Why this project is worth a look
More room for a household
A separate entrance, two floors and a defined parking area can make daily family life easier than it would be in an apartment. The limits are equally real: party walls, a shared estate, a modest plot and stairs. The value lies in selecting a suitable home, not in assuming every townhouse offers the freedom of a detached property.
Useful amenities on site
A pool, clubhouse, gym, playground and large common garden make the estate more than a row of houses. They matter most to residents who genuinely use them. The ongoing condition of those facilities, estate rules and maintenance charges need to be checked before treating them as part of the value of an individual purchase.
Choice across house generations
Historical catalogues and later site reports document different layouts, with varied bedroom, bathroom and parking provision. A resale buyer can encounter a different house from the one currently promoted by Pruksa. That creates options, but also makes a plan for the exact plot indispensable.
Established local services
Groceries, shopping centres and hospitals are already present along the Phetkasem corridor. The buyer does not need to depend on an unbuilt retail district. The clear trade-off is the distance to the current MRT station, which makes a first-mile transport plan part of the decision.
About the project
The Connect Petchkasem 69 is a two-storey townhouse neighbourhood in Nong Khaem, western Bangkok. It is not a condominium with individually owned apartments, nor a collection of detached villas. Each residence has a street-facing entrance, a modest plot and a house adjoining its neighbours along party walls. That changes what you are shopping for: the amount of land attached to the individual home, the usefulness of the layout and the trip to work matter more than an impressive list of finishes. This is primarily a place to assess as a home, not a shorthand way to buy into central Bangkok's property market.
Pruksa Real Estate Public Company Limited is the developer, using its established Pruksa brand. The project website lists 451 homes on roughly 45 rai of land. The number gives a useful sense of the estate's scale. You are considering a neighbourhood with internal roads, shared amenities and a substantial number of households, not a private row of ten houses. Estate operations and road etiquette deserve the same attention as the kitchen. A well-located house can become frustrating if visitors have nowhere to park or if the route from your plot to the exit is congested each morning.

Finding the right entrance is a small but important detail. The estate sits off Phetkasem 69, Yaek 6, around Soi Nagasathaporn 1, Nong Khang Phlu, Nong Khaem, Bangkok 10160. One Thai address directory uses the more detailed Yaek 6-1-1 designation. These variations refer to the same general project location rather than proving separate developments. When arranging a viewing or comparing commute times, set the destination to the project's actual gate. Phetkasem 69 is a road, not a single point, and a route to its junction with the main Phetkasem Road can give the wrong impression of convenience.
The public-transport claim needs careful reading. Pruksa quotes approximately 1.2 kilometres from the estate to Phetkasem Road, while its own location section puts Lak Song MRT station around 5 kilometres away. Those are different destinations. The property is connected to the wider Blue Line network, but it is not a walk-out-of-your-front-door rail address. A daily MRT commute has a first and last leg by another mode of transport. Anyone planning to depend on the train should test the journey at the times they will actually travel, including the journey back from the station after work.
Day-to-day shopping is easier to picture. The developer places Victoria Gardens at around 1.5 kilometres, Big C Phetkasem at about 2.5 kilometres and The Mall Bang Khae at about 5 kilometres. Hospitals are also listed within the broader catchment area. These are published location references, not timed journeys, and they say nothing about traffic at a particular hour. The practical appeal is having established local services along the major road without living directly on it. The trade-off is that the estate sits within a network of side streets rather than immediately alongside a major transit stop.
Drivers have options besides Phetkasem Road. Local property reviews describe connections through Bang Bon 3, Bang Bon 5, Ekkachai and Phutthasakhon. Multiple exits are useful only if the routes work for a particular destination. A household with two adults driving in different directions may experience this area very differently from a family whose school and workplace are both nearby. Watch the first five minutes of the route, not just the map's headline journey estimate. A slow turn out of a side street, or a queue at the main road, can matter more over a year than a marginal difference in indoor floor area.
A feature that distinguishes this development from very small townhouse estates is the amount of shared leisure space. Pruksa describes a clubhouse, swimming pool, gym and a park covering more than one rai. On-site reviews also describe a children's playground and controlled vehicle access. Those are tangible amenities rather than a reason to assume resort-style management. Find out what is in service now, who can use the facilities, whether there are separate rules for tenants, and what residents pay to keep them operating. A pool that is convenient for children is only valuable if its maintenance remains consistent.
The security arrangement includes reported CCTV coverage, managed access and round-the-clock security staff. This is better understood as an operating system for a busy residential estate, not a promise that nothing can go wrong. The more revealing questions concern visitor registration, delivery riders, guest parking and the condition of lighting on the street of the chosen house. It is worth visiting after dark, when cars have returned home. A site with hundreds of units can feel entirely different in the afternoon from the same road late in the evening when curb space is scarce.
Read the land and living-area figures separately. The developer gives standard plot sizes around 16.25 to 20.56 square wah, a Thai land unit equal to four square metres. The advertised living-area range is roughly 103 to 136 square metres, depending on the house type. A resale listing for a corner unit may involve a significantly larger plot without a matching increase in internal space. That distinction affects everything from parking and outdoor storage to the amount of upkeep outside the building. It also explains why two houses labelled with the same project name may have noticeably different asking prices.
