Why this project is worth a look
Space for changing households
Three bedrooms and two levels can accommodate children, guests or a dedicated work room without turning the living area into an improvised office. The right layout matters more than the headline floor area: inspect room proportions, the staircase and natural light in the particular house.
Several ways around town
The estate sits off Nak Niwat Road within Lat Phrao, with routes towards the district’s larger streets. That can suit car-based households with changing destinations. It does not prove that trains, schools or workplaces are a short walk away; check your most frequent journey from the actual gate.
An established setting
Because the development is complete, buyers can observe the surrounding homes, estate entrance and shared facilities rather than relying on an artist’s impression. The same maturity brings an obligation to understand how those spaces are maintained and funded.
Individual homes to compare
Resale properties differ in refurbishment, size and asking price, allowing a more meaningful choice than selecting a standard developer package. The least expensive advertisement may still lead to higher costs after purchase. Condition, title and written seller terms should drive the comparison.
About the project
The Plant Citi Ladprao 71 is a landed-home development rather than another Bangkok apartment tower. Its appeal starts with a familiar domestic arrangement: a front door of your own, rooms spread over two levels and the possibility of keeping sleeping areas apart from the busiest part of family life. The scheme was developed by Pruksa Real Estate. Leading property directories agree that it contains 199 townhomes and was completed in 2008. That matters more than a marketing launch date. A purchase today means dealing with an existing owner, an existing house and an established community, not buying an unbuilt unit to a developer’s specification. Two homes with the same exterior style can have very different maintenance histories. The project name identifies the estate; it does not certify the condition of the house you are considering.
For finding the place, the decisive detail is Nak Niwat Soi 48, Yaek 14-1, within Bangkok’s Lat Phrao district. “Ladprao 71” is useful as a broad reference but not precise enough on its own. This is a neighbourhood of local streets, schools, shops and connections towards several larger roads. Residents can potentially approach different parts of the city without relying on one single avenue. Yet an alternative road is only valuable if it helps the journey you actually make. Traffic conditions, the estate gate and the hour of departure shape everyday convenience. A nearby rail station on a map should not be mistaken for a comfortable walk from the house. If you do not drive, check the first and final legs of a regular journey before falling in love with the interior.

The original home format was a two-storey, three-bedroom property with two bathrooms. A historical project profile gives 111–136 square metres of usable space and plots starting from 17.2 Thai square wah. Resale advertisements use different figures: examples checked during this research show 100, 104.95 and 120 square metres. Those numbers may reflect differences between houses, modifications over the years or varying conventions for describing usable space. None of the available material proves that every seller measures floor area in the same way. Nor should plot size be read as floor space: square wah are used for the land, while square metres describe the interior. Obtain the current floor plan and the plot records for the actual property. A room that looks generous in photographs may be much smaller once wardrobes, stairs and circulation space are accounted for.
A three-bedroom townhouse offers a different kind of flexibility from a compact condominium. A room may serve as a home office while another remains a child’s bedroom, or the layout may suit relatives who need occasional privacy. The two floors provide a natural division between shared and quieter spaces. The trade-off is that you own a house with all the responsibilities that entails. Roof covering, drainage, wet rooms, electrical wiring and previous extensions require more attention than a brochure can provide. This is not a claim that the development suffers from defects. It is simply what responsible buying looks like when a home has been in use since 2008. An inspection should be shaped by the age and construction of the selected property, rather than by the general reputation of the estate.
Shared facilities are comparatively straightforward. The historic description mentions landscaped space and gated access with security. DDproperty also describes a garden, children’s play area, walking paths and places for outdoor exercise. This is an estate designed around houses, not a serviced residence. A buyer should not assume there is a swimming pool, concierge operation or staffed gym because the project has security at its entrance. Equally, the existence of a playground in an original sales profile says little about the quality of its equipment today. Walk around the common areas, particularly the gate and internal roads, and learn who is responsible for upkeep. The regular fee matters, but so does what residents receive for it. Working lighting and well-maintained access can have greater everyday value than a long list of decorative amenities.
The resale market gives a more useful pricing reference than the development’s original advertised launch price. A recently refreshed LivingInsider advertisement displays THB 3.61 million for a renovated, two-storey home with three bedrooms, two bathrooms and 104.95 square metres of usable space. A separate Connex listing quotes THB 3.69 million for a 120-square-metre property; other asking prices rise above those figures. There is an important caveat: the body text of the THB 3.61 million advertisement refers to THB 3.3 million. That may be leftover copy or an unreflected price change. We cannot know which without a current written reply from the seller. The lower number is therefore not presented as an available deal. Nor does the THB 1.7 million figure retained in a historical project record describe what an owner can buy for in October 2026.
Rental advertisements show that these homes are not confined to owner-occupation. At the time of research, platforms carried asking rents roughly between THB 19,000 and THB 27,000 per month, including a townhouse advertised at THB 25,000. Such listings show a market being offered; they do not establish how long it takes to secure a tenant or how many months a property will stand empty. A landlord also bears costs that are easy to miss in a simple asking-rent comparison: repairs, furnishing, management, periods between tenancies and taxes where applicable. Detached property systems can create maintenance bills that are specific to one house. No rental yield or appreciation forecast can be substantiated from the evidence gathered here. A buyer considering rental income needs actual costs and conservative vacancy assumptions for the selected home.
