyer should therefore separate three questions that are often collapsed into one price: whether the unit is available to a foreign purchaser, whether the transaction is a direct transfer or an assignment of an existing purchase contract, and how much money remains payable before ownership can be registered.
The project has a clearer institutional trail than many small Bangkok developments. The developer is Siamese Asset Public Company Limited; the project appears in Thailand's Smart EIA Plus database under its full Kasetsart TSH name; current corporate disclosures continue to track sales, development and the hotel component. In the company's Q1 2026 performance report, Landmark At Kaset TSH Station was expected to begin revenue recognition in Q3 2026. That is useful evidence that the project remains active, but it is not a contractual completion promise. Revenue recognition, practical handover and title transfer can occur on different schedules, particularly in a mixed-use scheme.
For the right buyer, the appeal is specific rather than generic: rail access at the site, a compact loft product, a northern Bangkok employment-and-university catchment, and a project that has visibly advanced through construction. The trade-offs are equally specific. The final handover date is still not settled by the public evidence, published unit totals conflict, the cheapest market stock is Thai quota, and the legal-versus-usable area distinction must be understood before comparing value. Those are manageable diligence items, but they need to be resolved on the selected unit rather than replaced with assumptions drawn from an older project card.