House models have evolved during the project's sales history. The older catalogues show Artemis, Apollo, Chester and two Thai-named plans, พฤกษ์วริน and พฤกษ์วรัณ. The current Pruksa project page highlights Apollo and the two Thai-named models. This does not establish separate independently managed phases. It means that the resale market can contain homes built to older plans alongside later revisions. Depending on the model, published layouts show three or four bedrooms, two or three bathrooms and one or two designated parking spaces. Buyers should treat the plan of the actual lot as the governing document.
The Prukwaran example illustrates why a model name alone is not enough. A detailed review from late 2023 examined a house with roughly 110.58 square metres, three bedrooms, two bathrooms and space described for two cars. A later 2024 site review presented a Prukwaran layout at about 116 square metres. These may reflect revised versions or different ways of reporting area; there is not enough documentary evidence to declare them identical. The likely buyer is a family that can make good use of an open living and dining area downstairs, with sleeping rooms upstairs, but the actual room dimensions still matter.
Apollo deserves an especially careful comparison. Historic descriptions put it around 136 to 136.5 square metres with three bathrooms and two car spaces. Some published floor-plan inventories describe three bedrooms, whereas a 2024 on-site review describes four. It would be misleading to quietly choose the larger number. The difference changes whether the property is genuinely suitable for an extended family or someone needing a separate office. Ask for the numbered, dated floor plan for the exact house, then count usable rooms on a viewing. A small partition on a plan is not necessarily a full bedroom with adequate light and ventilation.
The smaller and earlier plans have their own appeal. Prukwarin was reported at roughly 102.44 square metres with three bedrooms and two bathrooms. Chester was described as a roughly 103-square-metre four-bedroom version, and Artemis as a 115.7-square-metre, three-bedroom model with a single stated parking space. They should not be presented as five currently available choices just because they appear in the historical catalogue. Some may now be accessible only through resale, and advertised floor areas may follow different measurement conventions. A shortlist should begin with actual properties that can be inspected, not with an old marketing diagram.
The physical plan also puts limits on how a family can use the house. A reviewed Prukwaran had an open ground-floor living and dining arrangement, service space toward the back and bedrooms upstairs. That works for many households, but a family member who cannot comfortably climb stairs may need a different design. There is another construction question: one property review describes precast concrete elements. Prospective owners should establish which walls can be altered before planning a new doorway or major extension. A rear area shown as suitable for a kitchen addition in one reviewed house is not evidence that every lot has identical foundations or permissions.
Price information tells more than one story. On 10 October 2026, Pruksa's project website displayed a promotional starting figure of THB 2.89 million, subject to terms and stock. A developer-posted DDproperty listing from June 2026 showed THB 2.69 million for a 116-square-metre home, but that earlier offer cannot be treated as available today. September 2026 resale advertisements included a home advertised at THB 3.15 million, while other larger or differently configured units appeared around THB 3.85 to 3.95 million. These are asking prices, not completed transactions, and the land plot, condition and inclusions must be compared before drawing conclusions.
There is an observable rental market, although advertisements should never be confused with evidence of achieved yield. A three-bedroom townhouse in the estate was advertised for about THB 16,000 a month in 2026, and higher requests can be found. The amount a landlord keeps will depend on void periods, maintenance, agent fees, any estate charges and the fit of the home for long-term tenants. Someone purchasing primarily to let should ask whether the chosen building has already been rented, what was actually paid and how long it sat empty. A nominal rent multiplied by twelve does not answer those questions.
Legal structure is a decisive issue for foreign buyers. Property portals label some listings here as freehold, which can describe conventional ownership available to an eligible Thai purchaser. It does not make the underlying land freely available for acquisition by a foreign national. Thailand generally restricts foreign land ownership, with narrow statutory exceptions. A properly registered land lease, typically for up to 30 years, and potentially separate rights over the building may be possibilities, but no project-specific foreign-buyer package has been established from the public material reviewed. Contractual renewal language is not a substitute for a verified, enforceable right.
Before paying a reservation amount, a buyer needs more than the estate's name and a pleasant viewing. Verify the land-title document for the particular plot, the seller's identity and authority, encumbrances, any changes to the original building, and who is responsible for transfer charges and outstanding estate payments. The exact land-title class, including whether the property carries a Chanote, has not been independently confirmed for an individual offering. Arrangements using nominal Thai shareholders are not a sensible shortcut around land restrictions. If the lawful ownership or lease structure cannot be documented, the purchase is not made safe by a low sticker price.
Finally, the year displayed on a project profile requires caution. The development was being publicised in 2020 and was reviewed as ready to occupy in 2024. Yet one property directory records completion in 2023 and others use 2024, while Pruksa does not provide a definitive estate-wide handover date on its current project page. This is a settled, lived-in residential site rather than a newly announced development. For a specific transaction, the relevant dates are the completion and permission records of the house being bought, along with its present condition, repairs and any warranties that genuinely remain in force.