Legal ownership is the largest potential mismatch between what a listing says and what an international buyer can lawfully acquire. Project directories label the tenure “freehold”, a standard way of marketing land-and-house ownership to an eligible domestic purchaser. Thai law does not automatically permit a foreign individual to take title to the underlying land. Exceptions are narrow and subject to legal requirements. A registered long lease, and potentially separate rights relating to the building, may be relevant to particular circumstances, but their existence and enforceability cannot be presumed from an agent’s advertisement. Promises of future lease renewals are not a substitute for understanding the contract and the land registry. This is not the same acquisition structure as an eligible foreign-freehold condominium apartment. The land title, the seller’s right to transfer and the exact rights being purchased must be reviewed before pricing the transaction as if it were uncomplicated freehold.
A sensible shortlist for this development starts with the purpose of the house. For a household seeking several real rooms, space for parking and a base in an established part of Bangkok, The Plant Citi Ladprao 71 offers a coherent proposition. It also asks buyers to accept the realities of older townhouse stock: houses may have been remodelled, common-area maintenance needs scrutiny and access to transit depends on the actual journey. Rather than picking the cheapest photograph, compare an individual home’s layout, moisture protection, mechanical systems, legal records and location within the estate. People wanting a brand-new house, hotel-like amenities or a straightforward foreign land purchase should pursue a different kind of property. The distinction is not about whether this address is attractive in general; it is about what the buyer needs it to do every day.
Ownership format
Portals classify the project as freehold, but that does not grant a foreign buyer an automatic right to register the underlying land. Direct foreign ownership of Thai land is generally restricted, subject to narrow statutory exceptions. The particular land title, building rights and any registrable lease must be established from the property documents.
Home types & sizes
The original scheme centres on two-storey homes with three bedrooms and plots from 17.2 square wah, a land measurement rather than extra interior floor space. Later alterations can change how a house is used or measured. Treat these historical dimensions as context, not a substitute for the selected property’s floor plan and title documents.
A currently advertised example has two storeys, a plot stated as 18.6 square wah and a renovated interior. Its seller also advertises two parking spaces. Those particulars belong to this house alone; they do not describe the entire development.
Another agent markets a 120 sqm house on a 17.2-square-wah plot without furniture. A direct comparison with a renovated house needs consistent floor-area definitions and a condition survey, not just the two asking prices.
These are not three developer-issued floor-plan categories. The first entry describes the original housing format; the others are individual resale homes. Published floor areas vary and are not independently surveyed. Land plot figures in square wah are separate from house floor areas in square metres. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate address is Ladprao 71, Nak Niwat Soi 48, Yaek 14-1, Lat Phrao, Bangkok 10230. The soi and sub-lane make the location much easier to find than the estate name alone.
- Nak Niwat connects the neighbourhood with routes towards Lat Phrao, Prasert Manukit and Chok Chai 4. Journey times are highly sensitive to traffic and the route taken.
- Satri Witthaya 2 School, the Crystal retail area and Lat Phrao Hospital appear in locality descriptions. They are neighbourhood references, not a promise that every destination is within walking distance.
- The Lat Phrao 71 rail-station name is not the same thing as the townhouse entrance. Confirm the door-to-platform journey and any connecting transport if rail use is central to your plans.
- The position of a particular home within the estate may change its experience of car movements, access to green areas and privacy. An on-site visit is more revealing than a district label.

Price & purchase terms
- Current price: The lowest recently refreshed asking-price display we found was THB 3.61 million for a 104.95 sqm resale home, checked on 10 October 2026. Its description also mentions THB 3.3 million, so neither figure should be treated as an agreed selling price. Confirm availability, terms and the seller’s current quote before making an offer.
- Completed: 2008
We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Best for: A family looking for a proper three-bedroom house, with a separate entrance and living space arranged over two storeys. This layout may be more useful than the communal facilities of an apartment building when privacy and everyday room use are the priority.; An owner-occupier who already knows Lat Phrao and its traffic patterns. Familiarity with Nak Niwat and nearby roads can turn a location that looks ambiguous on a map into a practical base, provided the routine journeys really work.; A driver who values a place to park and a choice of local approaches. Advertised parking spaces must still be checked at the individual house, including the usable width of the frontage and traffic through the estate.; A purchaser comfortable evaluating an existing building, not a developer’s new-handover checklist. A finished estate offers visible neighbours and infrastructure, while roofs, drainage, previous work and maintenance arrangements deserve independent investigation.; A landlord considering long-term family rentals after reviewing real repair costs, management arrangements and lawful ownership. Rental advertising demonstrates possible tenants can be targeted, but not an assured occupancy rate or a fixed net return.; may not suit: A foreign buyer who assumes a townhouse and its land can be transferred into personal freehold ownership in the same way as a qualifying condominium unit. The legal frameworks are materially different.; A car-free resident expecting an effortless walk to a rail platform, or a buyer seeking tower-style amenities such as a pool, staffed reception and a full indoor gym.; Someone seeking a never-occupied home with fresh developer warranties and no uncertainty about renovations, utility systems or an older estate’s shared maintenance history..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Major project sources date completion to 2008, while the LivingInsider project card displays 2013 without a supporting completion document. The primary record therefore uses 2008; documentation should establish the age of any specific home.
- The recently refreshed THB 3.61M listing displays that price but mentions THB 3.3M in its body text. Published floor areas also differ between the development archive and resale adverts. A current seller quotation and property-specific documents are needed before any figure can be relied upon.
- Project directories describe the general tenure as freehold, but the land title, separate building rights, estate-management obligations and lawful ownership or lease structure available to a particular foreign buyer have not been established from public project materials.
