Townhomes, semi-detached homes and detached houses sit under one project name. That creates a broad entry range, but it also makes project-wide averages misleading. A 113 sqm townhome and a detached house on a 50-plus sq wah plot are different purchases even when they share the same gate and facilities.

Road-first location

Nong Khaem works best for buyers whose daily life already connects to western Bangkok, Phetkasem, Kanchanaphisek, Ekkachai or Rama II. The MRT is reachable but not on the doorstep. If a central-Bangkok commute is routine, a real peak-hour drive test is more informative than a map showing several major roads nearby.

Mature, inspectable community

With 353 completed homes, buyers can judge the actual estate rather than a future masterplan. Roads, security, landscaping, pool condition and the character of each internal lane are visible today. The trade-off is that resale homes can differ sharply in maintenance and renovation, so identical floor plans should not be assumed to carry identical post-purchase costs.

Title before discount

For a foreign buyer, the land structure is the first screening question. A low asking price is irrelevant if the intended ownership cannot be registered lawfully. Before paying a deposit, separate the land right from the building right and establish exactly what title the seller holds and what legal interest can be transferred to the buyer.

About the project

Supalai Ville Phetkasem 69 is a large low-rise residential community in Nong Khaem on Bangkok's western side. It is not a single-product estate. The original scheme combined two-storey townhomes, semi-detached houses and detached houses, with seven principal house types spanning roughly 113 to 213 sqm and three to four bedrooms. The development is consistently reported at 353 homes on just over 52 rai. That mix matters on the resale market: two listings under the same project name can differ substantially in built area, land plot, privacy, parking and price, so the project label alone is not enough to compare value.

The estate fronts Liab Khlong Phasi Charoen Fang Nuea Road in Nong Khaem. This is suburban Bangkok rather than a rail-oriented central location. Its practical advantage is road connectivity: Phetkasem 69, Phetkasem 81, Kanchanaphisek, Ekkachai and routes towards Rama II can all be reached through the local network. Lak Song is the relevant MRT Blue Line station; FazWaz places it about 3.8 km from the project. In daily life that makes a car, taxi or local feeder transport more important than the train itself. Buyers expecting a walk-to-MRT address should treat that as a clear mismatch rather than stretching the definition of 'near transit'.

The original planning was closer to a self-contained gated estate than a simple subdivision. Project reviews and current portals consistently mention a swimming pool, fitness room, landscaped common space and security, while the 2016 Think of Living review also documented a children's play area, access control and a clubhouse zone close to the entrance. Those facilities add everyday utility, but the estate is mature now. A buyer should judge the present condition of the pool, landscaping, roads, security operation and juristic management in person, because launch-era photographs cannot establish current maintenance quality.

Completion timing is the main factual discrepancy in the public record. DDproperty, PropertyHub, PropertyScout and Estopolis use 2018, and the detailed 2016 review expected the full development to be completed by the end of 2018. FazWaz and Hipflat, however, list January 2020. We use 2018 because it has broader support, but retain the conflict rather than smoothing it away. For a resale buyer, the handover or registration history of the particular house is more useful than a single project-wide year if age, defects or renovation timing affects the decision.

By October 2026 this is fundamentally a resale market. PropertyHub carried a townhome listing at THB 2.4 million updated on 6 October; DDproperty's current project page showed a low end around THB 2.6 million, while FazWaz started higher for the homes in its own inventory. Those figures do not represent one interchangeable product. The original estate contains different house classes and plot sizes, and resale condition varies. The sensible comparison is therefore house-for-house: usable area, land area, orientation, internal position, renovation work, parking and the seller's documents should be compared before treating any portal's headline price as a market benchmark.

For a foreign buyer, legal structure comes before lifestyle. These are landed homes, not condominium units, so the 49% foreign condominium quota is irrelevant. Thai land rules generally prevent a foreign individual from taking ordinary freehold title to the underlying land, subject only to narrow statutory exceptions. A registered lease can be a lawful structure, with the standard immovable-property lease capped at 30 years, but the land title, building ownership, registration and any renewal promise must be examined for the actual resale. A portal marking a property 'freehold' describes the tenure of the property for an eligible owner; it does not by itself establish that a foreign purchaser can hold the land directly.

Ownership format

This is landed housing, so condominium foreign-quota rules do not apply. A foreign individual generally cannot hold the underlying land freehold in their own name except under narrow statutory exceptions. A registered land lease of up to 30 years is one practical structure; building ownership, the land title and any renewal terms must be checked for the specific resale. A portal's 'freehold' label does not override the foreign-land rules.