Ownership format
Listings describe freehold for purchasers legally eligible to own the land. Foreign individuals generally cannot acquire the plot outright; any registered land lease of up to 30 years and any separate building rights must be verified for the particular property. No estate-specific foreign-buyer arrangement has been confirmed.
Home types & sizes
An earlier model description gives a 5.2-metre frontage and two parking spaces. This is a smaller home, so storage and dining space may matter more than a nominal count of three bedrooms. The information describes a published design, not confirmed remaining developer stock. Availability should be established from an identifiable house rather than inferred from the historical catalogue.
Four rooms described as bedrooms within approximately 103 square metres could suit a household needing separation, but do not guarantee generous room dimensions. The model was listed with one parking space and two bathrooms. Any Chester resale should be assessed from its actual measurements and configuration; the old floor-plan inventory is not a live availability list.
A detailed review illustrates an open living and dining area at ground level, with the sleeping rooms upstairs and two stated car spaces. Later reporting uses a different living-area figure. The range records that source difference; it should not be treated as a variable floor area within one plan. Review the actual lot's drawings and ground-floor accessibility before committing.
The historic Artemis design combines a 5.7-metre frontage with a reported single parking space. It offers more indoor area than the smallest models, but a two-car household may find the parking restriction more important than the extra living space. This is a documented plan type, not evidence that a new Artemis is currently available to purchase.
Apollo is among the largest named designs. Older inventories describe three bedrooms, while a 2024 on-site report refers to four at approximately the same floor area. That discrepancy is material for a family needing a dedicated office or a fourth sleeping room. The version offered, door count and dimensions should be checked on the actual plan. Two parking spaces and a 5.7-metre frontage are reported.
These are published designs from different periods, not five verified homes currently for sale. Pruksa gives an overall living-area range of about 103–136 sqm, while individual historic plans have been reported at 102.44 and 136.5 sqm. Apollo and Prukwaran in particular have conflicting published room or area figures. Thai square-wah plot measurements must not be confused with indoor floor area. No model-specific price is stated without a verifiable current lot. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location
- The estate's practical address is around Soi Nagasathaporn 1 off Phetkasem 69, Yaek 6, Nong Khang Phlu, Nong Khaem, Bangkok. Some Thai directories specify Yaek 6-1-1. Use the estate entrance rather than the start of the long local road for navigation.
- Pruksa states roughly 1.2 kilometres to Phetkasem Road and about 5 kilometres to Lak Song on the operating MRT Blue Line. The distinction matters if a purchase decision depends on reaching the train without a car or feeder ride.
- Published project distances place Victoria Gardens at around 1.5 kilometres, Big C Phetkasem near 2.5 kilometres and The Mall Bang Khae near 5 kilometres. These are developer location markers; current drive times should not be inferred from them.
- The surrounding street network offers connections via Phetkasem, Bang Bon 3, Bang Bon 5 and Ekkachai. Commuters should assess the first and last part of a journey as closely as the main-road portion.
- Pruksa lists Vichaivej Hospital at around 3 kilometres and Kasemrad Bang Khae at approximately 5 kilometres. The ease of reaching care in traffic, and the transport options available to a particular household, may matter more than a straight map impression.

Best for: A household moving from an apartment to a separate front door and a more conventional family layout, while accepting shared side walls and a compact plot. Three-bedroom homes can be practical for families who do not require ground-floor sleeping accommodation.; Someone with established work, school or family ties in western Bangkok. For these buyers the proximity of daily services along Phetkasem can be more useful than an address that looks more central on a city-wide map.; A buyer who wants a functioning neighbourhood rather than an off-plan promise. Existing roads, common areas, neighbours and estate management can be observed directly before committing to one of the houses.; A household willing to compare parking and plot size carefully. One or two advertised spaces do not tell the whole story if the cars are large, the house sits at a difficult turning point or street parking is heavily used.; may not suit: Buyers who need to walk to an operating metro station every morning. Lak Song is around five kilometres away according to Pruksa; potential future rail infrastructure should not be treated as an existing doorstep service.; Foreign nationals seeking straightforward personal freehold ownership of the land under a house. This is not a condominium foreign-quota purchase. Any workable lease and building-right arrangement must be established for the actual plot before money changes hands.; People who require a fully detached property with no shared walls, estate rules or communal running costs. A townhouse here offers its own entrance, but still functions as one part of a managed residential neighbourhood..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion is variously reported as 2023 by Zmyhome and 2024 by PropertyHub and PropertyScout. Pruksa's current project page does not supply a single estate-wide handover year. Permits and handover records for the individual house are more meaningful than either directory date.
- Floor-plan information differs across publications: Apollo is described with three or four bedrooms, while Prukwaran appears at 110.58 and 116 sqm. Historic directories carry five model names; Pruksa's present site highlights three. The actual lot's dated drawings are needed to settle its configuration.
- Listings describe conventional freehold sales to eligible purchasers, but no reviewed project-specific record confirms a registered foreign-buyer land lease or separate house title for a selected plot. The land-title class and encumbrance position remain document-specific questions.
