Brand ≠ the legal entity signing your contract. This project may use a separate project company or joint venture — verify the seller and developer for the selected unit.
Why this project is worth a look
A simple product
The published offer centres on one ESPACE townhome: two storeys, 106 sqm, three bedrooms, two bathrooms and two parking spaces. That makes unit-to-unit comparison more about plot position, street exposure, condition and price than about choosing between many different floor plans.
Inspection beats renders
AP currently treats the development as ready to move. Buyers can assess the finished streets, clubhouse, pool, neighbouring homes and the selected house itself rather than relying mainly on drawings or completion promises.
Suburban mobility
The Pink Line, Ram Inthra Road, the Outer Ring Road and the Chalong Rat Expressway are all relevant connections, but none is at the front gate. The project works best for a household that is comfortable using a car for most daily journeys.
Corporate chain is visible
AP Thailand is the consumer-facing developer brand, while the Department of Lands names The Value Property Development Co., Ltd. as the land allotter. AP’s group disclosures place that company within its property-development subsidiaries, giving buyers a documented path to reconcile the names they may see in legal papers.
Price needs context
THB 2.88M is a promotional starting figure, not a project-wide valuation. The useful number for a buyer is the final cost of the exact house after plot differences, campaign conditions, common charges and transfer responsibilities are known.
About the project
Pleno Panya–Ramintra is a ready-to-move low-rise townhome development in Bang Chan, Khlong Sam Wa, on Bangkok’s north-eastern side. The current public offer is unusually straightforward: one main two-storey home type with 106 sqm of usable space, three bedrooms, two bathrooms and parking for two cars. AP Thailand lists 203 homes across a 19-rai-1-ngan-58-square-wah site. That makes this less of a broad product range and more of a specific proposition for a household that wants a compact family house at an advertised entry price just below THB 3 million.
The location is suburban rather than rail-led. AP places Khu Bon Road about 1.2 km away, Ram Inthra Road around 5.5 km away and the Outer Ring Road at roughly the same distance. The Pink Line’s Wongwaen Ram Inthra station is shown at about 5.2 km, while the Chalong Rat Expressway access around Chatuchot is about 8.5 km from the project. Those links are useful, but they do not turn the site into a walk-to-transit address. A car or feeder trip is still likely to be part of most daily routines.

What buyers can inspect today matters more than the original launch story. AP currently places the project among ready-to-move homes and is advertising immediate-availability promotions. With a completed project, due diligence shifts from construction forecasts to the actual house: drainage around the plot, doors and windows, signs of moisture, workmanship, parking behaviour on the internal streets, noise, common-area upkeep and the exact condition of the selected unit. A completed house reduces one category of uncertainty but makes physical inspection more important, not less.
The ESPACE layout is compact and easy to understand. AP publishes a 5.5-metre frontage, 106 sqm of usable area, three bedrooms, two bathrooms and two parking spaces. Independent project previews also place the smallest plots from 17.5 square wah. The practical appeal is that the third bedroom is already part of the base layout rather than something carved out of a living room. The trade-off is limited product choice: buyers looking for a fourth bedroom, a materially larger plot or a different house configuration will not find much variety within the published project range.
Pricing needs to be read in context. As checked on 30 September 2026, AP’s official page shows a promotional starting price of THB 2.88 million. Older public profiles showed THB 2.89–2.99 million, so the current figure should not be interpreted on its own as a market trend. It is a sales entry point tied to available stock and campaign conditions. The useful comparison is the actual all-in price of a specific house after plot premiums, included fees, transfer terms and any package items have been confirmed.
The project identity is well supported, but the legal names deserve attention. AP Thailand is the development brand presented to buyers. Thailand’s Department of Lands records The Value Property Development Co., Ltd. as the land allotter for Pleno Panya–Ramintra and independently confirms 203 plots on the same 19-rai-1-ngan-58-square-wah site. AP’s corporate reporting lists The Value Property Development as a property-development subsidiary within the AP group. A buyer therefore should expect more than one corporate name to appear across project, land and transaction documents; the important point is that the relationship between them is documented and consistent.
Daily services are within driving distance rather than concentrated at the gate. AP lists JAS Green Village Khu Bon at about 3.5 km, MaxValu Khu Bon at 3.7 km, Panya Market at 4.5 km, and Fashion Island and The Promenade at about 5.2 km. Somapa Pattana School is listed around 500 metres away, while Satit Pattana is about 5 km. Major hospitals are farther out: Intrararat around 7.5 km, Phyathai Nawamin 8.1 km and Synphaet Ramintra 8.5 km. For a household already comfortable with suburban Bangkok, that is a familiar pattern: schools and shopping are accessible, but the car remains central to how the area works.
Shared facilities are focused on everyday use rather than resort-style extras. AP highlights a clubhouse, 24-hour fitness room, saltwater swimming pool with jacuzzi and landscaped green space. Other established project sources also show a children’s play area, CCTV, security and controlled access. For a completed community, the more useful questions are operational: what condition the pool and gym are in, how busy they become, whether access rules match current practice and what owners are actually paying for common-area maintenance. AP’s current project page does not publish an up-to-date common-fee figure, so an old quoted rate should not be treated as a current contractual cost.
Foreign ownership is the main legal limitation. This is a landed townhome, not a condominium unit. A foreign individual generally cannot acquire Thai land directly except in narrow statutory circumstances, and the Department of Lands continues to police nominee arrangements. AP’s public materials do not set out a standard project-specific long-lease package for overseas buyers. Anyone approaching the project from abroad therefore needs to understand the legal structure of the particular transaction before treating the advertised house price as an accessible ownership route.
As a home, Pleno Panya–Ramintra is easy to define: a completed 203-unit community, one compact three-bedroom format, two-car parking, functioning shared facilities and established suburban services. It is less easy to support as a yield story from public evidence alone. Current project portals show little or no active inventory specifically inside the scheme, which is not the same as proving that there is no resale or rental market. It simply means a rental return should be built from verified comparable leases and the true acquisition cost of the selected house, not from a generic Bangkok townhouse assumption.
Ownership format
These townhomes are sold with land plots. A foreign individual generally cannot own land in Thailand directly, apart from narrow statutory exceptions. AP’s public project materials do not present a project-specific long-lease structure for foreign buyers, so any alternative ownership arrangement has to be verified in the actual transaction documents.
Home types & sizes
A two-storey townhome with a 5.5-metre frontage and two parking spaces. The three-bedroom layout is part of the standard plan, so the home does not rely on converting a living area into a permanent bedroom. AP does not currently show a second house type, which makes plot position, orientation, neighbouring conditions, finish quality and final price more important differentiators.
Independent project previews quote plots from 17.5 square wah, while AP’s current page confirms 106 sqm of usable space and a 5.5-metre frontage. The plot attached to an individual house may be different, so the selected lot’s land document is more important than the minimum size quoted for the house type.

Location
- The development sits on Soi Phraya Suren 35 in Bang Chan. AP places Khu Bon Road about 1.2 km from the project.
- Wongwaen Ram Inthra station on the Pink Line is about 5.2 km away. It adds a rail option, but this is not a walk-to-station housing scheme.
- Fashion Island and The Promenade are each listed at about 5.2 km; JAS Green Village Khu Bon is about 3.5 km and MaxValu Khu Bon about 3.7 km.
- Somapa Pattana School is listed around 500 metres from the project and Satit Pattana about 5 km away, which may matter more to a family than headline distance to central Bangkok.
- The Chalong Rat Expressway access near Chatuchot is roughly 8.5 km away and the Outer Ring Road about 5.5 km. Real travel time will depend heavily on peak-hour traffic.

Your selections are not saved anywhere. This is a decision aid, not an assessment.
Best for: A household that wants a completed three-bedroom home with two parking spaces without moving up to a much larger detached-house budget. The product is simple enough that the decision can focus on the individual plot and house condition.; Someone already comfortable with north-eastern Bangkok and a car-based routine. The area connects to major roads, shopping and the Pink Line, but the project is not designed around walking to rail or central-city amenities.; A buyer who prefers inspecting a finished community rather than taking construction-stage risk. Streets, facilities, neighbouring homes and the selected unit can all be assessed before commitment.; A buyer who can lawfully hold the land involved in the transaction. Overseas buyers need a separately verified legal route; the standard advertised townhome sale should not be assumed to provide direct foreign land ownership.; may not suit: Buyers who want daily life within walking distance of rapid transit. The Pink Line is relevant, but the station is roughly 5.2 km away and the project remains car-oriented.; Foreign buyers expecting a normal direct freehold purchase of the house and underlying land. Land ownership rules make that assumption unsafe for this product type.; Households that need a wide range of floor plans or materially larger homes. AP’s current public material shows one 106-sqm ESPACE type.; Investors looking for a plug-in rental-yield figure. Public evidence does not provide enough current project-specific leasing data to support a robust yield claim..

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Third-party profiles disagree on the exact completion year: PropertyHub shows 2025 while PropertyScout shows 2020. AP currently presents the project as ready to move but does not state a completion year on the live page, so the status is treated as completed without fixing a specific year.
- AP does not publicly describe a project-specific long-lease or other foreign-buyer ownership package. If such a structure is offered for a particular house, it needs to be supported by the transaction documents rather than a sales explanation alone.
- The Department of Lands project card uses Min Buri in some administrative location fields, while AP gives the current full address as Bang Chan, Khlong Sam Wa and that address aligns with the mapped project point. The main record therefore follows AP’s address while preserving the registry discrepancy as a data boundary.
